Hotel ZaZa




Thanks to SkyPie off SSP for taking this picture.

Site was completely clear off today, with construction starting right after. Note the construction in the background which is for a new office tower called 5th+ Colorado which will rise 242ft.

5th + West Residences Starts next month

Downtown Austin is about to see its fifth-tallest building break ground.

The 39-story tower is planned for the northeast corner of Fifth and West streets, where the building that housed the Texas Press Association sits. Demolition on that building will start later this month to make way for the new tower, which will bring 154 new luxury condos to market when it opens in the fall of 2017. Units will start in the $500,000s, said Scott Dunaway, a spokesman for the developer, Riverside Resources.

Riverside Resources is an Austin-based firm that’s leaving a significant imprint on the local market. The company built the Whitley apartment high rise downtown, which it has since sold, and is under construction with a new office building near Capital of Texas Highway (Loop 360) and Bee Cave Road, among other projects.

Called Fifth & West Residences, the project will be the second condominium tower to be under construction downtown. The other one is the 30-story Seaholm Residences at the former Seaholm Power Plant on West Cesar Chavez, a site that is being redeveloped with housing, dining, office and retail space. Seaholm’s developer said that prospective buyers reserved all 280 condos at Seaholm in one week, calling it a record for a downtown residential project.

Financing in hand, $370 million Austin Fairmont project now a go

The developer of a Fairmont convention hotel planned for downtown Austin has obtained financing for the project, clearing the way for the $370 million luxury hotel to break ground next month and add more than 1,000 rooms to the market.

Los Angeles-based Colony Capital LLC will finance the hotel, which will be built on a 1.74-acre site at East Cesar Chavez and Red River streets.

At 37 stories and rising 595 feet, the hotel would be one of the tallest buildings in Austin’s skyline when it opens. With 1,066 rooms, it would be the city’s largest hotel, surpassing the 34-story, 1,012-room JW Marriott convention center hotel that is currently under construction downtown and scheduled to open in February.

Groundbreaking for the Fairmont is scheduled for Nov. 3, with plans for it to open in June 2017.

Dirt is about to turn for another downtown Austin high-rise

Trammell Crow Co., in association with Principal Real Estate Investors, formally purchased a parcel at the former Green Water Treatment Plant downtown from the city of Austin in the last few days and is proceeding with a speculative office tower.

The office tower at the northwest corner of Cesar Chavez and San Antonio streets will complement a 440-unit apartment tower that is already going vertical at the so-called Green Water site. See a rendering of that tower here.

"We are pleased to officially kick off the second phase of the Green Water Treatment Plant redevelopment with our partner Principal Real Estate Investors and the city of Austin," said Adam Nims, principal with Trammell Crow Austin, in a statement released to the Austin Business Journal Wednesday.

Beck Commercial Construction is the general contractor on the 29-story, 500,436-square-foot speculative office building at 500 W. Second St. that will be completed by the first quarter of 2017. Gensler is the architect.

The proposed Blocked 24 tower now has a name. "The Independent".





It is stated that it will be one of the tallest residential buildings west of the Mississippi River.

Austin has to have the best level of development of any mid-sized city in the US. So much great stuff happening, even more impressive to see a Texas city densifying so well.
