MIAMI | Panorama Tower | 252m | 828ft | 81 fl | U/C

================================================================================

Action Starts at 1101 Brickell

http://www.miamicondoinvestments.com...t-by-years-end

Quote:
Earlier this year developer Tibor Hollo (a guy that's been building things in this town for as long as anyone can remember) announced his stalled project 1101 Brickell, Miami's future tallest building, would begin construction at the end of the year. Well, continuing today's apparent Curbed Miami theme of previously stalled big name projects that are back on line, Hollo told the Daily Business Review, in an article about one of Miami's last Bayfront parcels, that site work has already begun on 1101 Brickell. (How's that for a run-on sentence?) That would mean late September or early October, three solid months before the end of 2012. The building was originally designed by architect Kobi Karp to be 80 stories, 849 feet tall, and entirely residential except for a retail segment at ground level, which is presumably still the case.
*Note: In 2012, the FAA required that the height of the proposed tower be reduced by 19 feet, from 849 feet to 830 feet.

Miami's Tallest Building-To-Be Will Be Called Panorama Tower

Quote:
1101 Brickell, which at 849 feet tall will be Miami's tallest building when finally finished, has been named Panorama Tower according to exMiami. Back in June, in an interview with Miami Today developer Tibor Hollo disclosed the building had come back from the dead and construction would begin before the end of the year. The building had crashed and burned, metaphorically speaking, in the Great Recession. Then, last month Hollo told Daily Business Review in another interview about something else that site work had begun on the tower.

Either 80 or 74 stories (we've seen conflicting reports), it's entirely residential, and designed by Kobi Karp.

Right, because everyone wants to live in a glass box easily mistaken for an office building...

Miami Today

Quote:
Tallest Miami tower due in 2016

By Scott Blake

All plans are go to raise the bar for Miami's skyline, veteran Miami developer Tibor Hollo says about his Panorama Tower project on Brickell Avenue.

In the latter years of his long and storied career, Mr. Hollo is dreaming bigger than ever for Miami: Panorama at 1101 Brickell Ave. is planned to be 830 feet tall — which would make it the tallest building in Miami and in Florida. The 85-floor structure will have 941 rental apartments, 300,000 square feet of office space and 100,000 square feet of ground-level retail, Mr. Hollo said Tuesday in an interview with Miami Today. Overall, he added, the project will encompass about 3 million square feet of floor space.

Mr. Hollo, Panorama's developer and owner, said his high-rise dream is well on its way to becoming a reality, as some preliminary construction has been completed to set the stage for vertical construction of the tower. He said the project is scheduled for completion 33 months from now, which would put the opening in January 2016. He said he plans to start marketing the tower to tenants in about 15 months, or in summer 2014.

He said construction of a three-story utility building on the site is complete, and Florida Power & Light Co. is preparing to occupy the building. The building is to be used to provide power for the site. Utilities are being diverted to the site and a street crossing soon will be created, Mr. Hollo added.
Construction at the site, between Brickell Avenue and Brickell Bay Drive, started last year. Eventually, a parking garage there is to be demolished to make room for Panorama.

Mr. Hollo said this is a landmark project for him and the city. "I'm about thrilled about it and what it does for the city," he said. "It's an iconic project. It's global landmark that will catapult the city to a different level." That level will be about 41 feet above the Four Seasons Hotel & Tower, also on Brickell Avenue, which has Miami's and Florida's tallest building for the past 10 years.

But Mr. Hollo isn't stopping there. His other high-rise dream — One Bayfront Plaza, slated for 100 S Biscayne Blvd. in downtown Miami — is planned to be Miami's first "super-tall" skyscraper at 1,010 feet. That project has been on the drawing board for years, but Mr. Hollo sounded confident it also will become a reality sometime after Panorama is completed.

Site Work Continues For Miami's Tallest Tower, On Schedule To Open In 2016

Quote:
In an interview with Miami Today, developer Tibor Hollo says that site work continues on Panorama Tower in Brickell, planned to be Miami's and Florida's tallest tower at 830 feet, ousting the Four Seasons Tower, with an expected completion date in 2016. Built on an empty lot behind another building he currently owns, Panorama Tower will be 830 feet tall with 940 rental apartments, 300,000 square feet of office space, and 100,000 square feet of retail space. As for the number of stories, the Miami Today article says it'll have 85 floors, which seems a bit high for an 830 foot tall building, so we'll get back to you about that. It might be a typo.

Panorama Tower At 1101 Brickell Adds More Units

Quote:
Tibor Hollo is planning to build more units at Panorama Tower.

The tower, which is planned to be built behind the 1101 Brickell office tower owned by Hollo’s Florida East Coast Realty, will now include 821 residential units and 128 hotel units, an increase of 96 units compared to a 2012 approval. The footprint and envelope of the building is not being modified, but FECR is decreasing the number of three-bedroom units in favor of more two bedrooms.

According to plans reviewed by exMiami, the new proposal is set to include 488 one bedroom units, 267 two-bedrooms, and 66 three-bedrooms, along with 128 hotel rooms. Also included in the project is 82,581 square feet of retail, 38,873 square feet of new office space and 1,162 new parking spaces. Total new construction is 1,301,400 square feet.

Work Ramps Up At Panorama Tower Site

Quote:
Construction at developer Tibor Hollo's Panorama Tower, which once was—but no longer is—destined to be Miami's tallest skyscraper, may finally be getting under way. A tipster, and self described "Curbed Miami loyalist" (aww, shucks) who works in Hollo's building next door sent along this photo of the site, showing workers clearing away mature shade trees, and a duo of buses that will serve as transportation to the building's temporary parking lot two blocks away. The Panorama Tower is being built partially on the site of that office building's parking garage, making the temporary parking necessary.
