Thought I'd add to Rey73s edit with 80 South street (roughly 310m) and 45/55 Broad Street at roughly 320/30m! (Which it could achieve quite easily at the moment), 56 Leonard and 30 Park Place peaking through :

I can't wait to see the final design. This is great for downtown, but it still creates a dilemma cause now the downtown skyline doesn't have a peak like it would've had with just the WTC towers. Not gonna complain, but now it leaves the door open for something else to come steal the show.

I'm happy to see another super tall going up in NYC but I can't help to feel a little disappointed that this will destroy the spiral effect of the WTC before it would be visually realized.. It would have been nice to have a couple years of the WTC completed to get some of those fantastic angles from Jersey; given 2WTC's status, I doubt that possibility.

Very simple design, but I'm glad to see that it will majorly transfer the visual impact of downtown away from the WTC, which is a really pathetic development.

Oh thank god! I didn't realize that! But due to the architects astounding creativity in designing boxes I doubt the design will change much. But hopefully they can pull another 432 park ave and create something beautiful in its simplicity and materials used to clad the building. I think that an overlapping glass panel design would look good, give it some flare, more than a sleek box. Over all I am glad that shoo took this project to a new height.

I wouldn't call the WTC a "pathetic development" but to each it's own.
As far as the design, the Dailynews seems to confirm what Yimby (and VG) said which is that the tower is still being designed.

Under normal circumstances $2,500/sf would indeed be shvnuts, but considering the current market and with comparable condos selling at that price or higher downtown, I wouldn't be surprised if that worked out. Also the views from this tower will be unrivaled downtown, not to forget the direct view of the WTC site. It remains to be seen if that happens for sure.

As far as the design, after looking at it for some time, I gotta say, I might be in the minority here but I would love for it to remain as is. It almost looks like 1WTC on one side and it's skinny brother on the other, I love the way that skyline looks. Besides I welcome any glassy version of 432Park.

Lots of questions for 125 Greenwich St.
1. Would it be affordable for the middle class or is it just another millionaire upper class residential skyscraper
2. Would people think this is apart of the WTC.
3. Or even worse WTC would people start calling this 1WTC or 2WTC.
4. Will they try to keep a nice simple design so it won't take that much attention from the WTC.

I agree re: the design. However, I don't think he'll get the pricing that he's shvoping for. The immediate area is shoddy and it adjoins two high schools filled with hoodlums.

the " hoodlum" comment cracked me up.
I work in the area and honestly I haven't noticed them, if anything if I was a buyer I'd be more bothered by the wave of tourist flocking to that area on a daily basis as well as the crappy retail and fast food chains near by. To your point the area needs sprucing up, and it is getting spruced up with new condos like 50 west and other hotels popping up, in the end it's not too bad of a location but we'll see how it unfolds.

I agree! I think the area will unfold just nicely eventually. South of the WTC is slowly changing and evolving and before you know it, Da hoodlums will be gone. Lol.

Consider what is happening... You have the Greek Church, Liberty Park, 133 Greenwich, 125 Greenwich, Trinity Tower & 50 West street that are being developed. Maybe soon, 5 WTC gets a real proposal for some mix use hotel/ offices too down the road. Super duper high end shopping a stone throw away! Within the WTC perimeter you have best armed police force in the World! Who's going to make trouble soo close to the hornets nest??

Shvo is a risk taker and a gambler and he's betting he can meet $2,500 per and if he builds ultra quality he may just can pull it off. I admit, it's a tall order but he seems to have the balls to try and I'll give him props for that.

A good chunk of the units will probably be for investment and thus will sit empty. So it doesn't matter that the area isn't like the UES.

The tower is kind of growing on me. I think it would be much better in midtown, though.
