BTW, the design everyone is referencing is the former 12 Hotel/Condo that was proposed for the lot by the other Novare buildings.

I always like that design, hopefully this one actually goes vertical....

Did you notice the third photo on that page? That ariel is of straz and riverwalk, not Herman Masey three blocks away. Those are clearly part of the earlier attempt to build there mentioned in the article.

So far as I'm concerned, the people running the Straz shouldn't even have a word in the discussion, unless they can cough up money equal to what this project would bring in.

What makes you think the Straz people aren't in favor of this proposal for their own reasons? Perhaps they have not only been involved in the discussions, but were actually one of the driving forces behind it. They know better than anyone that the traffic configuration at their arrival plaza is inconvenient and outdated.

There have also been reports that they're looking at possible expansion in the future. This new development may, in fact, work nicely with their longterm plans. And although the Straz Center is a subsidized non-profit institution, it does also create an annual economic impact of more than $100M for the Tampa Bay community.

Either way, most of us agree that the project would radically change the face of that area for the better. Now if they could only do something about that ugly Poe parking garage...

It's just a concept at this point. height, mass, the facade, expect all of it to change significantly. The developer is just conveying intent. They're really going above and beyond to show any kind of conceptual render and detailed floorplates at this stage. They could have easily just pointed to pics of other designs as an indication of the direction they would take.

By looking at it, looks like it will not be so glass-dominated like Skypoint & Element. The exterior will have more concrete. I like it, especially the location. A restaurant would do very well there.

I'm glad this was proposed!.. ties in with that whole area very nicely.. great 35 story tower right at the entrance to downtown off the I4 ramp..will provide alot of more foot traffic in that new "arts district" section that they are trying to work on..as well as adds more retail/restaurant to the waterfront area. Between this, the other proposed arts and crafts museum's restaurant and a bit further down the water works seafood concept seems like some good places to bring out the people to the area.

A shame the hotel planned at Kennedy and Ashley will be almost uselessly small, and will be stuck using the crappy existing siting.

I don't understand why Straz would have a problem with this being built, besides having to most likely re-do their main entrance/valet service area (which in the long term will be beneficial to them), they have everything to gain from this. 350 homes literally a stones throw away from your business, ground floor retail which will bring in tons of foot traffic to the area, way more than what the area currently gets now. This would be a win-win for the Straz IMO.

As for the style of the building and the facade, if that's what it turns out to look like, I actually like the design. Something different than the all glass from Element and Skypoint and fits in with the 'arts' district theme.

I like it, but I also hope there is more differentiation between the pedestal and the tower, and it has a decorative top of some sort that lights up at night. If they're gonna do a 'Deco' styled tower, then do it right.

The developers of two high-rise condominiums downtown have proposed a 350-unit riverfront project on city-owned land near the Straz Center.

The proposal by the developers of the existing Skypoint and Element towers would require reconfiguring the streets near the Straz performing arts center and making way for the elevated walkway between the theater and the city's Poe parking garage.

"In order to accommodate the project and make it work, several things are going to have to change over there," said Greg Minder, president of the InTown Group. He's working with Phillip Smith of the Framework Group on the proposal.

The developers proposed a 35-story high rise — three stories taller than their 361-foot-tall Skypoint condo project — in response to Mayor Bob Buckhorn's request this summer for ways to use a city-owned wedge of land at Cass and Tyler streets. The site is on the east side of the Hillsborough River, behind the John F. Germany Public Library annex.

Buckhorn received no other responses to his request and said he won't send it again.

Minder and Smith have proposed an $88 million building that would combine office space on its lower floors with residential space above. It would include offices for leasing to the Straz and some parking for the performing arts center among its 600 spaces.

The developers have offered to buy the land from the city for $4 million. They're moving toward a fall 2014 opening if everything goes as planned.

Buckhorn, who was in Baltimore on Tuesday with the Greater Tampa Chamber of Commerce, said the project is in its earliest stages and there's no rush.

"What they put in the proposal is not binding on us at all," Buckhorn said. "They have a viable project. We just need to see if we can make the details work. We don't want to do it wrong."

Minder said the time is ripe for another high-rise residential project despite the soft housing market.

"Most of the infill market is pretty tight," Minder said. "We think it's a very good time."

Earlier this year, the Census Bureau ranked Tampa among the fastest-growing cities in the country. The city added 10,000 new residents in 2011, according to census estimates.

With Skypoint and Element all but sold out and more residential property under construction in Channelside, the urban heart of Tampa has become a magnet for new residents.

In their proposal, the developers note the project would put 500 more full-time residents within steps of the city's Riverwalk, Curtis Hixon Waterfront Park and cultural centers.

As envisioned, Minder and Smith's project would cover more than the wedge of land the city has offered up.

Initial designs show the building's footprint overlapping with the Straz's main entrance.

"We have continuous dialogue with the city over how things would work and how things would be realigned," Minder said. "We haven't resolved anything yet."

Although the project would offer the Straz much-needed office and parking space, it needs the Straz's support if it's going to succeed, Buckhorn said.

"Whatever goes on this site would need to be compatible with the performing arts center," Buckhorn said.

Lorrin Shepard, the Straz's chief operating officer, declined to discuss the proposal.

"It's premature to discuss this now," Shepard said in a written statement. "We have no more details."

Reconfiguring the junction of Tyler and Cass streets into a grid pattern would slow traffic on Tyler, improving the experience of visitors to the arts center, the developers say.

But that's just one of several hurdles the project faces.

"I would rather take my time than do it wrong," Buckhorn said.

All things considered, they're not sinking a ton of cash into it which doesn't preclude something better later. Not like they're knocking it down to make another shitty low-rise. They're spending "up to" $7m for 120 rooms, so $58k a room. Adding in the property cost they're at $75k a room. Cheap cheap.

It would be nice if some of these taller projects starting adding outside deck areas on the upper levels. We have great weather for it and don't seem to take advantage of that. Even if it's only for the residents, I'm sure it would be a great selling feature.

That would be nice, especially in this building. And it doesn't have to be too high up. Third floor would work. Good view of river & Cass bridge.
