High profile lakeside apartment project ramps up construction

Quote:
The high-rise apartment community under construction near South Congress Avenue and Barton Springs Road has been rebranded as The Catherine.

The 19-story building under construction just to the south of the Hyatt Regency Austin is a partnership between the Hunt Cos. Inc. of El Paso and SLR Residential, an affiliate of StreetLights Residential of Dallas.

The project, which has been a long time in the works, is now at the fifth floor of construction, and the first phase will be delivered about a year from now, according to Jim Dobbie, senior vice president of development for Hunt’s southwest division.

The partnership acquired the site at 214 Barton Springs Road in December 2012 from Crescent Resources LLC, which had planned to build condominiums dubbed, “Aquaterra” since 2006.

Shake Shack is coming to south Lamar in 2014

Quote:
Friday, October 18, 2013

The Statesman reports that Shake Shack is coming to Austin in "late 2014." The insanely popular hamburger, hot dog and custard mini-chain, operated by Danny Meyer's Union Square Hospitality Group, will open in the new Lamar Union development along with the rebuilt Alamo Drafthouse. The first Shake Shack opened in New York's Madison Square Park in 2004 and was instantly known for its epic, Franklin-level lines. The restaurant has since expanded to numerous other locations, including Philly, D.C., and Boston. The Austin location will be the first in Texas. With both In-N-Out and Shake Shack expanding to Austin in 2014, will Austin become another front in burger wars?

Matthew Odam's post for the Statesman also mentions that the Lamar complex will be home to Cantine, a new restaurant from the Asti and Fino group. Update! The full press release is now below. The Austin menu will feature Shake Shack "classics," including their "custard concretes."

Last year we discovered planning efforts for an apartment tower with the working name of “Trinity Place.” The forlorn metal building on the corner of Trinity and Cesar Chavez was acquired by World Class Capital Group.

Since then, there hasn’t been a peep out of the site leaving many of us wondering what would happen there. We’ve now discovered some proof-of-life based on public records filed by the engineering team.

The name “Trinity Place” has been scrapped, it is now dubbed “99 Trinity Tower” and is being proposed as a mixed-use residential skyscraper seven stories taller than the neighboring Four Season Residences.

The applicant is proposing a 39-story tower with:

~14,000 square feet of restaurant on the ground level. Those are unchanged specs from last year. Above that, the first 8 floors will be dedicated for parking, with the remaining floors being dedicated to about 350 residential units.

Even with the Lakeside Apartments to the south, the structured parking garage will allow clear lake views for most of the residential units above.

The project is proposing Great Streets standards along Trinity St., and to build a hike and bike trail to connect to the existing Lady Bird Lake Trail.

While we know what is being proposed, it still remains to be seen if it will come to fruition in the end. The applicant is trying to nail down the base floor-to-area ratio (FAR) provided by the zoning, and navigate restrictions within the Waterfront Overlay “North Shore Central” district and will have to wait for the city, which could take some time if history serves as a guide.

The ball is rolling on this site. The demolition permit was issued to scrape the dilapidated metal structure for whatever lands there.

I can't wait until Seaholm and Green Water Block 1 are built and you can no longer see the Frost Tower from this angle. I really dislike the way Frost looks, especially at night. It's too much light at the top. They need to take it down a notch so that it doesn't stand out so much. It also looks like a building you see in a small town, not a big city; essentially because that's what Austin was (a smallish town) when it was built.

Apartment tower to kick off Green Water redevelopment

Quote:
By Shonda Novak
Febuary 5, 2014

Construction is about to start on one of downtown’s highest-profile projects, one that will transform the former Thomas C. Green Water Treatment Plant into hundreds of apartments, offices, hotel rooms and shops.

Trammell Crow Co., which the city chose in 2008 for the redevelopment, released new details about the project to the American-Statesman on Wednesday.

The first building to start will be a three-tiered mixed-use tower that will soar 38 stories at West Cesar Chavez and San Antonio streets and have about 440 apartments, including 50 that will rent at below-market rates, Trammell Crow said. It also will have more than 40,000 square feet of office and retail space.

Johnathan, your Fifth + West link doesn't work. How high is it supposed to be?

Opps I apologize about that, I was in a rush. The top floor will be 420ft. The mechanical height will top out at 450ft.

37-story tower planned for W. 5th St.

Quote:
Proposal submitted to the city:

https://www.austintexas.gov/devrevie...erRSN=11056288

The address is 718 West 5th Street on the lot that is east of the Austin City Lofts. The project is being called

5th & West.

The stacking plan shows the main roof at 425 feet 10 1/2 inches. The mechanical penthouse continues up for another 26 feet. So 451 feet 10 1/2 inches - or 452 feet if you round it up. The highest occupied floor, the 37th floor, tops out at 412 feet. A Capitol View Corridor runs through part of the property, so to cope with that the tower's facade will step back at an angle.
