This tower with the crown covering the mechanicals will easily exceed 800'.

I'm very happy with the initial rendering & will be a great addition to a not so greatest little strip on 60th street btw Park and Madison as RW mentioned.

The good news is there seems to be a bunch of activity currently going on with a buildings across the street and adjacent to. I just don't know what kind of work is currently going on. Hopefully the work being done will improve the street scape aesthetically to go along a very nice base for this tower.

All the Stern buildings currently betw. 15 CPW, 220 CPS and 30 Park Pl all have this great feature with the motor court and I don't think this one would have one cuz I don't think think there is any room unless this tower is set back further from the street which I'm not aware of.

Yes, re: what RW said, I think the location is excellent, but the surrounds could use slight improvements -- and it is feasible that they will rapidly re-develop as the Zeckendorfs tend to have a 'magic touch' when it comes to building super-luxe.

Out of the new towers, 520 Park Avenue and 220 Central Park South definitely have the best addresses; not sure which of those two would be better, though. Central Park South's cache has rapidly risen in recent years while Park Avenue's value has been relatively stagnant for quite some time... I'd probably give the nod to 220 CPS.

As for the $100M penthouse, I will bet that the top unit at 220 CPS sells for more per square foot and more overall than the top unit at 520 Park.

Also: they literally sharpied the 'rendering' of this tower on the signage where it's required... it's LOLworthy. But typical.

1st design: A bit boring
2nd design: Looks like an architect, tried to blend Art Deco and modern design, but it doesn't succeed.
3rd design:Okay but the crown takes getting used to
4th design: My favorite of these designs. Could turn out nicely

Seeing them all together like that, especially in hi res, I have to say that I'm actually beginning to temper my enthusiasm for RAMS's aesthetic. As ThatOneGuy says, it's definitely postmodern, and I think it shares some of those flaws: namely not enough of the details and flourishes that make the best NYC towers stand out. 30 Park in particular, is 75% a flat-surfaced box masquerading as art deco.

A few more little setbacks, cutaways and non-90-degree angles, as well as something more daring in the crowns, would go a long way for me personally.

God, I really hope the rumors come true and Stern is involved with a couple of the towers in the second phase of Hudson Yards... love modern/ classical blend he brings to complement all the glass towers going up. We need the contrast and he does it so well...wish at least he can also design one true supertall.

The lack of details has always been the problem when heaping praise on Stern. Nobody can compare the crown on 220CPS to those of the real Art Deco masterpieces and not be highly disappointed.
