Rentals In Brooklyn's New Tallest Tower Start At $2,540/Month

Since the teaser site for 388 Bridge Street launched in October, we've been wishing and hoping and praying that the units in Brooklyn's new tallest tower (but not for long) would hit the market, and like a pre-Christmas miracle, they have. Reps send word that leasing for the building's 234 rentals starts today, and the units will be ready for occupancy by February 2014. No listings are currently live on the building's website or StreetEasy, so no photos or floorplans yet, but rents will range from $2,540 per month for a lower level studio to $6,290 per month for higher two-bedrooms. DNAinfo got a peek at the model unit, which showcases the stellar views the higher floors will have.

Floors 7 to 31 hold the rentals, while the higher floors—it's 53 stories—will have 144 condos, but it's unclear when they will be listed. The rentals vary in size from 490-square-feet to 1,166-square-feet, and they have 9-foot ceilings, floor-to-ceilling windows, 3-inch white oak plank floors, and kitchens with stainless steel GE appliances, quartz countertops, and grey cabinetry.

All residents have access to the 4,950-square-foot rooftop terrace (with grilling areas), plus a 2,862-square-foot amenity space on the fifth floor, which has a lounge, party room with a kitchen, playroom, screening room, and a fitness center. The building also has a doorman, 24-hour concierge, a live-in super, pet spa, bike storage, laundry room, and attended on-site parking. Other bells and whistles include elevators that rise 1,000-feet per minute—supposedly the fastest in the borough—and an illuminated rooftop crown that will be powered by two wind turbines.

The first through fourth floors of the building will have 10,500-square-feet of retail and a two-story, 13,376-square-foot Manhattan Athletic Club. The building was developed by the Stahl Organization, and Halstead Property Development Marketing is in charge of leasing. Twenty percent of the units will be affordable, and the building started taking applications for those units back in August.

Reps said they "believe the leasing process here will be swift," and we most certainly agree.

Stahl's tower was designed to be all-condo, with higher ceilings – including 11-foot ceilings in its penthouses – an upscale gym from Park Avenue called the Manhattan Athletic Club and a “luxury lobby,” he said.

The building has up to 50,000 square feet of retail space, and some big-box tenants have taken a look, said Diana Boutross of Winick Realty Group, who is doing the marketing. Other prospects that have shown interest are “food uses” large and small, such as restaurants and markets, plus health industry tenants and private schools. Asking rents are $100 per square foot on the ground floor, $50 on the second floor and $30 on the third and fourth floors, she said.
