It's 1200 to the roof, probably like 1350-1400 spire

BOA is 1200 feet to the spire and 945 to the roof

In any event, Transbay is a not very tall, roughly 950' tower, with an awkward, unoccupied crown perched upon it. No offense to San Fran. It's my third favorite American city after NY and Boston.

No one is obsessed with you bro, I'm just saying you completely shortchanged the transbay tower which is a solid 1070' building just like BOA in NY is a solid 945' building etc.

An enclosed crown is like an extended roof just like this building.

Also who cares if it's "not that tall"? 1070 feet is very tall, obviously not as much in NYC but why do you always have to compare everything to NY?

I could say 1WTC isn't "that tall" next to Shanghai Tower etc.

it can be done way better than that, but this is more or less what I have in mind. the building in question has a truly beautiful facade and it is a shame to loose it. Honestly the hole block looks like it is exactly at the right place, with the right height and right kind of materials there. no one cares about what is inside, since nothing of real worth there. But outside, at least lower part, should reflect on the historic composition and surroundings. It is not like Hudson Yards where there literally nothing to hold on to - just old warehouses that no one is going to miss. Here we have a totally developed, high class, true NYC style architecture with all its historic values and looks. It will be a travesty to loose the wholeness of this picture because of another nameless glass facade with absolutely no distinction whatsoever. Tower itself is not that bad, but IMHO it has to be modified.

better than previous one, but all this glass right across from Grand Central...

I don't get it - there is no stone left in US to make it blend a little more into its historic surrounding.

Too much old stone is also lame. Some nice contrasting glass across from the Station would be a great juxtaposition, imo.

Yeah, this building has a lot more interesting materials and textures than your average glass box. I can't really fault them for going all-glass for the lobbies though. All that light is very welcoming.

Just call it Vanderbilt Place. Especially if there's not going to be a "Two Vanderbilt Place"

When SL Green first revealed the tower initially, they named this project One Vanderbilt Place.

This time around It seems like they changed it & the new official name is now..

One Vanderbilt Avenue

There will be two other sites along Vanderbilt that will be rezoned along with this building. 341 Vanderbilt and the Roosevelt Hotel, the latter actually has more air rights than this tower so it could be taller if developed, so there could be a 2 or 3 Vanderbilt.

Sounds VERY interesting... so this Vanderbilt district can be built out before the rest of the Midtown East Zone is approved as a separately zoned jumpstart for the area? Not necessarily just 1 Vanderbilt Place?

This building is just what this area of Midtown needs, kind of a shame the supertall on the Con ed site never went through, could have really balances out the skyline but I really think this building is beautiful.

Yea. They are calling it the Vanderbilt Corridor from 42nd to 47th street I belive. This corridor will get a jump start. I wonder how much sq footage that Roosevelt Hotel has?? Hmmm. very intriguing.

Anybody know the difference then between Vanderbilt Place and Vanderbilt Ave? It's not like they're renaming the entire street is it? Where exactly is that cool pedestrian alley supposed to run?

Anyway, good news about this mini-rezoning, I hope it goes through. However, I really hope that any redevelopment of the Roosevelt manages to incorporate the historic building into something new, much like Steinway is incorporated into 111 W. 57th or the examples on the previous page. Razing it would be a shame.

Back in 2007 when the hotel was sold, it could build 800,000 sq ft as of right and up to 1.5m sq ft with additional air rights. With the rezoning this could be substantially more than that, 1 Vanderbilt on the other hand has about 1.6 sq ft.
That said I really like the Roosevelt hotel, if they ever redevelop if, I hope to manage to preserve the existing structure as they did with the Hearst tower.

Its 43,000 foot site can be built to 800,000 feet as-of-right, but attorneys say that special district air rights can be piled on to create a skyscraper that could leap to 1.5 million feet.

1 Vanderbilt will be magnificent.

The 341 Madison assemblage is alright, but I'll trade it for another 1,200+ footer.

I will be very sad to see The Roosevelt go. The world doesn't produce structures like that anymore. That said, I would still trade it for another 1,200+ footer.
