ALI to start work on Sta. Ana racetrack in Q3


AYALA LAND, Inc. (ALI) plans to begin construction on an entertainment complex at the site of Sta. Ana racetrack in Makati City by the third quarter in a bid to complete work by 2013, an official said last week.

“We are on track for the Sta. Ana project and we will start on it this year, hopefully by the third quarter. It’s a mixed-use development, but we are positioning it to be a new entertainment district for Makati,” Anna Bautista-Dy, vice-president for strategic land bank management, told BusinessWorld in a chance interview.

Ayala Land had previously inked a joint-venture agreement with horse racing operator Philippine Racing Club, Inc. last year to develop the latter’s 21-hectare property.

The Sta. Ana Racetrack was once used for horse racing events beginning in the 1930s until 2009, when the Philippine Racing Club transferred to a new 65-hectare racecourse in Naic, Cavite, according to the Philippine Racing Club’s Web site.

While declining to divulge details, Ms. Bautista-Dy said that the Sta. Ana project will be slightly more upscale than Ayala Land’s current Bonifacio High Street retail development in Taguig City.

“It will be like a cultural district... It will really be focused on entertainment,” Ms. Bautista-Dy said, noting that target tenants include those involved in music and the performing arts.

Ayala Land has allotted a record P37 billion in capital expenditures this year to fund new projects, as well as for the acquisition of new properties.

The company hiked its net income for 2011 to a record P7.14 billion versus P5.46 billion it generated in 2010.

Ayala Land shares fell by 1.67% to P20.65 yesterday from P21.00 at its previous close. -- Franz Jonathan G. de la Fuente

“We will be launching this in two weeks and will be able to give budget details then,” said Antonino T. Aquino, president of ALI.

PRCI will contribute to the joint venture its entire 21-hectare property, which used to be the site of its horse-racing operations until 2008. The property is located along the inner portion of Pasong Tamo in Makati City.

ALI, on the other hand, will undertake the development of the large-scale project, which could take 10 years to complete.

PRCI and ALI will share in the revenues to be generated from the project, which will sell residential units as well as lease out office and commercial space.

Six years ago, ALI also partnered with with Manila Jockey Club to develop the latter’s former San Lazaro racetrack area in Sta. Cruz, Manila.

ALI has been aggressively expanding its property investments, having launched several projects this year.

In Makati alone, the company has committed to invest around P60 billion in six distinct and complementary districts – Makati North (young and creative), Makati central business district (business), Ayala Triangle Gardens (urban oasis), Makati South (transport hub), and Sta.Ana (Makati’s entertainment district) covering a total of 70 hectares.

In Quezon City, ALI will build a P65-billion new central business district hub in the North Triangle area over a 10-year period. Dubbed Ventris North, the project will include office and residential towers, commercial buildings and recreational facilities.

A joint development with the National Housing Authority, Ventris North will be a first for the city. Construction will commence this year.

MANILA, Philippines -- Here's good news for fans of plays and musicals: a new performing arts venue will soon rise in Makati.

Called the Circuit Theater, the indoor venue at the heart of Makati's retail and business district will be designed so "it's good enough for Broadway," Meann Dy, strategic landbank management group head of the local property giant Ayala Land Inc., told reporters on Wednesday.

It will have a seating capacity of 1,500, with a stage that measures 96 square meters and an orchestra pit that can accommodate at least 60 musicians.

"Wouldn't it be nice to have a CCP in Makati? To catch a world-class musical after work without needing to undertime and rush out of the business district just to catch a 7 p.m. performance?" Dy said, noting how the Cultural Center of the Philippines in Pasay City is "too far" for office workers.

The Circuit Theater is part of Ayala Land's 20-year project, Circuit, an entertainment district that will also feature a two-hectare open grounds area, an interactive walk, sports zones, 45,000 square meters of retail areas, a "warehouse community," hotels, offices and residential developments.

Dy said Circuit, which is formerly the Sta. Ana race track, will also be home to a "black box," a multipurpose venue that can host smaller and more intimate performances like piano recitals and comedy shows.

i think the tallest in this cluster will be at least 200m

and i love the pedestrian entertainment with street-level "bright lights in a big city" concept
