Another High Rise mixed use development along the ORR has been launched, currently in site prep mode, will get some pictures soon !

RREEF Alternative Investments (RREEF), the global alternative investment management business of Deutsche Bank, advised by RREEF India Advisors Private Limited, today announced the acquisition of a 60% equity stake in a joint venture with NCC Urban Infrastructure Limited to develop a US$400 million (Rs.16 billion) mixed use project in the rapidly emerging IT/ITeS zone in western Hyderabad.



Kishore Gotety, Country Head of RREEF India Advisors Private Limited, said, �We are very excited that RREEF is partnering with NCC Urban, an experienced market player. This is a strategic development opportunity and in RREEF�s view, Hyderabad is a very attractive real estate destination in India.�



Hyderabad has evolved from primarily a research and development hub into an emerging IT/ITeS location, as well as a biotechnology hub. Many foreign companies have set up operations in the so-called Hitec City and Cyberabad region of the city. As a result, the local real estate industry has grown with new campuses and modern IT parks being developed.



�We also believe there are some interesting infrastructure investing opportunities in the region, with authorities being extremely proactive in developing the city�s infrastructure, including the new international airport, Mass Rapid Transport System and Outer Ring Road projects,� added Gotety.



The 31 acre greenfield site is located at the Narsingi junction, adjacent to Phase 1 of the Outer Ring Road connecting the IT zones of Madhapur and Gachibowli to the New International Airport at Shamshabad. Currently in its final planning phase, the project is expected to comprise over 5 million square feet of office, residential, retail and hospitality space. Subject to development approval, the joint venture plans to develop the site in two stages over 5 years.



According to the joint venture partners, the project is extremely well located in an area that is expected to witness significant development activity due to its proximity to the New International Airport and Hitec City; superior infrastructure; and connectivity to other parts of the city. The site is well suited to mixed use development with the area fronting the Outer Ring Road providing high visibility for commercial tenants, and the rear part of the site affording privacy for residences.

We hope to develop a long-term relationship with RREEF, both in the real estate and infrastructure spaces. We see this project as one of the landmark destinations in Hyderabad and the beginning of a deeper relationship with RREEF � one of the largest players globally in this field,� said N.R. Alluri, Managing Director of NCC Urban Infrastructure. NCC Urban is a subsidiary of Nagarjuna Constructions, one of India�s leading infrastructure and construction companies.


NCC Urban Infrastructure will be the project and development manager and has dedicated a separate team to manage the project. In addition to investment equity, RREEF brings to the joint venture its global research capabilities, strong business and investment management skills, strong asset and building management skills, and best practice for project reporting, accounting and financial controlling skills

Kiraak Location!!! Thats the simplest way to describe the project.

I did not know that site prep was going on.

I just hope that they did not convert this into a residential only project.

Was passing through Narsingi last week, the land has been completely leveled. Didn't know there was a project of this scale planned at this site or else I would have clicked some snaps, nevertheless shall get some updates soon.

Levelled recently? I had seen these renders on Team 01's site before but I thought they'd take some more time to launch the project.

Looked like a recent development, this link mentions that work was supposed to be commenced by March 2012, that news was from 2011, but last updated in march it says no work commenced yet, so could be a recent development.

There is another update on the same site in May which says that work is going to commence in August 2012. How many people would pay 10 rupees for that information??

Oh I missed out on the first page. And LOL yeah, I didn't even bother clicking on it for more info as soon as I read that, not sure how safe the site handles online transactions, even if its 10Rs.

Nice shots Kailash!
The site looks huge from the last pic considering the barricaded portion. Nice that construction work has started by NCC

ICICI towers, Mantri Celestia are clearly visible in a distance. Financial District deserves high rises > 50+ floors to ascend the skyline.

Yeah it is massive indeed. And agree with you, Financial District is begging for a taller skyline, deserves a 200m+ tower !

Nope, It is not yet launched officially, perhaps you ought to wait for a few months now for more info about specifications and prices.

Thank for the update. we are interested in this project.. I heard some brokers (Outside of NCC) are selling this residential apartments for $2500 psf. Is it worth the price with all the difficulties Hyderabad is going through now.
