At least its rational, it doesn't have some tacky mock spire or pinnacle like the Beekman

Somehow I think it would look really cool as a third Comcast tower in Philadelphia, fits the style in a way.

New Renderings Confirm 125 Greenwich Street’s Supertall Status
[IMG][/IMG]
Less than two weeks ago, the foundation was completed for a new mixed-use tower in the Financial District. Now, new renderings are out for the building going up at 125 Greenwich Street, thanks to the eagle-eyed contributors on the YIMBY Forums, and they would appear to confirm a final height exceeding 1,000 feet, given the tower will stand taller than the nearby 977-foot-tall 4 World Trade Center at 150 Greenwich Street.
The building is being developed by New Valley, Bizzi & Partners Development, and SHVO. The view seen at the top of the page shows off a multi-story section in the middle of the building full of greenery. There is also outdoor space atop the building’s base and on the roof.

Renderings also indicate the skyscraper’s roof will be illuminated, though whether that translates into reality remains to be seen.
Then there is this view, which shows off the texture of the building not apparent from more distant perspectives. The exterior won’t be entirely glassy, with two bands of what appears to be concrete lining the northern side of the tower.
According to the most recently filed new building applications, the structure will rise 841 feet, although the new images would indicate a roof height of just over 1,000 feet. The marketing floor count will total 88, though updated DOB applications with the final building height and actual floor count are not yet available.

Per Bizzi & Partners, the tower’s 275 units will range from 400-foot studios to 2,500-square-foot three-bedrooms. They will have 10-foot ceilings and interiors designed by London-based March & White. The developer also says there will be 16,000 square feet of retail space, though that is not currently reflected by DOB information.
The location is between Thames Street and Albany Street. Completion is expected in 2018.

I want to hate it, but it's actually not terrible.

Well, that is quite a statement

Is it just somehow terrible, a little bit terrible, slightly terrible, ok, not bad or what

With that joke of a spire taken out of the renders it really doesn't look that bad. Could be better of course. I can live with it though.

To my eyes, this is sinfully ugly. It's clumsy and I don't understand the thought behind the design. I don't like it at all.

Looks to my that unlike other high end residential towers which tend to pick one view and focus that way (all the billionaire row towers except 432 Park) or they offer 360 options.

This one has 2 opposite facing banks of apartments(looks like you can get a east view apartment or west). I am guessing they did this because it picks the 2 most valuable angles for a unit to face(a north view would blind you in the reflection of 4 WTC). So the design seems to be driven by a functional choice they made.

It's a shame it disturbs the WTC, assuming that ends up looking decent without any box stacks tipping over.

I don't hate the design, either, looks perfectly average.

I actually agree. It's not the worst thing in the world, but it's far from the best. It won't add anything aesthetically to the skyline, but it won't ruin it either.

It's pretty much a case of form follows function. To add to tokilamockingbrd's point, I think the two shafts are elevator core with no design other than a blank wall, and the tree balcony levels are there for rich people to enjoy tree balconies. And it's wearing an ugly hat.

It looks like it actually has 65-70 floors... not 91.

91 is the marketing count for the number of floors. It seems most new residential and even a few office towers are using this tactic now.

What does that mean? You saying that now marketers say it's 90 floors because it has the height of a 90 floor building.. though it only has 70 real floors. Is that it?

I'm really not a fan of the bare concrete parts. The glass looks good though.

yes. What they try to say is that before (like decades ago) a building this tall would have been 90 floors. I guess it helps them sound more impressive.

I like it. Fits nicely into lower manhattan but nothing that will make too big of an impact.
