Nice job of integrating the existing building into the design.

This one looks really nice! And also good to see residentials closer to the CBD...

I like the occasional outdoor spaces every few floors. I wonder if they'll be public (amongst the residents), or if they're part of more expensive units.
It seems like, in Toronto, there's a lot of construction/proposal activity in the 200-300m range, but Toronto has no supertalls, existing or otherwise. Is there any reason for this, aside from the obvious economic ones? |

not really. the only reason there are no supertalls is that they are not economically feasible. there aren't any height restrictions in the city, except for the entertainment district where its around 150m. (and there are around 20 130-150m proposals there right now) I wouldn't be surprised if there is a "sOOpertall" proposed for the city in 2012 based on the number of rumors flying around though, and if you count FCPs antennae, it comes in at about 350m.

Don't forget though that in the places with the highest demand and tallest buildings there are often concerns about shadows being cast on public spaces which makes it difficult for buildings to go any higher.
This would affect anything on the north side of the financial district, and have already affected proposals in Yorkville. I believe the height of Four Seasons was reduced because of this. |

Awesome building! I wouldn't mind if it was twice its height though.

I can't see the core expanding much further east as the district abutting it is made up of low rise heritage buildings. The building to the south could be re-developed, but there aren't too many other spots left.

word is that this has reached 60% sales. Expect construction sometime in 2013.

Apparently this sold well and demolition of the existing structure will begin in the Spring.
