Robinsons Land purchases P2.85-b properties

Robinsons Land Corp., the property unit of retail and airline tycoon John Gokongwei, has acquired P2.85 billion worth of new properties for future development.

Robinsons Land said in a filing with the Philippine Stock Exchange it used a portion of the proceeds from its recent P13-billion stock rights offering to purchase the properties.

The properties acquired for landbank are in Quezon City, Ortigas, Pasig, Malabon, Roxas City, Calbayog City in Samar, and Santiago in Isabela.

The company said it also spent P1.26 billion for the construction of residential projects, P422 million for office buildings and P1 billion for various shopping mall developments.

The company so far has spent P8.1 billion from the P13 billion in fresh capital raised during the stock rights offering.
Robinsons Land president Frederick Go earlier said that the company would spend P30 billion in capital expenditures from 2011 to 2012, mainly to acquire new properties and put up new shopping malls, hotels, office buildings and residential condominiums.

The company earmarked P11 billion for land acquisition for mixed-use development. He said Robinsons Land would acquire most of the properties in Metro Manila.

The property firm raised P13 billion from a stock rights offering in May by offering an additional 1.3 billion shares to existing stockholders.
Robinsons Land’s nine-month net income ending in June this year rose 18 percent to P3 billion from year-ago level. Combined real estate and hotel revenues climbed 17 percent to P9.26 billion against last year’s P8 billion.
Share price of Robinsons Land on Monday gained P0.14 to close at P12.14.


Santiago City: In the commercial hub of Cagayan Valley

Santiago City in Isabela, “the Queen’s Province,” lies at the crossroads of the Cagayan Valley (Region 2). From Santiago, you can make your way to any part of the region, be it adjacent Quirino, Cagayan or Kalinga and Apayao.

For this reason, the city is known as the commercial hub of the Cagayan Valley.

“There are about 3,000 establishments here, most of them trading companies,” says lawyer Earnest A. Soberano, local economic and investments promotion officer.

“Last year,” he added, “we were able to collect P65 million from the 3,000 establishments.”

The budget for 2012 is P860 million.

The issuance of business permits has also been streamlined, in keeping with a mandate from the Aquino Administration. The process used to take several days, was expensive, and entailed many requirements.

“We have done away with that,” according to Soberano. “You can finish your transaction, that is, get your permit, in 25 minutes. But, based on actual experience, it’s even less than that.”

In terms of cleared checks at the clearinghouse, the volume of transactions in the city is “among the top five in the country,” the city executive shares. “Mas malakas (stronger) ang volume ditto, wholesale. The traders unload their goods here and then distribute these all over the region.”

The preferred areas of investment include:

1.) Labor-generating enterprises and manpower services;

2.) Enterprises to be established in the less developed areas of the city;

3.) Pioneering enterprises;

4.) Agricultural and aquamarine business activities;

5._ Tourism-oriented enterprises and facilities.

Major car dealers like Toyota, Mitsubishi, Nissan, Hyundai and the Chinese brands have established a presence here; and Ford Mazda is about to join the club.

There are close to 30 banks, national as well as rural; and the major banks like Metrobank, BPI and BDO have two branches.

A Robinson’s mall is set to open here, while the SM-controlled Save More market is under construction. The investments officer quoted a Robinson’s official as saying that “when we come in you can be sure the SM group will follow suit,” or something to that effect.

Places to stay in Santiago include hotels with swimming pools like Gatioan, Wilmer’s, Spring Garden, Aaron and budget hotels like the old Greenview and the new Grace Hill Econosuites.

Up and coming is the resort hotel Charina, named after its owner who started as a caterer, then set up a function hall, and now has a hotel of her own with a swimming pool.

“Even if we don’t have a seaport or an airport (the latter are in Tuguegarao City in Cagayan and in Cauayan City),” Soberano concludes, “the city is a good investment area because of the geographical location.”

RLC to build Robinsons Galleria Cebu, its biggest outside Metro Manila

Manila, Philippines - Robinsons Land Corporation is breaking ground this July 26 on the site of what will be its 38th and biggest mall outside of Metro Manila in the North Reclamation area of Cebu City, where the Gokongwei business empire first took root and flourished.

Robinsons Land Corporation (RLC) is ramping up investments in Cebu, which is experiencing robust economic growth, a vibrant retail industry and a booming tourism sector”, said RLC president Frederick D. Go.
Robinsons Galleria Cebu will be a mixed-use development which will include the first Cebu branch of gohotel.ph as well as office spaces for business process outsourcing firms.

The seven story commercial building will rise on a 4.6 hectare lot along General Maxilom Avenue, Cebu City and will have a gross floor area of about 156,000 square meters (sqm).

The hotel will have 153 rooms, the BPO offices will occupy three floors with over 9,000 sqm of leasable space, while the mall will have a gross leasable area of 56,000 sqm spread on four levels.

Robinsons Galleria Cebu’s anchor tenants will include Robinsons Department Store, Robinsons Supermarket, True Value, Robinsons Appliances, Saizen, and Toys R’ Us. It will also have six cinemas, including two 3D theaters, with a total seating capacity of 1,800. The mall will have about 300 tenants offering a mix of international brands and popular local brands. Tenants will also include homegrown Cebuano retail shops, restaurants, amusement centers and new entertainment attractions.

Robinsons Galleria Cebu is seen to attract shoppers and tourists from nearby government offices, consulates, churches, hotels, shipping terminals, schools including the University of San Carlos and University of Visayas, and popular tourist destinations such as Magellan’ Cross and three museums.

The mall is slated for completion and opening in 2014. It will come after RLC opens five Robinsons Place malls in Butuan, Roxas City, Malolos, Malabon and Santiago, Isabela.

Go said the masterplan for the Gen. Maxilom property also includes the construction of high-rise residential condominiums which will benefit from the proximity of the mall and BPO offices.

Robinsons Land also owns and operates various properties in Cebu which cuts across RLC’s various business units.
Robinsons Galleria-Cebu will be RLC’s third mall in Cebu after Robinsons Fuente, and Robinsons Cybergate Cebu, which is a mixed use mall and office development also in the Fuente Osmeña area.

Robinsons Land currently operates the newly renovated and improved Summit Circle Hotel in Fuente Osmeña Circle. The Group will soon have three hotels in Cebu, including the Summit Shores Resort hotel which will be part of the upscale Amisa residential development on Mactan Island.

The firm is also building the Azalea Residences, a residential development in Gorordo Avenue. Other RLC residential properties are Blue Coast and Aspen Heights which are under the Robinsons Communities and Robinsons Homes brands, respectively.



Robinsons launches mall, mixed use complex in Cebu

A third Robinsons mall in Cebu officially broke ground at a 4.6 hectare lot along General Maxilom Avenue in Cebu City yesterday, part of a development worth over P5 billion.

In a press conference, Robinsons Land Corp. president Frederick D. Go said Robinson’s Galleria Cebu will have 300 tenants offering international and local product brands and services.

“We are investing over P5 billion for the development of the whole property which will include a Go Hotel, a BPO (business process outsourcing) building and four residential premium condominium towers,” said Go.

Go said the new project will be the third Robinson mall in Cebu after Robinsons Fuente and Robinsons Cybergate Cebu and the second mall in the country that is issued the “Galleria” brand.

Aside from anchor tenants like Robinsons Department Store, Robinsons Supermarket, True Value, Robinsons Appliances, Saizen and Toys R’ Us, the mall will house six cinemas including two 3D theaters with a total seating capacity of 1,800.

There are currently 31 Robinson malls around the country with the 32nd store opening in the old Magnolia Plant in Quezon City within the year.

The whole complex will have a gross floor area of 156,000 square meters that includes 153-rooms for the hotel, over 9,000 square meters or about three storeys for BPO offices and 56,000 square meters covering four levels of the mall.

“We are very confident of the Cebu market that’s why we are fueling a lot of investments here including all other ongoing developments we have for residential,” said Go.

Including Robinsons Galleria Cebu, the Robinsons group now have five ongoing projects in Cebu including Azalea Place Cebu, Amisa Mactan Cebu Resort Condominium, Blue Coast Residences and Aspen Heights Cebu.

Go said they’re looking into opening the 153-room Go Hotel together with the mall which is structurally integrated together with the BPO offices.

Despite the presence of many malls, he said the market remains wide in Cebu.

He said their company is trying to fill the market demand by building a fully integrated, mixed use complex consisting of residential, hotel accommodation, commercial and office spaces.

“The retail and tourism industries are vibrant along with BPO industry which will fuel investments like Robinsons Galleria Cebu,” Go said.

This year Robinsons Land Corp. opened three malls in Pangasinan, Puerto Princessa and Quezon City.

They also plan to open five more Robinsons Place malls in Butuan, Roxas, Malolos, Malabon and Santiago, Isabela.

Salamat Marcjeff... Ang inaabangan ko ngayon ay ang rendering.... Yung sa inyo ba ilang months from pile driving bago lumabas yung design?

Ibig sabihin, para sa buong Isabela yung Robinsons kaya siguro Rob Isabela ang pangalan. Sana kasing laki din ng Rob Malolos ang Rob Isabela..

Mula sa tapat ng Nissan hangang Rusi motors yung haba nya sa highway. Mga 180 meters ang haba sa highway... Yung loob niya,kita sa Calao bridge yung fence na semento, halos umabot na sa mosque... So maluwang po siya... Nasa 8 hectares nga po siguro...

4 months..Bago lumabas ang render..depende kung nalalte ng release..yung sa amin..feb pa lang may render na..pero June 14 na nairelease into public..

About naming, siguro tinitignan nila yung Market... Konti kasi tao sa Isabela compared sa Bulacan... At marami talagang tao sa central luzon kesa sa northen regions (1,2,3)...

Malaki na sa Isabela para sa akin ang 40,000 gross floor area... Malamang walang covered parking ang Robinsons sa amin, parang sa Lipa at Ilocos...

at most na siguro ang 50,000 gross floor area para sa Rob Isabela since isa palang naman ang Robinsons sa region 2...

sorry pero di yata nila maabot yung September 2013 na opening..
yung sa amin noong Feb pa inumpisahan pero ang target date ay Last Quarter ng 2013 pa..
