Toronto Gets First Supertall Proposal in 10 Years


Today, we have learned through the administrators over at the forum www.urbantoronto.ca that the Oxford proposal for the Convention Centre and Railway lands south of Front Street in downtown Toronto and adjacent to the Union Centre Rail Terminal Plan two office skyscrapers with a total height of each tower to be 326 meters high. The secret did not reveal how many planned floors these office towers would have but at that height they would have to be between 75 to 85 office floors to attain that height.

Old New York World Trade Centre Design?

A question that has been asked by many on the Urban Toronto Forum, is whether these designs have been poached from the design competition to replace the New York City World Trade Centre Towers in 2001. The design looks similar to a Norman Foster proposal that I have included here:

It's a very complicated and controversial proposal. The complication stems from the site. Not only would the CN Tower, Skydome, and Aquarium all have to be on board, but building over the rail tracks would require a very complex build. The controversy is over this being a casino proposal for downtown Toronto.

That said, nothing is impossible and downtown desperately needs all the office space it can get. Even if both twins came on stream tomorrow, the office vacancy rate would still remain below what's considered healthy. The rate currently sits at 5.1%

What I wanna see is the final proposal and designs.

I don't understand why the casino is such a problem. Transportation-wise, it's very close to Gardiner.

The issue with the casino is that some believe it will bring traffic havoc to an already busy neighbourhood. Casinos are also often associated with social problems, so some Torontonians think it would be best if a casino were located elsewhere.

Skyscrapers are coming whether they are part of a casino, an office building, or condos so its pointless to turn this down due to traffic concerns. What Toronto needs is a massive investment in subways to mitigate the looming gridlock.

It Will happen, but it will take time. You're looking at a 10 year build out, to replace the convention center space lost during construction, then demolish the existing convention centre. Then build new hotel space, then demolish the old hotels on site, then deck the railway lands.

Once all of the above has been completed, the work on the office towers can begin.

Toronto is sitting at 5% vacancy and that rate is dropping, companies want downtown space to be next to the Youth. You'll only see a surge in downtown office leasing, and construction over the next 5 years, which should help to cushion the slowdown in condo construction that will likely happen in 2 or 3 years as federal mortgage rules begin to bite that end of the construction industry.
