Smooth Sailing For 33-Story West Loop Tower at 765 W. Adams

Quote:
2:30 PM, Oct. 11 2012

... Chicago Journal attended last week's community meeting where revised plans were presented for a 33-story highrise proposed at Adams and Halsted. In an unfortunate design change, the tower has been reoriented so that it fronts the Kennedy Expressway rather than Adams Street, as was previously the case. "This design reduces the canyon effect," said a rep. from architect FitzGerald Associates, the same firm behind another prominent West Loop proposal at One South Halsted. Now, instead of a dense tower anchoring the intersection's southeast corner, pedestrians will have a featureless parking podium to contend with. Other changes to the 351-unit rental building include design enhancements to the balconies and the elimination of a health club and grocery store.

At a budget of 100 M, there is apparently no money for a decent render?

Arkadia Tower Work To Begin Soon

Quote:
The City has issued a work permit for foundation and utility construction at 765 W Adams, future site of Arkadia Tower. Observers detected the beginnings of work in late June but this permit arrived on Friday. The recently rebranded Arkadia Tower will climb 33 stories with 350 apartments and 356 parking spaces in a 5-story parking podium

True but the recovery there is nascent. No wildly creative designs like 2006 until things improve much more...

Once the condo market recovers in Chicago the designs will become more interesting. Rentals dont need to be flashy to be profitable, and the rental market is strong in Chicago at the moment.

This baby is under construction. I ate dinner across the street last night and foundation work is in full swing.

I've got a revelation for you, most buildings, especially high-rise buildings are boxes, in Chicago, NYC, San Francisco, Miami, Boston.....

When your urban setting is a relatively strict rectangular street grid (with minor variations in the mix), your best option for maximum sale or rental return value is to follow the grid. Granted, you have buildings like the recently topped-out Hubbard Place which looks ovoid but in actuality is really a parallelogram with an oval shape superimposed in plan, to give it a unique look at the extreme edges of the building.

Developers all over the world care about their bottom-line first and foremost, and how to maximize their return vs their construction cost. The key is creating a facade that either enhances and really makes a rectangular building shine, or like Hubbard Place, create the illusion of a uniquely shaped floor plan while still being able to optimize the building footprint for the best profit margin possible.

The design for this building may not be something special, but it's a still a solid, contemporary design, that more importantly isn't trying to be a faux, colonial, pillared POS high-rise that you would find in Nouveau-riche parts of Shenzhen, Mumbai..or even Houston (bleh). I'll reserve judgement once it's finally topped-out.
