Not much new. Lots of big square plots with buildigs of various heights, similar to the Olympic village except with a lot more towers. A nice big park with lots cafe a restaurants facing on to it. Towards Walworth road some bi retail units with a second shared pace street for smaller units. If the get the right tenants it could be very nice.


























Also the got various practices to submit design ideas for each block after following the design guide. Again similar to the Olympic village.

If they build this fairly quickly and don't wimp out over the designs then it could be quite nice.

It's worth pointing out that the plans above are for the redevelopment of just one council estate in the area (Heygate Estate). The estate has been emptied out prior to demolition early 2013, it is characterised by four enormous barrier blocks marking the boundaries of the estate, with lower rise blocks in the middle.

Here's a current street view of the north-west corner of the site with two of the barrier blocks visible



I pass here every day, as much as I have a fondness for brutalist tower blocks, the way these loom over New Kent Road is really quite oppressive

Some good plans there, it looks to be a good solid development which will definatly revitalise the area. Are there any renders for the shopping centre site and the restructuring of the road layout and multiple subways nearby?

And it's private money redeveloping the Heygate Estate... which is incidentally a huge burden on the taxpayer currently as it's sat empty but needs to be maintained for health & safety reasons (e.g. lighting).

How many of the brutalist blocks are yet to be demolished? Are those two the only ones left?

I like brutalist blocks when they are maintained properly only. Although it would be good to add a slight bit of postmodernism to this already grey looking area, as they are doing here. Just a bit, though.

Nothing's been demolished in the main body of the estate yet, there's some residents in the low rise blocks who won't move out.

Here's a load of photos I took in November showing how it is currently, quite an eerie place and must be a weird place to live:

First up a pano from the mainline station... stitching went a tiny bit skewiff, might try again with a tripod























There was a solitary shop premises open still, serving as a church



All the high level walkways are now impassable









Heygate Street aligns perfectly with St Georges Wharf Tower in the distance
