Opening line spurs flat sales

Both the primary and secondary property markets saw robust sales at the weekend after the administration of Chief Executive Leung Chun-ying seemed to soften its stance on homes "for Hong Kong people only."

High West from Henderson Land Development (0012) has sold 109 flats since its launch on Thursday, with prices ranging from HK$12,137 per square foot to HK$17,442 psf.

The Sai Ying Pun project has 133 flats in all, with 111 now gone on the market. The remaining flats will have price tags that are 3-5 percent higher.


Also in Western District, 52 flats in Cadogan from Kowloon Development (0034) have been sold since Friday at an average of HK$17,500 psf, fetching HK$400 million. Of 197 flats at the Kennedy Town project, 67 have been released, and 10 more are due soon.

Over at Tseung Kwan O, Cheung Kong Holdings (0001) sold 500 two-bedroom flats at The Beaumount since Friday at an average of HK$5,700 psf. Prices for 96 similar units will be raised by 5-10 percent. About half the buyers were aged 28 or below.

Meanwhile, the lower-than-expected price fetched by the former North Point Estate plot has prompted homeowners in the district to reduce their asking price by 3-5 percent.

A low-level, two-bedroom flat of 534 sq ft in Healthy Gardens sold for HK$4.28 million after HK$4.5 million was asked.

Also in the secondary market, deals at the 10 benchmark projects rose slightly from 32 last weekend to 36, Centaline data show.

A high-level flat in the second phase of Mei Foo Sun Chuen went for HK$3.99 million, or HK$6,552 psf. The 609-sq-ft flat was bought for HK$2.5 million in 2009, reflecting a price surge of about 60 percent in three years.

Midland Realty chief analyst Buggle Lau Ka-fai said: "Flat viewings have increased as the summer vacation peak season has started. Secondary home deals will probably rise steadily in July."
