I don't know. It's excluding air rights anyway (according to the article).

502 Feet
52 Floors
220,638 sq ft
SLCE Architects

Permits Filed: 138 East 50th Street
http://newyorkyimby.com/2014/06/perm...th-street.html

138 East 50th Street -- the garage at center -- via Google Maps

Quote:
Extell bought the site for $61 million in 2012, but The Real Deal reported that Ceruzzi Properties acquired the site from Extell last August
Quote:
SLCE as the architect of record, and the new tower will be a relatively large hotel, totaling 220,638 square feet. Plans include a 7,036 square foot retail component, and above, the 52-story skyscraper will be divided between 764 rooms, and 138 East 50th will stand 502 feet to its roof.
I thought this site had aprox 1 msf? Well, anything is better than a garage and this would definitely would be a filler considering this will not be luxurious. 502ft is good tho.

This likely will be an average looking 200m tower.

Not even a skyscraper, much less a supertall. Sigh.

At least it's better than a parking garage.

I just walked by. The heinous garage is gone, but there's no activity for the tower yet.

Pelli is now the architect! Height bump to 803'

YIMBY can now reveal the latest plans for the site, which have changed significantly, and the entirety of the building above the retail base will be condominiums. The project has also received a significant height boost, and is now slated to stand 64 stories and 803 feet tall, with Pelli Clarke Pelli serving as the design architect.

Not bad at all, especially after we thought it would only be about 500 ft. There's enough going on to keep the glass facade from being too dull (including what appears to be a "zig zag" pattern of slightly slanting terraces.)

Only downside is it will probably block some views of 30 Rock from the East River, but this is skinny enough that it shouldn't from most angles.

I like it. I'm glad it's not another hotel at least. But again we have the unnecessary setback at street level.

Moving forward

After Years in New England and NJ, Ceruzzi Properties Is Making a Big Play for Manhattan

https://commercialobserver.com/2015/...for-manhattan/
Quote:
Commercial Observer: In August 2013, you bought 138 East 50th Street and 141 East 49th Street, plus air rights from Gary Barnett’s Extell Development. What was the total price?

Mr. Ceruzzi: We are in that land today. I think our total number for the land and air rights and closing costs and carrying loans is about $120 million. We hope to start construction by the end of the year. It’s in the high-$130s today with all of the plans and everything else that’s been done at the property, and also the demolition.
....
our goal is to be in the ground on 50th Street late this fall

Pelli Clarke Pelli's 138 East 50th Street Rises, Take a First Look at its Terra Cotta-Infused Facade
December 19, 2016
Quote:
In Midtown’s skyscraper jungle, a new bamboo shoot is starting its 64-floor climb. On a parcel tightly hemmed in midblock at 138 East 50th Street between Lexington and Third avenues, cavernous foundations have been poured and the project’s first story is now above street level. Co-developed by the ambitious duo of SMI USA and Louis Ceruzzi’s Ceruzzi Properties, the 270,000 gross-square-foot project will be a soaring glass shaft housing a mix of retail and condominium residences.

800 feet tall and lost in the crowd. Only in New York (or perhaps Hong Kong, Shanghai or Dubai).

What is that tall tapering tower in the upper right that looks like the TransAmerica Pyramid in San Francisco?
