Republic Square Mixed Use Project Set To Begin

Details about the “Republic Square Mixed Use” project at 401 Guadalupe (W. 4th Street between Guadalupe and Lavaca) are coming to light, which means the proposed project from Gables Residential and Hotel ZaZa may be getting closer to becoming a reality. The 24-story LEED Silver project is slated to include approximately 226 apartments atop 160 hotel rooms.

Earlier this year, the project recieved approval from the Planning Commission despite strong opposition from neighbors who worried that their views would be obstructed by the new building.

Westin Austin Downtown Starting Soon

There are signs of progress at the site of White Lodging’s newest downtown property – the Westin Austin Downtown. Hunt Construction will build the 342-room hotel, which was designed by HKS Architects. Located at 310 E. 5th Street, the site was fenced off this past week meaning we could see some action soon.

Thanks to a 180-day extension was approved by the City on July 17th, White Lodging now has until January 23, 2014 to respond to the City’s comments on their Site Development Permit application. It appears that they anticipate approval much sooner than that. Approval of the Site permit would allow demolition, sitework, and excavation to begin. The building itself is submitted under a separate permit, and that was submitted on July 19th.

Plans detail "Park" office building on Barton Springs

Two years after City Council gave it the zoning go-ahead, developers have filed a site plan for the office tower across from the Long Center parking garage on Barton Springs Road.

The Park building, proposed by local oil and gas company Texas American Resources to be their headquarters, is slated at 801 Barton Springs Rd., on the plot of the old Filling Station restaurant, between a private office building and the Austin Energy building.

The building is being designed by Runa Workshop, which has offices in Austin and Brazil. Among other projects, Runa designed the Cafe Medici in the ground floor of the Austonian.

That design style feels like a Runa hallmark and will probably be reflected in the Park when it is built.

This project marks another “food trailer” lot that is biting the dust, and the snow cone place there now is always a hotspot for people, especially in the summer months.

Originally, it was proposed at 180 feet, with housing, then shrunk to 120 feet after the neighborhood got involved, and is now to 90 feet. It will include 80,000 square feet of office space and about 3,500 of restaurant space.

Cypress plans big mixed-use project on Burnet Road

One of Austin’s most active multifamily developers has another project on the drafting board — this time on Burnet Road.

Cypress Real Estate Advisors plans to do site work through the fall and begin work on the four-to-five story mixed-use project, dubbed Burnet Marketplace, early next year.

In the meantime, popular watering hole Pour House Pub at 6701 Burnet Road will close before demolition work begins, most likely in October. The first apartment units should be delivered in November 2014.

Some pictures I took a few days ago. Sorry for the quality I was using my Android phone to take the pictures, plus it was a hot Texas summer in Austin reaching as high as 105F that day. Fall cannot come soon enough to cool things down.

First we start in north Austin where a bunch of midrise apartments are popping up. This project here is in The Triangle District just a few miles north of the University of Texas.

BMW to make big announcement in Austin

The city of Austin and BMW Austin representatives will come together at City Hall today to make a "major" announcement about the Austin economy, according to a release from the city.

In attendance at the 10 a.m. press conference will be most of the city's media outlets, but also one of the new BMW i3s, the company's newest fully electric car. The car starts at car starts at $41,350 and is aimed at the luxury market.

Details of the announcement are closely guarded. We're relatively sure part of the announcement will be about the new i3 line being rolled out in Austin, but there's likely a more significant economic element to be unveiled

Austin to get non-stop London service from British Airways

British Airways said Tuesday it plans to begin flying nonstop between Austin and London Heathrow Airport in early March.

“We are very excited to be bringing British Airways to Austin,” said Sean Doyle, British Airways executive vice president for the Americas. “This new route presents an important opportunity for business growth across the Atlantic, particularly in the thriving technology sector.”

British Airways, American Airlines’ Oneworld partner, currently flies to Dallas/Fort Worth International Airport, where it picks up and leaves connecting traffic from American.

British Airways also flies nonstop between London and Houston.

So why Austin, particularly since BA’s long-haul airplanes, the Boeing 777 and 747, are really too big for that market?

The game-changer appears to be the delivery of British Airway’s Boeing 787s, a smaller wide-body airplane with excellent fuel efficiency. The 787s allow airlines to serve the long international routes that previously did not have enough traffic to support nonstop service.

Or at least, that’s the idea.

The launch of London service marks the first regularly scheduled trans-Atlantic flights out of Austin.

“We know that London is among the top destinations for international travel from Austin and equally, Austin is home to some of the most important global cultural events,” Doyle said in the airline’s announcement. “We are looking forward to providing a convenient and high quality service to new and existing customers.”

“As the mayor of Austin and a former pilot, I could not be more excited about this announcement by British Airways, one of the world’s foremost carriers,” Austin Mayor Lee Leffingwell said.
