New renders of Crown Towers;

For those unaware of the situation, Crown is taking on the incumbent casino operator in Sydney (Echo Entertainment). Both companies have made submissions to the NSW Government, who announced that only one would be allowed to proceed. Echo did all of their planning behind closed doors, so the public has no idea what specifically they have proposed. Crown by comparison, has been quite public in their proposal. Submissions closed yesterday with the NSW Government set to announce the winner 'within weeks.'

Crown Towers has made it through the second of three stages for economic appraisal with the NSW Government. On Thursday it was announced that Crown will now enter final discussions with the NSW Government to enter into a binding agreement on the proposal.

WHAT CROWN PROPOSES;
Crown Sydney Submission

(ii) Hotel
• Luxury six-star hotel with 350 rooms and suites
• Crystal Club VIP amenity floor
• Luxury roof top infinity pool, spa and gymnasium facilities

(iii) Restaurants/Bars/Retail
• Five restaurants (including a roof-top restaurant)
• Three bars (including nightclub/lounges)
• Luxury retail tenancies

(iv) VIP gaming facilities
• The VIP gaming facilities at Crown Sydney will comprise world-class private gaming rooms and
luxury gaming salons for international, interstate and local members
• No poker machines
• No low limit tables
• The VIP gaming facilities will be for members only – no general public

(v) Apartments
Approximately 80 luxury residential apartments (subject to relevant approvals)

(vi) Associated tourist attractions
To attract international tourists and entice them to repeat their visit, tourism operators must provide unique and memorable experiences. The Crown Sydney Hotel Resort will provide a number of unique attractions as a part of its package to international tourists and VIP travellers:
• The Ellerston Retreat (section 6.5(a) for details);
• The Perisher Ski Resort (section 6.5(b) for details); and
• Crown is also working with renowned architects and designers to develop concepts for other tourist attractions, which will complement the Crown Sydney Hotel Resort experience and contribute to the overall tourism appeal of Barangaroo. Crown and its management have international experience
with incorporating attractions in resorts, which have become iconic features of their host city and must-see tourist attractions.

(vii) Training colleges and indigenous employment
Crown Sydney training colleges will be established at the following locations in partnership with the NCIE and the Penrith Panthers Group:
• Penrith—at the Penrith Panthers Group’s proposed community centre; and
• Redfern—at the NCIE training facility.

(viii) Project Partners
1. The NCIE;
2. United Voice;
3. Penrith Panthers Group;
4. Mission Australia; and
5. Lend Lease.

(ix) Project delivery dates
Crown’s estimated timetable for construction of the Crown Sydney Hotel Resort involves a total of approximately 60 to 70 months including:
• Specifications and design – approximately 4 to 6 months;
• Approvals – approximately 6 to 12 months;
• Tender and Negotiation – approximately 4 to 6 months;
• Construction – approximately 42 months; and
• Pre-opening – approximately 3 months.

The hotel (including restaurants, bars and retail) at Crown Sydney is expected to open in 2018 and the VIP gaming facilities are expected to open in November 2019.

it's funny you say that, because many (well, one person in particular) would disagree with you entirely. Compared to many North American skylines, Sydney is a city of spires and curves. It's just that a lot of the prominent sites were developed in the 70s/80s and relatively uninspiring designs were the result.

I've certainly warmed to the International Towers, and Crown in particular. I only wish the two other resi buildings are of as great a quality.

Sorry I should have specified that better in my previous post. Nothing on Crown has changed, just the residential buildings have been added (missing from renders at the top of this page)

Update on facilities since post #23.

1. The poster surryhills from the NSW section stated that Crown is looking to offer as many as 50 retail and food / beverage tenancies in the building's podium.
2. Crown chairman James Packer confirmed Crown will include a 600 seat auditorium
3. The developer (Lend Lease) expects construction to commence in 2015.

JAMES Packer's $1.5 billion Barangaroo casino resort will stand 270m high if it wins approval, becoming Sydney's tallest landmark after Sydney Tower, documents reveal.

The plans also show a new pier would be built over the Harbour at Barangaroo for an "innovation centre".

The foreshore area in front of the resort would be widened and at least 50 per cent of the Barangaroo South precinct would be developed as public space.

Mr Packer's Crown Resorts is now working to obtain the planning approvals necessary to build what it promises to be an "iconic" tower designed to capture global attention.

Crown has previously indicated the tower would stand about 250m tall and the proposed increase may trigger opposition from long-term opponents of the casino, including Sydney Mayor Clover Moore.

Under the original concept plan, a proposed 170m tall hotel was approved to be built on a platform over the harbour to give it dramatic appeal.

But in 2011, Premier Barry O'Farrell responded to a campaign driven by Ms Moore by rejecting the plan to build over the water, despite an appeal by former Prime Minister Paul Keating to reconsider.

A former member of the Barangaroo design review panel, architect Chris Johnson, said the increase in height for Crown Sydney was "a fair trade off" to ensure the tower was truly iconic and stood out from nearby residential towers.

"The extra height is justified to carry through on the spirit of the iconic nature of the approved hotel originally,'' he said.

Lend Lease is also planning to build up to three residential towers behind the casino, standing up to 240m high.

Sydney Tower, also known as Centrepoint, is Sydney's highest structure at 309m, while the tallest approved building is the 250m Greenland Centre, being developed on the corner of Bathurst and Pitt Street. The MLC Tower is 228m tall.

An artificial inlet, known as Globe Harbour, which was originally proposed to offset the tower being built over the harbour, would shrink back to about 25 per cent of the original size, under the new plan. A new 9000sq m public park will link Hickson Rd to the waterfront and to the major recreation and event areas planned for Barangaroo Central and the Headland Park.

A new wharf is also proposed near Crown Sydney, enabling visitors to arrive on water taxis.

In the interview, Chris Wilkinson described the podium as having a 'gothic veil' around it. The veil will be constructed from stone - they're hoping to use white marble.

The event, co-hosted with The Committee For Sydney, brought together the Harbour City’s movers and shakers to hear Mr Packer and Westfield’s Steven Lowy in conversation about their vision for the city’s future.

Asked to nominate what was needed to fix the issues holding back Sydney, Mr Lowy said: “I don’t think it’s about silver bullets, I think it’s about leadership. Without leadership we will seriously struggle.”

However, he went on to single out a lack of spending on infrastructure as a problem.

“We all feel ripped off, over a long period of time, about the lack of infrastructure,” Mr Lowy said.

Mr Packer, whose family name has been synonymous with the power that has shaped the city, spoke of his love of Sydney’s beaches, calling Bondi his “spiritual home”.

“Not too many cities have the natural beauty Sydney has, the Harbour is world’s best and the beaches are spectacular and so close to the city,” he said.

But he warned that Sydney should not be complacent.

“We need to take notice of what is happening in other parts of the world — sometimes I think as a city we have been complacent, we can’t take our natural beauty for granted,” Mr Packer said.

“Tourists will definitely visit the city to see the Harbour, the Opera House, the beaches — but to keep them coming back we need more unique man-made attractions and we need to better take advantage of our natural assets.”

And part of his vision to get people to keep returning was to create his 350-room, 60-apartment Crown tower that would become a recognised symbol of Sydney.

“The building has to stand out from the background and, yes, the proposed height of 275m is critical to the building being a global landmark,” Mr Packer said.

The planning application for the tower is expected to be lodged in the next month and, if given the go ahead, will be the second-tallest building in the city behind Sydney Tower.

Work has also been done to incorporate the Harbour shoreline and help create a “breathtaking” world-class public walkway from Woolloomooloo through Barangaroo and on to Darling Harbour.

“From a tourism point of view, I would love us to use the Harbour more. Sydney should be a Monte Carlo type of destination for Chinese and Asian high-wealth tourists,” he said.

Mr Packer’s vision also included world-class sporting events to rival the tennis and F1 motor racing in Melbourne.

“Golf would be a standout. But it means putting money on the table and getting Tiger Woods and the very best out here every year,” he said. “But we should also be targeting international business conferences and cultural events. Why can’t Sydney host the biggest and best Chinese New Year celebration outside of China?

Nice building, and such a great location on the harbor. A lot of developers hawk their buildings as future "icons" but I can actually see this one becoming an iconic and prominent part of Sydney's skyline. Congrats!

So, is the other casino operator still interested in this site? It seems strange that they're hoping to get the rights to it without showing anyone what they're planning to do, considering that most people will look at this beautiful development and say, "wow, that looks pretty good", and be left wondering what is taking the other guy so long.
