Go-ahead for Urbanest 1,100 bed London student scheme


Student accommodation specialist Urbanest has won planning approval for a £50m student flat-led mixed-use scheme next to Westminister Bridge in London.

The London Borough of Lambeth approved the change of use from previous proposals for offices to student acommodation last night.

Designed by award-winning architects AHMM, the scheme will deliver 1,093 student bedrooms, a 65,000 sq ft school and 4,000 sq ft of flexible, affordable work space for small local and start-up companies – alongside a gym and swimming pool.





The site is located on Westminster Bridge Road next to County Hall, walking distance from Waterloo Station and the South Bank, with views across the river to the Houses of Parliament.

Several student room types spanning a range of price points will be coupled with tailor-made communal study areas and a one-off common room with views, from the top floor, of Parliament, The River Thames and the London Eye.

Urbanest has also teamed up with educational provider Alpha Plus Group who will establish and operate the school, which will have the capacity for up to 700 pupils.

Johnny Manns, MD at urbanest said: “The mix of student residential, business, education and leisure uses all on one site will provide a welcome boost to the local economy and deliver an important element of the wider regeneration of the Waterloo area.

“Globally, London is one of the major centres for educational excellence and we are sure that urbanest can complement the educational experience with an unrivalled living experience for students in the capital.’

I agree with EH compared to the old scheme this is a bit ridiculous. Until they tear down St Thomas's 60's extension their argument's about not fitting in is bit rich.

I don't mind the shape, but it would be better if the windows weren't so narrow.

What an enormous lump. What is happening to British architecture? It looks, and maybe it will become, a white elephant. It manages to make the adjacent hotel look virtually appealingly quaint and appears to even overwhelm Saint Thomas’s cuboid Nightingale block. The earlier proposal for this site was much better and far less intrusive as I recall. I suppose it’s positive side is that it would replace an existing concrete slum and bring some young life to this rather soulless area. It doesn’t surprise me that EH have voiced some disapproval but their arguments hardy hold weight considering the immediate vicinity.

Twin towers plan submitted for Isle of Dogs

The Ballymore Group has submitted plans for two residential towers on the edge of the Canary Wharf estate in London Docklands.



The Arrowhead Quay residential development will consist of two towers of 55 and 50 storeys and contain a total of nearly 800 apartments with shops on the ground floor.

The new plans boast a sky garden accessible to all residents and 42 affordable homes.

Drawn up by Ballymore’s subsidiary Arrowquay Commercial, the latest 175m high scheme replaces previous permission for a 26-storey and 16-storey office development.



The developer completed the partial construction of the earlier proposed basement structure but ditched the 525,000sq ft office plan when marketing of the project failed to attract interest from tenants.

A consultation period began last week and will run until February 18.

The Isle of Dogs must, by now, have one of the highest densities of proposed skyscrapers on the continent. Irrespective of what is actually built there, Canary Wharf deserves the award for the most substantial imaginary skyline.

London 38-storey City Road resi tower approved

Developer Rocket Investments has gained detailed planning for a landmark residential tower near Old Street roundabout in London.

It will be the fourth major high-rise residential building planned or under construction on City Road, which is undergoing a mini construction boom around the newly-dubbed Silicon Roundabout district.

The 145 City Road project will see an old brick office building demolished to make way for a 39-storey apartment block, designed by architect Make.

Make’s striking design takes the form of a wafer of a dozen blades breaking up the tower’s mottled white facade.



Another 10-storey office building will stand next to the residential high-rise, which will accomodate over 300 apartments.

URS are structural engineers and GVA London Wall, the project managers.

Further up Old Street, contractor Ardmore is working on the foundations of a 29-storey residential structure for Groveworld (pictured below).



Opposite that Mount Anvil is excavating foundations for a 36-storey resi tower at 261 City Road, designed by Skidmore, Owings & Merrill Architects.



Mount Anvil is also preparing to restart an unfinished 27-storey concrete-frame eyesore known as Eagle House, which was bought from administrators when developer McCabe Builders collapsed halfway through the job.

This will stand next to Make’s creation, which will be the tallest of the tower blocks at 39 storeys.
