2.1.1 项目性质及建设内容

合肥粤丰置业有限公司投资的合肥恒大中心项目(D 地块)于 2013 年 11月 21 日经合肥市发展和改革委员会(2013)388 号文同意备案。项目占地 28670.5平方米,总建筑面积 489087 平方米(其中地下 137500 平方米)。
项目建设内容主要包括:4 栋办公楼,其中 D1 塔楼为 20 层,D2 塔楼为29 层,D3 塔楼为 51 层,D4 塔楼为 60 层;1 栋 3 层的商业裙楼。项目总投资约 20 亿元,环保投资额 1135 万元,环保投资占工程总投资的0.57%。
本项目主要建设内容见表 2.1-1,主要经济技术指标见表 2.1-2。

2.1.2 总平面布置

本项目地块东临衡山路,西临白云山路,南侧为南宁路,北侧为岷江路,详见图 2.1-2 建设项目总平面布置图。
恒大中心 D 地块为汇集办公、商业为主的超大型城市综合体。共有 4 栋塔楼,以“竹”为概念出发,呈逆时针逐渐升高布置,分别位于基地四角。
西南角的 D1 塔楼为 20 层,东南角的 D2 塔楼为 29 层,东北角的 D3 塔楼为 51 层,西北角的 D4 塔楼为 60 层;D1 和 D4 塔楼、D2 和 D3 塔楼之间均有连廊连接;四栋塔楼主要功能为办公。
3 层商业裙房一栋,楼高 17 米,位于 D3 和 D4 塔楼之间,主要配套服务于本地块办公。

本地块在四面城市道路上均设有基地出入口。本地块三组机动车坡道集中布置于基地内侧,以留出塔楼更多的面向城市道路的展示面。商业流线在南北出入口间可以贯通,并在中部设下沉广场联通地下商业。本地块与西侧的恒大中心 C地块地下室跨过白云山路联合建设、一体设计,并与北侧恒大中心 AB 地块的地下商业相连,形成环状商业街。
商业裙楼、地下商业广场、连廊等,将四栋超高层有机联系起来,相互促进商业消费,共同塑造一个和谐完整的商业综合体的形象。总平面布置基本合理。

项目方案设计 :* *Genselr

2.1.2 General layout

Hengda D center brings together land for office and commercial complex consisting mainly of mega-cities. A total of four towers, with "bamboo" as the concept, anticlockwise arrangement gradually increased, which are located in the four corners of the base.

Evergrande IFC

This project is in BingHu New District. Subway probably line 2, 3, so subway here will be finished end of 2017-2018. Some line 1 comes here also. Evergrande doesn't build anything so probably should see Greenland or state developer project.
