Research centre to help development in Kedah
Monday September 3, 2007 SINTOK: Universiti Utara Malaysia (UUM) has set up a Northern Corridor Economic Region Research Centre (NCER-RC) to help develop Kedah. UUM Chancellor and Sultan of Kedah, Sultan Abdul Halim Mu’adzam Shah, said the centre would be under the university’s Kedah Develop 2010 Unit. He said UUM would use its expertise to conduct studies in various fields, including property management, services, tourism and agriculture for the state. “Focus would be on research to find out how NCER development projects can help Kedahans with low income,” he said in his speech during the university’s 20th Convocation Day here yesterday. The Sultan said he wanted UUM to conduct research that could used to gauge development projects under NCER. He said UUM had a total of 1,170 lecturers in various fields, including 120 people in law and international studies. UUM Vice-Chancellor Tan Sri Dr Nordin Kardi, in his speech, said UUM would maintain its flexibility, liberalism and the ability to change with the times to produce outstanding results. “UUM has become the first choice among students because we produce graduates with soft skills that are much needed in the working world,” he said. He said to ensure the university became the first choice university, UUM planned to provide a knowledge environment through research, publishing and consultation. Dr Nordin also said that UUM would also develop the students’ personalities, and entrepreneurship and leadership skills through innovative and relevant curriculum and co-curriculum. “I hope the UUM alumni will work with the university to achieve the plan,” he said. A total of 2,376 students graduated during the two-day convocation that will end today. UUM has produced 53,000 graduates in various fields since it was set up 23 years ago. |

Promoting cruises on Kedah rivers Project will be completed by the end of next year
Wednesday September 5, 2007 By SIRA HABIBU TheStar Kedah Economic Planning Unit director Datuk Bashirudin Abdul Jamil said the beautification project would be completed by the end of next year. “The existing boardwalk at Tanjung Chali will be expanded for recreational purposes,” he said. He said the Tourism Ministry had provided the allocation to beautify the 8km-long Sungai Kedah and part of the 12km-long Sungai Anak Bukit under the Ninth Malaysia Plan. Bashirudin was speaking to reporters after going on a cruise with Kedah Tourism Action Council general manager Nasir Mustafa, Alor Star City mayor Datuk Abdul Mukthi Abdullah, Public Works Department director Baharunuddin Che Zain and Drainage and Irrigation Department district engineer Mohamad Nazif Daud. “Pollution along the river can be effectively checked once the proposed State River Administration Board (Luan) Enactment comes into effect next year. “The bill will be tabled this year and once gazetted, action can be taken against river polluters,” he said. Bashirudin said the state hoped that Sungai Kedah would regain its past glory as the main transportation hub. In the past, large ‘tong-kangs’ could even ply the river. “This can also reduce traffic congestion on the main roads, especially during major social events,” he added. Nasir said the river beautification project would be a boon for the tourism industry as the proposed river cruises would be a hit among Malaysian and foreign tourists. “The historic Zahir Mosque, Rumah Merdeka, Menara Alor Star, Istana Anak Bukit and the museum are among the magnificent structures people can view during the river cruise,” he said. He said that to make the river scenery more pleasant, new buildings constructed along the riverbanks should face the waterfront. |

Plenitude to launch 3 projects
They have GDV of more than RM340mil PETALING JAYA: Plenitude Bhd expects to launch three projects with a combined gross development value (GDV) of more than RM340mil by the first half next year, said acting chief executive officer Khoo Yek San. A piece of land in Batu Ferringhi, which is targeted for residential development, has a GDV of some RM120mil while the Lot 88 project in Sungai Petani is worth RM136mil. “The mainland will see spillover effects from Penang island. Khoo Yek San “Sungai Petani, being only 45 minutes away by highway, will also benefit given the competitive and affordable prices,” she told StarBiz in a telephone interview. The company's Batai project in Damansara Heights would comprise bungalows valued at about RM88mil in total, Khoo said. On the back of these, earnings for the years ending June 30, 2008 and 2009 were likely to be significantly better, she said. For the year just ended June 30, Plenitude's pre-tax profit rose 10% to RM82.7mil from RM75.2mil a year earlier while revenue improved 7.7% to RM238.2mil from RM221.1mil. Earnings per share increased to 41.82 sen against 38.81 sen previously. Part of the improvement was contributed by Taman Puchong Prima in Puchong, which saw higher sales, thanks to it being the only available freehold land in the vicinity, Khoo said. Plenitude is also the developer of Taman Desa Tebrau and Tebrau City in Johor. Due to their proximity to the Iskandar Development Region, property value has increased substantially. Khoo said the company intended to leverage on that by turning some of its future developments into high-end residential properties like bungalows instead of terrace houses as initially planned. She said the opening of an Ikea outlet in Tebrau City by year's end would further boost interest. “Singapore, Vietnam, Dubai and Abu Dhabi are seeing a boom in their property markets. This will have a spillover effect on Malaysia, with property prices in Johor and Kuala Lumpur to increase soon,” she said. The cash-rich company also plans to have a more sustainable income, going forward. ![]() Khoo said the developer planned to set up a hotel in Taman Desa Tebrau to cater to the growing number of tourists. “We already own the Tanjung Bungah Beach Hotel in Penang, which contributes about 6% of group revenue,” she said. Plenitude was also looking to expand into Vietnam and Indonesia, Khoo said.

EUPE to launch RM685m projects over next 4 years
18 Oct 2007 7:49 PM THEEDGEDAILY EUPE Corp Bhd will launch property projects with a gross development value (GDV) of RM685 million over the next four years, which is a sharp increase from the RM100 million to RM170 million in current billings, HLG Securities Research said. It said EUPE, a mass-market housing developer, owned 680 hectares of development land in south Kedah and had a 50% market share of the Sungai Petani property market, which generated a consistent level of annual sales. “Management is guiding for 20% earnings per share (EPS) growth over the FY08-09, which translates to a FY2/09 price earnings (PE) of 7.2 times, comparable to its small-cap property peers,” it said in a recent report. HLG Research derived a fair value of RM1.27 for EUPE based on a sum-of-parts valuation and assuming a discounted cash flow of RM770 million on a six-year planned GDV and current unbilled sales. Other assumptions were the future value on its development landbank and a 12.5% discount rate, based on the property sector’s 12-month earnings yield. “At our fair value, EUPE trades at a FY08 PE of 12 times and FY09 of 10 times respectively, a 10%-20% premium to other small-cap property developers, which we justify given its relatively bigger landbank and higher trading liquidity,” it said. HLG Research expects property demand in Sungai Petani to benefit from the spillover of Penang’s property boom given its 35km proximity and cost appeal to entry-level home buyers, as well as the government’s Northern Corridor Economic Region (NCER) initiative. It said the NCER initiatives were to speed up economic growth in Penang, Kedah, Perlis and northern Perak, and were targeted to draw RM177 billion of investments over 2007–2025 into agro-based industries, logistics, manufacturing and tourism. HLG Research said the group also has good execution records and product marketability with its management constantly monitoring and designing innovative products, such as dual kitchen and high ceilings, to cater for market needs. |

RM9m to beautify two waterfronts
Friday November 30, 2007 TheStar KEDAH will spend RM9mil to beautify the Sungai Kedah and Sungai Anak Bukit waterfronts. Mentri Besar Datuk Seri Mahdzir Khalid said work on the project would begin in June next year and be completed in 2009. He said the state would build a 1km-long walkway along Sungai Kedah from Masjid Zahir to Dataran Tanjung Chali. “Another walkway along the Kedah river will be built from Dataran Tanjung Chali to Mini Marina near Ampang Jajar. “The stretch along the Kedah river will be about 1km,” he said. Mahdzir was speaking to reporters after going on a river cruise with state Tourism, Youth and Sports Committee chairman Datuk Othman Aziz, state Industry, Transport, Science and In-novative and Chinese Community Affairs Committeee chairman Datuk Chong Itt Chew and state Public Works, Energy and Nature Committee chairman Datuk Nawawi Ahmad. They went on the cruise to check out the plans for Sungai Kedah and Sungai Anak Bukit. Mahdzir said the state also planned to build a suspension bridge across Sungai Kedah from Dataran Tanjung Chali to Kampung Seberang Nyonya. “This project is mainly to enhance and beautify the area and also to reduce water pollution in the river,” he said. Mahdzir said the state planned to hold various traditional water sports on both rivers once the project was completed. |

It’s now Langkawi, the Jewel of Kedah
By EMBUN MAJID ALOR STAR: Langkawi has been renamed Langkawi Permata Kedah (Langkawi, the Jewel of Kedah). Kedah ruler Sultan Abdul Halim Mu’adzam Shah had consented to the change of name at the investiture ceremony held in conjunction with his Golden Jubilee celebration yesterday. The Sultan said that the new name was chosen so that international tourists would acknowledge Langkawi as being part of Kedah. In line with the name change, Sultan Abdul Halim urged the state government to improve the ferry facilities at the Kuala Kedah terminal, which is the gateway to Langkawi. “I hope that the state government will upgrade the facilities at the terminal to international standards as it is the main entrance to the island,” he said in his keynote address during the investiture ceremony at Istana Anak Bukit here yesterday. The new name would be used in place of “Langkawi Geopark”. It will also be used during official functions and printed on letterheads when introducing Langkawi to the world. At the investiture ceremony, Sultanah of Kedah Tuanku Haminah Hamidun who was conferred the Darjah Kerabat Halimi led a list of 71 people who were bestowed awards. Speaking to reporters later, Kedah Mentri Besar Azizan Abdul Razak said the name “Langkawi, the Jewel of Kedah” was a present for the Sultan in conjunction with his Golden Jubilee. “I believe the name Langkawi, the Jewel of Kedah is much more suitable for the island compared to Geopark or Pulau Lagenda,” he said. |

Kedah upbeat on projects
Tuesday October 28, 2008 ALOR STAR: Several of the 18 tourism projects in Kedah -- involving RM79mil -- set to be implemented this year under the Ninth Malaysia Plan are completed. Kedah Tourism Action Council chairman Datuk Othman Aziz said five of the projects were completed on schedule, one ahead of schedule, three delayed and the rest set to be finished on time. The completed projects involved the building of infrastructure and beautification of tourist spots in Pasir Hitam and Pantai Cenang, the area around Gunung Jerai and the Flora and Fauna Park in Titi Hayun, and upgrading of tourist facilities at the Bukit Hijau recreational park, Kulim. Speaking to reporters at an Hari Raya open house at the Kedah Tourism Malaysia office here, Othman said the completed projects cost RM6.5mil. He said 10 projects were going on as scheduled and are expected to be completed by the end of the year. He said the Kedah Tourism Board would focus next year on a homestay programme themed “Holidays, Tourism and Students” and eco-tourism projects to attract more domestic tourists. “Today’s open house is the start of a new tourism promotion campaign called ‘Zoom!
