Vision: ‘Conformal Tectonics’ Seaport Tower
http://newyorkyimby.com/2014/05/visi...t-tower.html/0

Quote:
Renderings for a visionary concept are up on architecture firm MA2‘s Facebook page, depicting a new office tower near South Street Seaport. While the scheme will probably never happen, the plan presents an interesting opportunity for discourse on what should and should not be built in the neighborhood, and also offers a window into the future of skyscraper design. Nice vision!

Found this the other day and now this is probably the real deal

Note that 151-161 Maiden Lane is aka 75-77 South Street which should be located adjacent to the planned 80 South Street Tower.

Hope indeed it's the real deal but the visionary tower that was originaly highlighted in YIMBY................. absolutely iconic, visionary.... no mere glass box but an artistic masterpiece. Which means in some way, somewhere something like it should get attempted. Truly an artistic vision for the 21st century, certainly while I like the Maiden Lane forms this building just advances it exponentially.

Plus with this being across the street from 80 South, doesn't that weaken the argument against the other 50 story tower nearer to the Seaport that Hughes wanted to build? I think if Hughes can move forward with its plans to renovate the pier without turning it into a glorified mall as feared, they should build the tower. And someday one more tower should emerge in the area... something that can as realistically match the vision of the YIMBY spotlighted tower. Make the seaport the host of several of the most visionary towers for the new century for New York, period! That's my vision, at least.

Am I the only one who finds the spiral o' balconies hideously tacky?

Indeed!

Fortis's Skinny, Twisty Seaport Tower O' Balconies, Revealed!

Quote:
Zoning rules and neighborhood opposition may thwart (or at least hinder) Howard Hughes' plans for a proposed tower atop the New Market Building and a 100-story goliath on South Street, but the area is going to see at least one new skyscraper rise. Fortis Property Group's luxury condo building for 151 Maiden Lane between the river and Front Street is barreling ahead, with permits filed last week and new renderings posted on the developer's official website that afford some more views at the skinny skyscraper. First spotted by New York YIMBY, the renderings show the through-block site divided into two parts: first, on the eastern half, a balcony-laden 52-story tower with 74 apartments; on the western part, a shorter but equally terraced hotel.

According to the developer, the square footage of the project totals 281,000—161,000 for the condo tower and 120,000 for the hotel—which it is allowed to build as-of-right without any variances.

...by way of Dubai. This is a gimmick New Yorkers are going to regret having right on the waterfront in a couple years.

Yimby reports new application filed:
http://a810-bisweb.nyc.gov/bisweb/Jo...ssdocnumber=01

345 ft
33 floors

Quote:
A new set of permits are up for the long-stalled development at 151 Maiden Lane, at the edge of the Financial District; the first filings from earlier this summer were for a 51-story tower, and the new documents are for a separate hotel component. Fortis Property Group is the developer, and Peter Poon is the architect of record.

Goldstein Hill & West is designing the residential portion, and the first renderings were promising, which is why the architect attached to the hotel component is somewhat mystifying. Poon also designed 161 Front Street — located right around the corner — which mars the local skyline with a zig-zagging pattern of garish confusion.

The filings for 151 Maiden Lane reveal a height of 33 floors and 345 feet, with 271 hotel rooms splitting 110,207 square feet; the building will be on the larger side for comparable developments in Lower Manhattan, though the adjacent 51-story tower should diminish its visual impact on surrounds.

No renderings depicting the hotel have been revealed, and the project currently lacks a completion date.

A little confused here... is 33/345 a reduction or a second building, adjacent to the 51 story tower?

New Look: 151 Maiden Lane

YIMBY has a fresh set of renderings for 151 Maiden Lane, a 51-story tower under development by Fortis Property Group, just to the southwest of South Street Seaport. We first revealed the Goldstein Hill & West-designed tower back in May, but the latest batch of images give a much better idea of the actual appearance.
Quote:
Permits for the development went up over the summer, and the project consists of two parts; the taller residential tower, and a shorter hotel component, where Peter Poon is listed as the architect. These images only depict the skyscraper, but Poon’s hotel will rise 33 floors and contain 271 rooms, which is impressive in its own right — but its appearance is currently left to our imagination.

It is aesthetically pleasing, but it does look like it's lacking any type of street-level retail or commercial component, which is disappointing.

Anyway, the rest of the redesigned tower is relatively inoffensive compared to the previous version. Since it's been scaled down, so those (still kitschy) spiraling balconies will make less of an impact in this prominent locations.

It's okay. I imagine the Poon hotel will be a disgrace.

One nice gimmick, but an otherwise boring box. The base only looks nice because it has the magical glowing-light-from-within that renders always include.

It's not too bad! Has some nice sleek soar to it! Nice height too!

Any news on its potential supertall neighbour btw? - isn't it also being designed by SHoP now?

The design's a bit busy but it makes a nice antidote to the old Natwest tower next door and provides a visual gateway to the South St. Seaport.

They proposed a beautiful organic tower that has a curving facade and then this is the final value engineered product? What a horrible disappointment -- NY can't buy an organic tower to save its life. The day NY get's a proper organic building that uses today's state of the art computer modelling techniques, is the day I'll eat crow. The box just always wins, they are such teases.

If you're referring to the Conformal Techtonics tower at the top of the page, that was never a real proposal, just a vision by MA2.
