You can see how the design for that pool room evolved:

And all along the way, they never lost touch with the uterus motif.

UK fund loans Zeckendorf $450M for 520 Park Ave. project
http://therealdeal.com/blog/2014/10/...k-ave-project/

Quote:
Zeckendorf Development received a $450 million construction loan for its 51-story condominium tower at 520 Park Avenue in Midtown East. British hedge fund the Children’s Investment Fund Management, which notably loaned $660 million to Silverstein Properties last year for 30 Park Place, likely provided the mortgage, a source told the New York Observer. Zeckendorf announced last month it would ask $130 million for the 12,394-square-foot penthouse triplex at its 520 Park development, the priciest current listing for a condominium unit in New York City, as previously reported. The New York State attorney general has approved the offering plan for the 31 units.

My only guess is that it has something to do with the cantilevered East side of the tower somehow being better suited to the terrace (or I guess, not suited to support the crown if the orientation was reversed?) ... anyone have an idea why they did that? If I'm an appraiser looking at the terrace, I'm knocking off that $30 Million right off the bat.
Maybe the faced it westwards to have natural light there in the evening and you can watch sunset from your terrace.

Edit: Nevermind, rotated it wrong.
The faced it eastward, so no sunlight in the evening.
..Even more questions.

I walked by the site today and looked at the large color rendering. This tower will be beautiful. The details are gorgeous. However, as previously noted, the four dilapidated tenements to the west really detract from this project. Not only are these buildings disgusting, but the stores in them (e.g., nail salon and a filthy bodega/deli) are gross. Who would spend $100m to live on this street is beyond me.

Interestingly, two blocks away on Lex and 60th will be Worldwide's new tower.

P.S.: I didn't realize how few units this tower will have.

I really underestimated this height wise!

It really does add some great height to the area pushing it northwards; it's also nice to see a 'classic' style being used which contrasts against and adds to the Trump/Citigroup/Bloomberg cluster

It adds depth to the character and history of the city; despite being a 21st century build! - I can't quite put my finger on what I mean, but I hope others understand

First Look Inside 520 Park, Home of NYC's Priciest Apartment

Quote:
The eagle eyes over at BuzzBuzzHome spotted that the full website for 520 Park Avenue is live, baby. That means the very first renderings of the Robert A.M. Stern-designed apartments, which will be full-floor at a minimum. Building 31 apartments over 54 stories, Zeckendorf Development plans to ask $130 million for the penthouse of the classic-looking tower—whose entrance will sit on 60th Street between Park and Madison avenues. That's an ask that will handily best the current most expensive property in New York City, which is a combo in Battery Park City that wants $118.5M.

520 Park's new site holds the first looks at the streetside entranceway, the lobby, the "salon," the garden, the curving staircase that will grace the foyers of multi-floor residences, the master baths, and the views, as well as the tower in the context of its neighbors on the Upper East Side and in Midtown East...

I suspect the actual limestone will look better than the renders, as it usually is with real stone:

Looks like Stern is getting more skilled architects, at least on the street level detail.

Very nice indeed!! The 2nd coming of the Limestone Jesus baby!!

I wonder where this garden will be located??

I definitely don't think it's in the 60th street side. Where will they have the room? I dunno.
