The Brooklyner's reign as Brooklyn's tallest residential building was nice while it lasted. But next year ground will break on two new buildings vying for the Borough's Tallest title. The Journal reviews the contenders: 388 Bridge Street, which just got a much-needed loan and will break ground early in 2012, and Avalon Willoughby West, which expects to begin construction later next year. The 388 Bridge project, at 590 feet, will contain 234 rentals on the lower floors and 144 condos on the upper floors (a format that's all the rage these days). The Avalon project is expected to be—ruh-roh—596 feet tall, with 861 rental units. According to the renderings we've got on file, both towers were designed by SLCE, so it seems the firm's the real winner here.

Foundation Finally In At 388 Bridge St.

^First of several, hopefully. Across the street is supposed to be 6 feet higher, the Hub and phase 3 of Citypoint even higher.

I have a pretty good vantage point of this one from my bedroom. First basement floor has been prepped. The narrow portion that extends to Lawrence street is mostly excavated and the walls are mostly poured.

I'll take some picks tomorrow morning if I remember.

388 Bridge Street is making rapid progress, and the residential tower—Brooklyn's future tallest, at 590 feet—is well over halfway to topping-out. The skyscraper will take the borough's 'tallest' title from The Brooklyner. Aesthetics are large, simple, and mass-market; it's an inoffensive glass box, and more buildings like 388 Bridge would help ease New York's housing affordability issues.

Blank concrete rises along 388 Bridge's lot-line walls, but at least the concrete ends mid-way up the tower. So far, the project's overall look bears a slight semblance to Long Island City's One Court Square, though 388 Bridge is much less monolithic and much more attractive.

Construction is also about to begin on the Avalon Willoughby West, which is set to surpass 388 Bridge Street by six feet. Demolition of the site's former buildings is almost finished, which means the 596-foot tower should be going vertical by the end of 2013.

When taken together, 388 Bridge and the Avalon Willoughby will have a dramatic impact on both the street-scape and the skyline of Downtown Brooklyn. The influx of residents will go a long ways towards transforming 'DoBro' into a 24-hour neighborhood, and changing the formerly sterile office district into a thriving and vibrant community—these two towers alone will deliver 1200 new units.''

This building oddly doesn't look very tall at all. I haven't gotten a chance to see it in person though...
