Hype and the lack of Information

Seeing the total lack of information on the website of "Bhartiya City" on the founders, the timelines, whether they already have acquired the land, the permissions or anything substantial, I can only guess this is a big scam !!

Is the Sahara group behind this? From the "nationalistic" name and the lack of information on their "schemes", this is a typical Sahara scam !!

Exactly my thoughts! I can't even find a map. They call it "Hebbal", as though one can find 126 acres of land there!! What is their problem with giving out complete details at the very beginning? It smells funny.

Could even be DLF masquerading with a nationalistic name after their beans have been spilled! All these estate developers must be made to comply with transparency, ethics & customer rights first before they are allowed to 'announce' such grandiose plans.

its by bhartiya group which is a textile major didnt care to read my post ehh
a slight research on google will tell you that they even have given the financial details for the project

Bhartiya Urban to invest Rs 10K cr on a township in Bangalore

The township project would be developed in eight phases and involves a total built-up area of 17 million sq ft, which includes 7 million sq ft of housing and 3 million sq ft of an IT SEZ.

Aggarwal said the company would develop 3 million sq ft in the first phase at a cost of Rs 1,600 crore. It has tied up loan of Rs 550 crore from banks.

Asked about the total investment in the project, he said it would be around Rs 10,000 crore over the next 10-12 years.

Aggarwal noted that it would be an inclusive project as apartments would be offered to customers in a price range of Rs 10-60 lakh.

"We will start delivering the flats in 30 months from now. Infrastructure development has already started," he said.

IL&FS holds 26 per cent in Bhartiya Urban while Bhartiya Group promoters has 44 per cent stake in it, Aggarwal said, adding that the remaining 30 per cent is held by Bhartiya International.

Bangalore’s residential realty market defies downturn

The city's residential real estate market continues to remain robust and has bucked the slowdown that's being felt in Mumbai and the National Capital Region. Bangalore is seen to be holding out because of more realistic pricing and end-user demand.

Data from research and consulting firm PropEquity showed that between January to August this year, the total number of residential units absorbed in Bangalore was 24,734.

That's a 3% drop from 25,460 units that were absorbed in the same period a year ago. However, in the same period, NCR reported a 42% drop and Mumbai Metropolitan Region a 34% drop in absorption.

"Bangalore is mainly end-user driven and that has led to lesser volatility in this market," said Samir Jasuja, founder and CEO of PropEquity.

Godrej Properties, which has launched a slew of projects ranging in price from Rs 30 lakh to over Rs 1 crore in the last one month, has already reported sales of 200 units.

"We have seen good sales in other markets (Mumbai and NCR) as well, but Bangalore has certainly been one of the strongest real estate markets in India in the recent past," said Pirojsha Godrej, CEO, Godrej Properties.

J C Sharma, MD, Sobha Developers, said the current real estate environment was promising as banks had slashed their home loan charges and were offering competitive interest rates. "Since pre-payment charges have also been abolished, there is increased affordability ," said Sharma.

Last week, Gurgaonbased textile company Bhartiya Group forayed into the real estate market with the launch of its first project, a 125-acre township , Bhartiya City, near Hebbal in north Bangalore.

Snehdeep Aggarwal, chairman, Bhartiya Group, said that the first phase of the township consisting of over 600 units - priced between Rs 29 lakh and Rs 1 crore — was close to selling out. "Ground reports say the demand is completely end-user driven ," said Aggarwal.


Mayank Ruia, head-residential , The Phoenix Mills, said, "Sales off-take in the city has been impressive thus far. We have sold over 300 units since September, and the off-take continues at a healthy pace."

The Mumbai-based developer has launched an ultra-high end residential project, One Bangalore West, in Rajajinagar, which has apartments priced at Rs 2 crore and more.

The city is designed to be highly sustainable, with residents set to live in close proximity to workplaces and so-called ‘third spaces’, with the entire city being accessible by foot or bicycle and featuring links to major transport networks by road as well as a potential future rail connection. The practice has been working with client Bhartiya Urban since its Chairman set out his initial vision for an improved quality of life for residents in India, with the practice subsequently appointed to support the client’s plan to deliver an open, accessible and inspirational city development.

Its wide ranging brief in support of precincts two and three covers the delivery of the architectural concept and schematic design, retail interior design, landscape design and public realm strategy. The two precincts comprise of 460,000 square metres of mixed-use development over basement parking and feature six office towers, three hotels, a convention centre, shopping centre, cinema, park and major landscaped areas, as well as Celebration Square, a public performance area that will accommodate 5,000 people.

The practice’s appointment also covers the concept residential design for precinct one, comprising 2,400 residential units, as well as place-making, branding, marketing collateral, graphics and way-finding for the entire city.

This project looks really wonderful

Few years back i remember travelling along thanisandra main road. It was just barren land and slums.Now sooo many projects are lined up there

Truly North Bangalore rising

But I just atleast one builder comes up with some iconic skyscraper >200m tall
