An press-announcement by the Senate, Major Olaf Scholz and Chief Planning Director Joern Walter was just released, which will affect further projects in Hamburg.

The current housing programm is not enough anymore and will be doubled. For all further planing - not matter if inner city or outskirts, the high dense wilhelminien Style quarters like Ottensen, Hoheluft or St.georg will be if possible the preffered pattern for masterplaning.

We got a winner for the Masterplaning! Its NL-Architects from Amsterdam


Investor: Bayrische Hausbau

Fact to know: Public Planned alogside with citizens of Hamburg - in Particual St.Pauli, whoever wanted to contribute.

Usage: (shitload of, so its a longer list
  • 250 Flats (60% Social Housing, no condominiums allowed),
  • 9 stories Hoteltower
  • 11.500 qm commercial area for bars, pubs and sex-shops
  • Return of the Molotov (A left-wing music-bar),
  • Extention of the Panaoptikum (wax museum),
  • creation of a St.Pauli Museum,
  • integration of a Quarter-Canteen
  • skatebord track on Floor 5
  • Roof-Café
  • Public sauna
  • climbing wall
  • roof-garden
  • urban-farming
  • basketball-court
  • children's playground
Status: competition for masterplaning is over. Victory for NL-Architects

Nowadays the problem with brick facades is that prefabricates often look cheap and somewhat fake. So whether this one will turn nice or not depends heavily on the quality of used materials.

Most such facades turn out pretty good in Hamburg. Genuine brickwork is still performed in the city.
It's a Hanseatic tradition that is well kept up.

What's the projected population of Hamburg in the near future? All those residential developments sound like a massive population influx.

not that high like Berlin and Munich. Just 15.000 - 20.000 per Year. The residential projects are because the high dense Hamburgian quarters (densest core in germany) are full and the vacancy-rate is the lowest in germany. So even an average grow is not so easy to handle in Hamburg since the overall statsitic density of the city is probably missleading like no other millioncity in Germany. You must also understand this residential projects as investment into social peace. Classical inspired high urban-quality city-block projects outiside the the dense areas shall create attractive alternatives and lower gentrification pressure. It is a long term idea of re- or new urban city developing instead a common quick and dirty reaction. The real effects of this developments, like an accelerated population grow, will not get visible before the next 5 years.
