While Bloomberg will get rezoning through before his term ends at the end of this year, the plan as it stands now will not allow any building permits to be filled for a building that will utilize the new zoning until 2017. The reason being the city wants the WTC to fill up, along with the Hudson Yards neighborhood.

That's not likely to change as the city has invested hundreds of millions into the Hudson Yards area, but this building could not possibly be in a better physical location and should have zero issues with tenants.

I think that the buildings on 1 Vanderbilt's site and L&L's Park Ave site are the only ones that will be tenant-free by 2017. Obviously, this excludes hotels that are within the upzone d area, like the lousy Hyatt just east of GCT.

I'm not a fan of the new rendering for 1 Vanderbilt. The design is ok but this site should deserve something spectacular.

I would love it if the design for 1 Vanderbilt would be exactly the same as the 1,700 + ft NYSE tower that Trump was proposing to build several years ago. Such a tower would be perfect bearing the name of Vanderbilt domintating the skyline in the city.

Its a glassy tower that tapers at the top sort of like the shard in London. Anyways would love to see something like that for this site should the re-zoning gets approved.

The renderings looks similar but i prefer the SOM designed NYSE tower better. Anyway hope KPF will not disappoint.

That top design looks absolutely stunning!!! (Even if it does resemble 1WTC a bit)
I don't care how let's just use that design !

i've always liked the proposed NYSE tower. If something similar rises here I wouldn't mind it at all despite it's visual similarity to 1 WTC.

Kpf does amazing work. They delivered knockouts with the scissor towers at the HY.

Ps: this design is not for 51 E 42nd St. That's a site nearby on Madison in the 40s. The perspective is looking south down Madison. 300 and 330 Madison are visible to the south of this site.

Actually according to this article this tower designed by WXY lies just west of grand central station, so that would put it on 42nd street.

KPF does excellent work and definitely created something special in the Hudson Yards. Definitely one of my faves, but the latest initial rendering released by them is kind of uninspiring for such a grand project of Grand Central Station IMO. Hopefully if the rezoning is approved KPF will do a hard reset and give something a little bolder. Something like the NYSE tower perhaps?

Hmm, going slightly off topic, but did anyone see how the zoning district was specifically enlarged in the revision to include the Pfizer building and 801 2nd Ave? That's the largest development sight denoted on the map. I wonder what's going on there.

West of GCT could be anywhere. This is definitely on Madison, and it's north of 330 which is on the northwest corner of 42nd and Madison. Also, it's slightly north of 529 5th. It appears to share the same block as 529 5th. This site appears to be 380 Madison.

I think on page 83 or 84 of their presentation they have the model of their proposed skyscraper placed on vanderbilt ave where 1 vanderbilt site is.

Either way, 380 Mad is a site for a potential supertall. If KPF does have the job for 1 Vanderbilt then 380 Mad would be a perfect alternative to build an obelisk type of skyscraper similar to NYSE tower that never materialized.

I just think the NYSE design would have been fitting for 1 Vanderbilt.

No prob. For the record, i don't like WXY's tower. Its fugly with the plant terraces. lol. I prefer the shard version of SOM designed NYSE tower that i posted a few posts above for this Vanderbilt site.

I believe that tower was proposed about 15 years ago, and then cam 9/11 and it was cancelled out of fears.

Regarding that NYSE tower's location, I really hope that they demolish some of those ugly towers in the future along the waterfront to make room for nicer buildings. Manhattan's tip should not be dominated by some of the most ungainly and disgusting 1960's architecture possible. Lower Manhattan needs to be restored to its classic beauty of tall slim spires.

leave one or two brutalist towers for history's sake

but after we start with 55 water street, we should definitely raze those nondescript monuments to corporate mediocrity further inland, built in the 80's, and disguised under the guise of postmodernism
