SEPANG: Malaysia Airports Holdings Bhd (MAHB) and Mitsui Fudosan Co Ltd will build the first upscale Japan factory outlet in Southeast Asia at the Kuala Lumpur International Airport in Sepang.



To be known as Mitsui Outlet Park KLIA, it will be built on a 20.25ha site, complete with F&B and entertainment facilities as its complementary components are based on strong themed attractions such as Knowledge and Attractions, Prime Time Complex and World Food Expo.

The park, the first Mitsui Outlet Park in Southeast Asia and 14th for Mitsui, will be developed over three phases at an estimated gross development cost of about RM335 million.

It will boast a total lettable area of about 47,000 square meters upon full completion, thus positioning the outlet park as the largest within Mitsui's stable of outlet parks.

The first phase of development is expected to begin within the first quarter of next year and is expected to open its doors to the public by end of 2014.

"The outlet park will offer a wide selection of leading brands including luxury brands, popular select shops, high grade and top Asian fashion, sports and outdoor items, fashion accessories and gifts at prices that are guaranteed to be below their recommended retail prices," MAHB said yesterday.

More than 240 famous international designer brands will be invited based on their presence in existing Mitsui Outlet Parks in Japan and China.

It will also offer top Asian fashion from Japan, South Korea, Hong Kong and Malaysia, thus setting it apart from the other retail centres in Malaysia in terms of breadth of brand diversity, it added.



Mitsui, a leading real estate developer in Japan, has been established since 1941 with global operations in the US, UK, Singapore and China.

It is mainly engaged in the development of shopping centres, hotels and office complexes.

The two companies signed a memorandum of understanding on the project yetserday.

"One of the most important benefits from this project is the opportunity to further expand our non-aeronautical or commercial revenue base, in line with our '2010-2014 Business Direction: Runway to Success'," MAHB managing director Tan Sri Bashir Ahmad said.

PETALING JAYA: Kuala Lumpur International Airport (KLIA) will soon be developed into a major aeropolis or airport city.

Malaysia Airports Holdings Bhd managing director Tan Sri Bashir Ahmad said this would be the airport’s next phase of growth.

“We will have Mitsui Outlet Park KLIA, the first upscale Japanese factory outlet park by Mitsui Fudosan Co Ltd in South-East Asia.

“Aside from retail and commercial offerings, KLIA will also host operations of a high-tech industrial and logistics complex to serve the need for aviation-related MRO (maintenance, repair and overhaul) activities as well as high-value, time sensitive cargo operations,” he said.

KLIA had come a long way since it was first opened in 1998.

Bashir said MAHB airports handled 67.2 million passengers last year, of which 32.8 million were international passengers.

KLIA handled 85.4% of the international passengers.

He said KLIA handles 59.4% of Malaysia’s total passenger traffic and 84% of international cargo.

“As such, most of the economic contribution by the aviation sector in Malaysia originates from KLIA,” he said.

He added that KLIA is also the main revenue generator for MAHB and supported 29 other non-profitable community and rural airports.



“Some rural airports in East Malaysia operate on a corporate social responsibility basis, with no airport tax or passenger service charge being imposed on travellers,” he said.

Meanwhile, Plus Expressway Bhd (PLUS) managing director and chief executive officer Datuk Noorizah Abdul Hamid said those who worked on the North South Express-way (NSE) in 1986 – considered one of the country’s first major privatisated projects – had benefited from the experience in terms of knowledge transfer.

She said locals learned from the foreign consultants working on the project.

“This gave them international exposure and many are now working overseas,” she said.

Besides shaving off travelling time and cost, the NSE had also provided an economic lifeline to more than 700 traders as well as mobile hawkers operating at its rest and recreation (R&R) areas.

As per Plus’ policy of benefiting the local community, only locals who are staying within a 20km radius of the R&R areas are allowed to trade there.

“In the early days, traders would hang their produce by the guardrails and not many vehicles stop-ped.

“Because of that, we built the R&Rs so that they have safe and comfortable areas to sell their products.

The expressway had also become the main artery around which townships, commercial centres and industrial parks have sprouted.

Very nice development which certainly adds to KL's appeal as a shopping destination. Has Mitsui clarified if the outlet will be connected to any public transport services?

Alliance Research expects Malaysia Airports Holdings Bhd's (MAHB) non-aeronautical revenue to be boosted upon the
completion of the Mitsui Outlet Park KL International Airport in 2015.

In a note today, the research house said once completed, MAHB would be entitled to an annual royalty and rent from the development, thus generating sustainable recurring income for the national airports operator.

MAHB signed a joint-venture agreement with Mitsui Fudosan Co Ltd to undertake the largest factory outlet project in South-East Asia, worth RM335 million.

Under the agreement, MAHB and Mitsui would form a joint-venture (JV) company, MFMA Development Sdn Bhd, to build the factory outlet. MAHB would hold a 30 per cent stake in the JV.

"We also favourably view the terms of the collaboration as MAHB will be entitled to an upfront concession fee, effectively subsidising its cost of investment in the JV.

"We are positive over the long-term fundamentals of MAHB, while riding the boom of low-cost carriers without the accompanying fuel cost risk," it added.

Alliance Research maintained it 'neutral' call on the stock, with an unchanged target price of RM6.78.-- Bernama

If thats the case its a good location!I see a theme park,golf resort in that area towards the F1 tracks in the future!

This will give reason for people to send people to KLIA and then hang out at this outlet park .mI always find sending people to KLIA as a waste of time and toll money, just drop off and then balik.
