Seaholm project breaks ground :-)

Developers plan 220,000-square-foot Champion office project

In a nod to Austin’s promising economic future, Austin-based Endeavor Real Estate Group and Granite Properties plan to start construction soon on a 220,600-square foot office campus in northwest Austin — the first major office project to launch in the area in almost five years.

Champion Office Park is slated for the northwest corner of RM 2222 and Capital of Texas Highway (Loop 360). The project will have two four-story buildings, one with 116,800 square feet and the other with 103,800 square feet, Endeavor officials told the American-Statesman.

The project’s announcement comes as space in the local office market has been tightening across the Austin region due to healthy job growth, putting upward pressure on rents.

Bryce Miller, a founding principal with Endeavor, said the firm is taking a “measured and thoughtful risk” in starting the project without tenants lined up.

“Our outlook for Austin’s future job growth is very optimistic, and we think it’s a prudent investment to make on Austin’s future,” Miller said. And as Austin continues its northwest growth, “we believe that the 360 corridor, while still rebounding from the economic recession, can handle this relatively small amount of new office inventory,” he said.

The next city to get Google's ultra-high-speed Fiber network is Austin, Texas.

"It's a resource that could help make our city even more innovative and make our city even stronger," said Austin Mayor Lee Leffingwell, at a press conference.

Google will begin connecting Austin homes by mid-2014, the company said in a blog post. Google called the city "a mecca for creativity and entrepreneurialism."

Milo Medin, Google's Fiber chief, spoke at the announcement in Austin, saying city officials "worked tirelessly to convince us to come to Austin."

Last year, Cousins announced their gorgeous glass-lined 30-story office tower at intersection of Third and Colorado, in a spot initially planned for a hotel.

When the story about the new office building was leaked to the Austin American-Statesman, Cousins announced they would break ground sometime in late 2012. To date, nothing has happened, and the site plan is still pending, with a new deadline of August to clear up existing issues.

According to some city paperwork, apparently Cousins is proposing to excavate the brand new streets in front of its property, which were reconstructed as part of the GreatStreets redevelopment on Colorado. This requires a traffic mitigation and street reconstruction plan, and also a determination by the Austin Transportation Department director that an economical alternative route is not available to the applicant.

Yikes!!

Meanwhile, office demand remains hot, but there are other new towers – namely Block 51 and the Schossler developments on Lamar, that are way ahead of Cousins. Dependability and predictability are necessities for commercial tenants, which Third and Colorado can’t offer.

Whole Foods plans to open a health resort in Austin

I'd love to see some New Urbanism / traditionalist / neo-historicist projects from Austin, if there are any.


So far it looks like if Austin is just repeating failures of the past, with huge blocks, suburbanization, malls and what not... Where's the urbanity?
