Event: We attended a meeting with Dr. Prasert Prasarttong-Osoth, President and

Group CEO of BGH and remain positive toward the hospital group's solid prospects for

the long term. BGH is our top pick in the Thai healthcare service sector, as it is well

positioned with a broad hospital network blanketing the country and we expect it to

deliver the strongest earnings growth at 21% in 2013 vs. the sector average 12%. We

BUY with 2013TP at Bt135/share.

Key takeaways:

Organic revenue growth at 15% p.a. through 2015. BGH expects 2012 revenue

growth at 17% in 2012 or Bt44bn, in line with our estimate. BGH views that it will

be a challenge to maintain this strong momentum through 2015 off an ever

increasing revenue base. However, it expects its broad hospital network and

synergy through patient referrals within the network to provide organic revenue

growth of 15% p.a. or Bt70-75bn in 2015.

Target: 50 hospitals in three years. BGH has a goal of 50 hospitals by 2015 from

29 now. It will add three new hospitals in 1H13 to the two already announced -

Soonthorn Plu Hospital in Rayong, to open in 2Q13, and Bangkok Chiang Mai

Hospital, to open in 2014. These newly announced facilities will be sited in strategic

areas: Phitsanulok (north), Khon Kaen (northeast) and Phnom Penh in Cambodia.


More international patient flow in the future, upper ASEAN is key. BGH sees

itself as able to compete with regional hospitals, e.g. Singapore, since its medical

charges are lower yet its quality of care meets international standards. It also

believes AEC implementation in 2015 will be a plus by bringing in more patients,

particularly from upper ASEAN countries (Myanmar, Laos, Cambodia and Vietnam).

To this end, BGH has already staked out its claim in strategic areas, specifically in

the northeast part adjoining Laos and in the north part adjoining Myanmar and

Cambodia. Currently revenue contribution from international patients is 27% vs.

60percent for direct peer BH, implying room to increase.

Increase workforce to drive top-line growth, but margin stable. To drive

revenue growth in the long term, BGH has to add physicians and nurses, especially

those with specialties. In 2015, it will increase the number of physicians to 13,400

(2,400 full-time and 11,000 part-time) from 9,400 currently (1,700 full-time and

7,700 part-time) and boost the number of nurses to 14,400 from 9,600 currently.

Adding more professionals to its staff and raising compensation for its nursing

staff as well as new investments will make it difficult, BGH says, to expand margin

and it expects net margin to maintain at 13% in 2013.

Interested in smaller platform such clinics to penetrate lower segment. To

make headway into the lower income segment in Thailand, BGH is interested in

engaging in a smaller platform such as clinics. This platform will also be a benefit

in terms of patient referrals to the hospital facilities.

Noble budgets Bt10 bn for 4 projects

Noble Development has budgeted nearly Bt10 billion for four residential projects next year, including the Noble Ploenchit luxury development worth Bt15 billion.


"Our capital-expenditure budget will come from our cash flow, project loans from the bank and the issuance of debentures worth Bt1.5 billion in the third quarter of 2013," Kitti Thanakitamnuay, chairman and chief executive officer, said yesterday.

Noble Ploenchit's environmental impact assessment has already been approved and construction will commence next year.

The three other residential projects are valued at Bt7 billion, but about Bt4 billion from the capex budget will be spent on constructing the infrastructure and improvements.

About Bt2 billion from the budget will be used to buy land to develop projects in 2014.

The company aims to boost its presales to Bt7 billion next year, but its revenue will be nearly the same as this year because most of the new residential projects are condominiums that take two to three years to generate revenue. Revenue this year is pegged at Bt2.7 billion.

Presales in the first nine months reached nearly Bt2 billion, on track to achieve the target of Bt3 billion for the full year.

Noble earned Bt92.52 million on revenue of Bt1.32 billion in the first nine months.

The company has enough cash to develop all of its new residential projects by controlling its debt-to-equity ratio at no more than 2.2 times. Currently, its D/E ratio is 1.3, giving it room to take out a project loan from the bank.

The company held the news conference yesterday after its managing director Thongchai Busaraphan resigned last month.

Kitti said he would take over Thongchai's work. No new managing director will be appointed. Noble Development will continue to market aggressively and develop condo projects according to its business plan.

"Our strategy will focus on high-rise residences in central business districts rather than low-rises," he said.

The three new condo projects worth Bt7 billion will be in the Bangkok business districts of Ratchadaphisek, Thong Lor and Sukhumvit, with a focus on the middle-to-upper-income market.

The company has a Bt12-billion backlog of units that have been sold but are awaiting construction to be completed so that they can be delivered to customers over 2013-16, of which Bt2.2 billion worth will be transferred in the first year.

The company also has finished inventory worth Bt12 billion that will generate income over 2013-16.

Noble is now studying expanding upcountry, especially to provinces close to neighbouring countries such as Udon Thani, Khon Kaen and Ubon Ratchathani, to serve expected demand for housing when the Asean Economic Community goes into effect in 2015, Kitti said.

Ocean draws up B5bn condo aimed at Khon Kaen students

Ocean Property Co Ltd, a subsidiary of the Ocean Group, plans to develop a 5-billion-baht condominium project in Khon Kaen to cash in on strong demand upcountry.

Managing director Teeravat Pipatdhitakul said demand is largely from students at Khon Kaen University (KKU), followed by lecturers and staff.

The Northeast's largest university has 50,000 students, 2,000 lecturers and 3,000 staff. Its dormitories can accommodate only 30% of students.

The Dormitory and Apartment Corporation Khon Kaen Club said 24,000 apartment units are situated near KKU.

Most are sized from 24-26 square metres with rents of less than 5,000 baht a month.

But the largest market is for rooms costing 3,500 baht a month located farther away.

Opposite KKU, Ocean Property has a 39.5-rai plot where it plans to develop mixed-use projects over the next six years including five phases of a condo project, each worth 1 billion baht on 20 rai.

The remaining plot will be developed for a community mall and budget hotel.

The company will launch the first phase of the project by next year's third quarter, but the number of units is not yet finalised.

Unit sizes will start at 26 sq m, with prices starting from 900,000 baht.

Mr Teeravat said the company will also look at developing condos in Lak Muang and Bung Kaen Nakhon in the province.

"We have many plots of land on hand and will see which have potential for property development. But we don't rush, as we're a non-listed firm," said Mr Teeravat, who joined the company three months ago.

Ocean Property targets revenue of 1 billion baht next year, double the figure for each year from 2008-12.

Of next year's target, 40% will be from residential sales, up from 30% this year, and the rest from rental revenue.

It has two projects with units for sale.

They are 100 units worth a combined 1.6 billion baht at the 268-unit Ocean Portofino Condominium in Pattaya's Jomtien Beach and 29 units worth 300 million baht at the 48-unit O2Hip in Bangkok's Phloenchit Road area.

Its rental properties include Ocean Tower 1 and 2, office buildings in Bangkok's Asok area with an occupancy rate of 96%; the Ocean Marina Yacht Club with 50 hotel rooms in Pattaya; and Asara Villa & Suite with 96 pool villas in Hua Hin with occupancy of 35%.

The developer plans to spend 40 million baht to build 1,000 sq m of shops and a 2,000-sq-m floating restaurant at Ocean Marina, which will be completed next year.

It will not acquire new land but rather develop its existing plots nationwide.

The company plans to develop a 200-room hotel on 60 rai in Pattaya.

It also has a 206-rai plot in Phuket's Muang district, a 400-rai plot on Thanarat Road in Khao Yai, a 16-rai plot on Rama III Road in Bangkok and a 19-rai plot on Bangkok's Rat Burana Road.

Zenith eyes Houze in Khon Kaen


Zenith Asset, a developer in Khon Kaen, has announced a 1.2-billion-baht condominium project to cash in on strong demand for high-rise units in the province.

President Pongsak Saliddeechaigool specified several factors aiding condo developers in Khon Kaen these days, especially an improving economy that has boosted household income and purchasing power.

Current land prices have increased sharply every year, making it difficult to own a single house or a townhouse in downtown Khon Kaen.

"New low-rise development needs to be located far from the city. Otherwise, a condo unit is an alternative," Mr Pongsak said yesterday in Bangkok.

Prime locations in Khon Kaen where condos have launched in the past few years include Sri Chan Road _ the central business district _ and nearby areas. Units in these neighbourhoods are priced at 70,000 baht per square metre.

Other areas include Bueng Kaen Nakhon (60,000-70,000 baht per sq m), Khon Kaen University (50,000 baht) and Mittraphap Road (less than 50,000 baht).

About 30 condo projects are under construction or have applied for a permit in the province, totalling 8,000 units, and half of this supply has sold.

For his project, Mr Pongsak last year spent 150 million baht to buy a 10-rai plot on Sri Chan Road. Two rai of the site will be used for a 37-storey condominium, The Houze, with 414 units of various sizes starting at 28 sq m.

Construction will begin by mid-year and is expected to be complete by mid-2015. Sales will begin this month.

Zenith will also set aside 150 million baht to develop a shopping mall called The Hugs, with total retail space of 4,000 sq m on four rai.

Mr Pongsak, 64 years old, founded his property business in 1991 with land allocation projects in Khon Kaen before developing townhouse projects the next year.

He set up VIP Grand Co Ltd in 2005 to develop more low-rise projects. The company has five projects on hand worth 200-300 million baht each.
