Seaport Site Changes Hands; Will This Tower Soon Rise?

Quote:
Tuesday, September 10, 2013

The South Street Seaport shopping mall Pier 17 is officially on its way to becoming Pier 17 2.0, but it's not the only site to watch on the downtown waterfront. Globe Street reports that at a block-long property at 151-161 Maiden Lane recently sold to Fortis Property Group (of 30 Henry Street, 20 Bayard, and more. The site, which has no height restrictions, can accommodate a 249,242-square-foot mixed-use building with up to 138,468-square-feet of residential development. The seller was Key Development Group, who previously commissioned John Fotiadis Architect PLLC to design a 40-story tower, pictured above, for the site. Fotiadis tells us that they have not yet been contacted by the new owners, but they hope that Fortis will reach out.

I really hope that Fortis sticks with this excellent design. No place for backward steps...

The 30 min interview with Mr. Landau by VIVIAN MARINO
http://www.nytimes.com/2014/01/22/re...ndau.html?_r=1

Mr. Landau, 39, is the chief executive of the Fortis Property Group, a private real estate development and investment company based in Brooklyn that focuses mainly on office and residential properties. The company is involved in several multifamily projects in the New York area, including condominium buildings in North Williamsburg and Brooklyn Heights. (Read full interview in link)

And we’ve got another large project in downtown Manhattan, on Maiden Lane, which is a 250,000-square-foot development site. We bought it a few months ago. It’s a residential tower with an adjacent hotel.

The residential tower is waterfront; and it's going to be 52 stories or so and have about 95 units. We’re just going to build the residential tower and we’re selling off the hotel site. I think we could probably project between $2,000 and $3,000 a square foot. We hope to sell by early next summer. We’ll start construction in the next four or five months.

Interesting. I hope they keep the present design and upsize it rather than do a taller box.

Looks like a twisty tower is heading down there. They seem to be in vogue these days.

Fortis Property Group Confirms 50-Story Tower For Seaport

Quote:
Seaport residents are busy fighting Howard Hughes' plans to build a tower on the waterfront, but another developer has confirmed his plans to build a different 50-story tower in the neighborhood. In an interview this week with the Times (h/t Buzz Buzz Home), Jonathan Landau, chief executive of the Fortis Property Group, made clear that they are definitely going to erect a tower on the Maiden Lane site they bought in September. From the Times:

Quote:

So... this is a different, addition twisty tower than the one currently proposed at 92 Fulton? (Pictured Below)

I can't say I love that trend.

It's pretty slick! love how they did the balconies. The old design is nice too and fits the massive towers nearby a little better but this will be very interesting & will be looking forward to see this rise soon.

I'm confused about this project... wasn't there supposed to be a supertall on this site? or is that next to this or something?

If this design would be 1000 feet, it will be incredibly slender. With the balconies it can appear to twist maybe 360 degrees.

Fortis’ 151 Maiden Lane tower to have 95 units

151-161 Maiden Lane and Jonathan Landau

Quote:
Not long after acquiring a site along Maiden Lane in Lower Manhattan, Fortis Property Group revealed its new residential tower project will be 52 stories tall and hold 95 units, according to the firm’s chief executive Jonathan Landau.

The developer paid $64 million in August for the two-parcel waterfront site, at 151-161 Maiden Lane, which offers nearly 250,000 square feet of buildable space, as The Real Deal reported. It is not clear if the building will hold rentals or condominiums.

Landau said he expects units will ask between $2,000 and $3,000 per square foot. Construction is slated to begin by May or June, he told the New York Times.

That supertall nearby would be 80th South Street! I think just around the corner from this one.

Construction slated to begin in May or June for 151 Maiden & supposedly 80 South street to start this year?? I hope so anyway. Things are looking up for this part of town for sure.

The first permits are up for a 51-story residential tower at 39 Fletcher Street, which is wedged between South Street Seaport and The Financial District. The site traded hands last September, when Fortis Property Group — which is developing — acquired the lot for $64 million. Goldstein Hill & West is the architect of record.

Plans for 39 Fletcher Street appear to have undergone a shift, as the tower has apparently gained height; renderings for a previous version had been floating around for quite some time, though that concept would seem to be dead. The latest iteration will span 140,041 square feet, with the entirety of the structure split between 74 residences and associated amenities. Fortis’ website has a glimpse of what would seem to be the current design.

Floors 5 through 10 will have four units each, while 11 through 24 will have two residences apiece; an outdoor pool will be located above mechanicals on 26, and from 27 to 51, residences will be full-floor. The building is clearly going to be geared towards luxury buyers, though the average floor-plan will measure approximately 1,800 square feet, which is on the smaller side for ultra high-end buildings.

39 Fletcher Street has additional addresses at and 77 South Street, so the development’s ultimate moniker may end up changing. Regardless, the building will be a major improvement over the parking lot currently on-site, and represents another step forward for the neighborhood.

No completion date for 39 Fletcher Street has been announced.
So this will rise 520 ft according to the filing.

Might not be the tallest but damn, it's nice! Just wish the NIMBY pambies who are so upset over the 50 story toward Hughes would like to build besides their new supertall at 80 South Street would just get over their silly phobias because the Fletcher tower is pretty damn close by. Obviously you don't want to ruin the character of the Seaport area but if Hughes can make better arrangements for rebuilding the retail and streetscape surrounding the pier and can offer an architecturally compelling version of the tower causing so much consternation among the NIMBYs, why not? Can't say it's out of place if you have this 51 story tower nearby at 520 ft... keep it to three towers for this particular neighborhood I don't think its so ruinous to the traditions of the pier. It should be predicated though that Hughes does the job right with renovation of the pier it promises, not make it merely a glorified mall.
