Al Furjan, meaning ‘a collection of houses or a small village’, is an innovative community that when complete will contain more than 4000 homes. Some 70 commercial and residential apartment plots, with average sizes ranging from 3,000 to 5,000 square metres, have been handed over to purchasers since 25 December 2007 - more than two months prior to the official handover date of March 2, 2008.

The news follows the success of the initial launch when Phase 1 of Al Furjan completely sold out, with more than 800 units sold in less than a week.

Mohammed Rashed bin Dhabeah, Director, Al Furjan and Jebel Ali Village, said:

“This is a significant achievement for the Al Furjan team who worked diligently to ensure plots would be available to purchasers prior to the official 2 March 2008 hand-over date. The team has also introduced permanent plot identification markers and signage for each plot to assist the purchaser to easily site their property.

“This is a key milestone in Al Furjan’s progress and we are elated that we have delivered these plots ahead of schedule to our purchasers.”

Al Furjan has been created with families and community in mind, and follows the values of ‘new urbanism’ which captures the principles of traditional neighbourhood living through planning and architectural techniques that work together to create human-scale, walkable communities. The development is comprised of four communities, each of which are defined by their individual neighborhood centre which will contain a wide range of amenities, including supermarkets, coffee shops, restaurants and medical centres.

Located south of Ibn Battuta Mall and adjacent to Discovery Gardens and The Gardens, Al Furjan is 560 hectares in size. When combining apartments, hotels, and commercial and mixed use plots in the developments surrounding Al Furjan, there will be an estimated day-time population of approximately 90,000 people.

Shaikh Mohammad emphasised that the development of tourism infrastructure in Dubai must match the UAE’s growing position as an international tourism hub, stressing the process of development never stops and has no limits.

The announcement of the project was made in the presence of His Highness Shaikh Hamdan Bin Mohammad Bin Rashid Al Maktoum, Dubai Crown Prince and Chairman of Dubai Executive Council and His Highness Shaikh Maktoum Bin Mohammad Bin Rashid Al Maktoum, Deputy Ruler of Dubai.

Shaikh Mohammad viewed the details and outline of the project, which will face the Burj Al Arab area in Jumeirah.

It includes a luxury five-star hotel, a villas complex, restaurants and a commercial centre with retail stores as well as a pedestrian precinct.

He directed that the project should be completed by the end of 2015.

The luxury five-star hotel in the project will have 420 rooms with sea views as well as a range of international restaurants and luxury amenities and facilities suitable for the size and location of the project.

The group of villas and hotel apartments in the project will be run by Jumeirah Living, a subsidiary of the Jumeirah Group. The complex will have 45 luxury villas and hotel apartments which will have enhanced facilities and residential services and a number of restaurants, a spa, a business centre and other amenities

“Currently the Middle East accounts for a little under 10 per cent of our business,” she said yesterday. “Through this partnership we would like to get up to between 20 and 25 per cent in the next five years.

“In the first year we will probably have a basket of two or three diabetes products, increasing to five or six products in five years time. The total investment value in Neobiocon in the first three years will be Dh100m, and it is a 50:50 venture between us and Neopharma.

“Our long-term vision is to ensure that the country [the UAE] is self-sufficient in biopharmaceutical products.

“Obviously, the US offers the biggest market opportunities at the moment – it accounts for 60 to 70 per cent of our business.” Neobiocon represents the region’s foray into developing and marketing biopharmaceutical products in areas such as oncology, diabetes, cardiology and new generation immunosuppressant drugs.

Biotherapeutics for cardiovascular diabetes and oncology segments represent the fastest growing class of drugs in the $5bn (Dh18.4bn) GCC pharmaceutical market, according to research.

Dr Abdulqader Al Khayat, executive director of Dubiotech, said: “It is a privilege to host the initiative by Neopharma and Biocon.”

The Dh1.2 billion student accommodation in Dubai International Academic City (Diac) could become one the first developments in Dubai to have its power sourced from windmills, according to Rixima Development.

Spread over 1.3 million square feet with 1,400 plus units, the project will include studio apartments and single bedroom accommodation. Construction work on the first phase is expected to be completed by 2011.

The development is currently in negotiations with Tecom for licensing to operate the windmills.

"There is a lot of wind here. Based on our studies, it is enough to generate sufficient electricity for evening and night use," said Zoltan Katana, Managing Director of Rixima Apartments.

He said Rixima plans to build five windmills. "The actual number is still being negotiated with Tecom for licensing. Each windmill will be built at a cost of Dh25 million," he added.

According to Katana the idea is to maximise the sustainable initiatives and inculcate those habits within the student and the academic community. "We are not merely worried about attaining Leed criteria. Our idea is not to merely earn Leed points or ratings. We want to move beyond the rating initiatives and adopt practical solutions that will make the building truly sustainable," he added. "We believe these are the solutions that can make the buildings green and add to the accumulation of green points."

The development will also have tanks built about 15 metres underground to utilise the geothermal cold.

"In Europe, we are using geothermal heat whereas here we can use geothermal cold. At 15 metres below the ground, the temperature today is 17 degrees. We are looking towards this solution so that the water can be used for air conditioning," he said. "The water tank will have a capacity to store water for almost four days. This will also be helpful in emergencies."

The development will be built in phases. "Currently, we are building the first phase. This will involve the construction of three buildings with seven floors each and basement parkings."
