Contributing to the nation’s prosperity

Project in Hyderabad
RInfra has been awarded the Hyderabad Trade Tower and Business District Project by Andhra Pradesh Industrial Investment Corporation (APIIC) through competitive bidding. The project entails development of a 100-storied tower along with other commercial developments on a 76 acre plot in western Hyderabad on the upcoming outer ring road.
Project in Navi Mumbai
We are also developing a 45 acre IT special economic zone, through a subsidiary as a part of its Dhirubhai Ambani Knowledge City campus at Navi Mumbai. The development would have around 4 million sq.feet of office space along with a 4 star hotel. Various permissions from MIDC as well as the final SEZ approval from the Ministry of Commerce of GOI have been obtained.
We also have a number of other real estate and SEZ projects in various stages of bidding / negotiation / planning with over 400 million sq.feet of mixed use built up potential including Jaipur Ring Road and township, Noida Multiproduct SEZ, etc.

From Structural Consultants Ramboll's Website;

<-- Zoomed view of the same -->

Excerpts from the website;
Quote:
HYDERABAD TRADE TOWER:

Our client is a consortium planning to create a bold new landmark in Hyderabad: a circular tower 425m high.

One hundred storeys of commercial space is intended for flexible, mixed usage – offices, hotel accommodation and retail space are all possibilities at concept stage.

The circular plan of the tower makes for a structural solution that is both economic and elegant. The scheme we developed involve 12 mega columns at the perimeter and thus avoids the need for internal columns, maximizing the flexibility of internal space. Bracing between the columns is externally expressed and forms part of the building’s aesthetic. Internal cores support flat slab floors, which together work with the perimeter columns to provide lateral stability.

Initial plans also include a three-storey basement, although this, the roof structure and other details are subject to change.

The title should be changed, 450 meters isn't 1368 feet. 450 meters is 1476 feet while 1368 feet is 417 meters

Reliance Infra is taking one more crack at building a 100-storey business tower in Andhra Pradesh. The proposal for the project, which was shelved in 2008, has been revised, CNBC-TV18’s Appaji Reddem and Ashmit Kumar report.

Anil Ambani's dream to change the landscape of Hyderabad may still come true. Reliance ADAG is working on resurrecting an Rs 8,000 crore project -- a 100-storey business tower and a business district in Andhra Pradesh. It's a project that would have become a landmark in the city, but was shelved a few years ago due to unfavorable market conditions.

Now, the company has filed a revised proposal for the project, with one change -- it wants to build the business district first.

Jayesh Ranjan, MD, AP Industrial Infrastructure Corporation said, “The project is still on. The promoters have asked for some re-structuring of some terms and conditions. In the present market scenario, they feel that in terms of sequencing, the central business district should come first, followed by that 100 storied tower. In the original terms, it was suggested that they should first build that tower and then they will be permitted to build the central business district.”

As per the original plan, the Rs 8,000 crore project was floated through a special purpose vehicle.

Reliance Infra held a 66 percent stake in the vehicle. Technical partner Sobha Developers held a 23 percent stake and the APIIC held the balance 11 percent.

While Reliance ADAG has not responded to our queries on the project, the AP government has confirmed that the revised plan is under active discussion.

Ranjan said, “We have engaged some consultants to study whether this request is genuine and what will be the implications on the State government. And APIIC Board is discussing about it regularly. And the project is very much on. If we agree to the revision in the terms and conditions, then they'll construct it accordingly.”

But getting APIIC clearance will only be step-one. Reliance ADAG's 100-storey business tower project will no doubt be one of its kind in the country... But the company will have to pound some heavy duty pavement to get cracking, especially when it comes to securing the mandatory environmental clearances, rope in tenants, and achieve financial closure.

In Dec 2012, the company had formed a JV with China's real estate developer Wanda Group

The Board of Directors of Anil Ambani-led Reliance Communications (RCom) will meet on July 7 to consider proposal for “unlocking value” from the real estate properties held by the companies and its subsidiaries.

In a regulatory filing, the company has informed the stock exchanges about the board meeting, without disclosing further details.
In December 2012, Reliance Group had formed a joint venture (JV) with China’s leading real estate developer Wanda Group to do real estate projects in India.

The JV would develop integrated township projects in India, including commercial buildings and residential apartments, hotels and retail space.

After signing the JV, the company has said in statement that among the first real estate projects of the JV would be in Navi Mumbai and Hyderabad.

The 135-acre Dhirubhai Ambani Knowledge City in Navi Mumbai, owned by Reliance Communications, has a development potential of 10 million square feet (sq ft), subject to necessary approvals.

The Hyderabad project is an 80-acre new business district owned by Reliance Infrastructure, having an unlimited floor-space index for development for commercial and residential purposes, hotels, etc. There are plans to develop up to 10 million sq ft area here in a phased manner.
