DOB Application Filed For BAM South Tower

Located on a triangular lot between Lafayette Avenue and Hanson Place, the thoroughly mixed-use development boasts 280,346 square feet of residential space, 21,928 square feet of commercial and 45,148 square feet of community facility space. It will rise on a current parking lot, and 20 percent of the rentals will be affordable housing.

So what BAM-y cultural delights await? The building will host BAM cinemas on the second and third floors, while the fourth floor will be populated with dance studios operated by 651 Arts. The Pacific Street Carnegie Library will also be housed on the lower floors. Apartments start on the sixth level, and the 24th story will have a residential terrace and other amenities.

Flatbush Avenue tower inches toward reality

The city gave the okay for mega-developers to start work that would turn a Flatbush Avenue parking into an apartment tower with a movie theater and public library on the ground floors and a triangular plaza on a platform at its base, building records show.

The so-called “Brooklyn Academy of Music South” building will sit across Ashland Place from the Brooklyn Academy of Music’s cinema, but, though the city has signed off on foundation work, no construction is currently under way at the site. The developer of the complex on the triangular lot bounded by Flatbush Avenue, Lafayette Avenue, and Ashland and Hanson places says it will knit the Barclays Center to Downtown, which is rapidly becoming a dense residential center.

The 32-story apartment tower is now slated to include 286 apartments space for the Brooklyn Academy of Music, which will use the building in part to make its archives public and to house a new branch of the Brooklyn Public Library. The Council approved a zoning variance for the project, which includes twice as much housing as building rules allow, in July. The vote to give the high-rise the go-ahead came over the objections of neighbors who complained that the apartment-heavy plan is an unwelcome switch from an earlier pitch that included office space and that the tall structure will obscure the iconic Williamsburgh Savings Bank tower.

^I do believe that is 590 Fulton Street, 568ft tall upcoming tower. Seemingly no thread for it here on SSC though.

There are two other fairly significant towers in the works for the area shown that aren't represented on that thing.

While the building’s impact on the skyline will be relatively significant, the plans for the base of the tower are even more impressive, and promise to activate a slice of Downtown Brooklyn with elevated public space, providing an additional avenue for pedestrian traffic beyond the current plane. Grain’s first glimpse at the landscaping is also promising, with flowerbeds and grasses comparing to arrangements along The High Line.

Completion of 286 Ashland Place is expected in August of 2016, and excavation for the tower is now underway.

Two Trees lines up $168M in BAM South financing

Two Trees Management raised $168 million in financing for its 32-story, mixed-use project known as BAM South in Downtown Brooklyn, The Real Deal has learned.

JPMorgan, M&T Bank, Wells Fargo and a New York state agency collectively provided the four-year construction loan, according to sources familiar with the deal. The New York State Housing Finance Agency gave the developer a $30.5 million tax-exempt loan.

There were no brokers involved in the financing, sources said.

The building at 286 Ashland Place is slated to hold 379 rental apartments – 76 of which will be affordable housing.

The property will also house 43,000 square feet of retail, 50,000 square feet of cultural space and a 10,000-square-foot outdoor public plaza. A BAM movie theater, a new Brooklyn Public Library branch and a 651 Arts dance studio will occupy the cultural space. Enrique Norten of Ten Arquitectos is serving as the lead designer on the project.

Two Trees broke ground on the project in March and is now pouring the foundation. The residential component is expected to be ready by summer of 2016.
