Some Pics I took two days ago of the construction site. The excavation pit is already quite deep, looks like the foundations are pretty much fully U/C. Didn't realize how close this tower was going to be to the Grand Central Station and the Chrysler Building.

not quite yet, they're working on the perimeter walls of the site. The building isn't rising (to my knowledge, at least)

Germantower might be referring to either of of the two sites directly north of One Vanderbilt...



1) 335 Madison, a 1984 Milstein property that could have somewhere around 2.5 million square feet of development rights (almost a million more than One Vanderbilt) when all is said and done. Given that Millstein is purportedly interested in a hotel/condo component, this could be stretched really tall -- in fact, if NYC is going to see a megatall go under construction before 2030, this is the site I'd put money on.

The 341 Madison site has the same square feet of development that this tower has, but because the yale club and 52 Van are being landmarked, this tower would only occupy half of this ones plot size, which would result in a very very very gigantic tower.

I seriously hope the Roosevelt Hotel gets landmarked too, this would save a beutiful building and push developers to go taller and taller.

I really smell the potential for two megatalls north of this tower. Let alone what else is about to come when the rezoning totally hits this part of town.

Ah thanks for the clarification on 52, I didn't realize it was getting landmarked. That should result in a very slender, very tall tower, indeed.

Between GCT, the Yale Club and 52 Vandy, and 383 Madison, there are going to be a lot of air rights moving around in the corridor and -- after the wider Midtown East re-zoning passes, as it appears it will -- from other areas within the district as well.

I should also note that since the Greater East Midtown Initiative is complete, the chances of 52 Vanderbilt getting landmarked are very, very low at this point. It was considered by LPC but did not materialize in the list of November 22 landmarks. Shame cause it's a beauty.

Those are some great assumptions, I'm so eager to see a megatall structure in New York, if it's in Midtown even better.
