I am 90% certain this is now the Best Western Noah hotel which I found, as we see the design also shows a large atrium and it sounds they're working from a previous design- this one, it seems! I am thus disinclined to make a new thread for it, but I'll post the pictures. It is U/C, can we change the name?







The Best Western Hotel Noah had a change of use [from an apartment] hotel to city hotel which is a challenging task. The building boasts an impressive glazed atrium that gives a huge opportunity to create a really impactful and stylish restaurant space.

The World Bank Group’s International Financial Corporation (IFC) is considering an investment of 19 million dollars for the completion of an international standard hotel in Lideta District. The total cost could add up to as much as 37 million dollars.

If the investment materialises, it will be concluded with Tsemex Global Enterprise Plc and its subsidiary, Tsemex Hotels and Business Plc, both owned by Rezene Ayalew, a local business man, and his children. The request for investment was made by Tsemex’s owners, who have already erected the structure of the 11-storey building in Lideta at the site of the old Etfruit facility, a source close to the business said.

The IFC says that the purpose of its “investment is to help to address the shortage of hotel rooms of an international standard in the capital city, Addis Abeba”. The two sides are working on the deal with the understanding that the hotel will be managed by the International Hotels Group (IHG) and be branded Crown Plaza Addis.

If it works out, Crown Plaza could be the fourth international brand hotel in Ethiopia, after the Hilton, Sheraton and Radison Blu. Sunshine Construction also has a deal with Marriott, which is yet to bring to service the hotel that goes by that name.

The IFC’s experts have travelled from Washington five times, the source said, to determine if the loan should be granted. If the IFC decides to make the loan, Tsemex Hotels and IHG simply need to sign a deal to finalise the full management contract, the source said. This could happen sometime in March. The IFC could make its final decision known on March 17, 2014, according to its website.

The IFC says that the expected development impact of the investment includes providing a modern business infrastructure, migrating best practice, creating employment (for 315 people) and offering business opportunities for local suppliers – “particularly in the areas of food & beverage supply and the provision of services (for example, transportation, security services)”.

As part of the deal, the IFC will not only offer long term financing, but will also “help to raise additional debt financing for the Project; advise the Company on sustainable business and E&S (environmental and social) practices specific to the property development and hospitality business and avail to the Project its experience in financing hotel projects, particularly in Sub-Saharan Africa”.

The IFC had a deal in 2009 with the Ethiopian Commodity Exchange (ECX) to increase loans to Ethiopia’s agricultural producers. That agreement created access for the warehouse collateral mode of financing.

The following year, it signed a risk sharing agreement with the Nib International Bank (NIB) to enhance the bank’s lending capacity to Ethiopian coffee farmer cooperatives. That agreement enabled the Bank to increase the scale of its lending to 70 farmer cooperatives during the 2010/11 fiscal year, extending 200 million Br in loans on the strength of a 10 million dollars guarantee from the IFC for the risk the programme involved.

That was supposed to be, I think, the Intercontinental Hotel (the Real International Brand, not the fake one already present in Addis), in Kazanchis, next to the Radisson Blu and Jupiter Hotel.

But work has stopped for almost a year now, I heard the owner was sent to prison for corruption and of course Intercontinental withdrew their management offer...

Now this render is selling dreams and is lying, and if it is actually built it will be one of the best in Addis, but what is more sad is that these type of buildings are normal in China

Enyi real estate pictures below, I like Enyi because it shows their construction and built properties and is transparent, while Access and Muller do alot of talking while flashing renders that we never see implemented.

Construction started in 2012


Addis Ababa, Ethiopia -Â United Insurance SC (UNIC) gave Magercon Construction Plc a 42 million-Br contract for the first part of the construction of a four-storey mall in Akaki Kality District.
UNIC had been in a dispute with district officials for three years over the 20,000sqm plot where the construction is to take place. It had requested a revised site plan, after it said that it lost about 200sqm of the 11,944sqm land due to road construction.
The district authorities demolished the fence around the plot as the dispute lingered on. The fence was worth 600,000 Br, UNIC had claimed, although it did not press charges over its claim.
Instead, UNIC appealed to the City Administration, which decided that it should be awarded its revised plan and must start construction within six months. The deadline was set for July 2012.
Last year, UNIC floated a tender to hire a contractor, but even the lowest bid it received out of 10, 141 million Br, was beyond its budget of 100 million, according to Eyessuswork Zafu, advisor to the president of United.
The management then decided to split the construction into structural and finishing parts and selected seven companies in a limited tender for the structural part of the building from the previous tender. These included Zamra, Magercon, Tidrahar, Santamaria, Fish, and Teklebrehan Ambaye construction companies, which revised their financial offers, accordingly. Of the seven, however, only Zamra and Magercon ended up negotiating with the insurer, the latter winning the contract, beating out Zamra, which had offered 52 million Br.
“It (the purpose) was to be cost-effective, and we succeeded,” Eyessuswork claimed.
Magercon, established in 1999 with 1.5 million Br, by Getnetleul Gebeyehu and Mulugeta Ayele, each contributing half of the capital, will start work in a few weeks’ time.
He had hoped to get both the structural and finishing contracts in one, Mulugeta, shareholder and managing director of Magercon, admitted.
“It would have been easier to finalise it on time, instead of going for two contracts,” he said.
The building, which is going to be a four-storey mall and recreation centre, is to be constructed on 3,000sqm. The design was made by Geretta Consults Plc, which also won, two years ago, the design competition for its UNIC’s headquarters, planned to be built around Tewodros Square, on Churchill Avenue. The construction of the headquarters was not given priority because there was no government imposed deadline on the Tewodros Square plot, which had been occupied by the insurer for years.
“Since Akaki’s land is leased, there are consequences if we do not start soon,” Eyessuswork told Fortune.
The four-storey building, which is to rest on a plot currently used as the insurer’s site for damaged cars and goods, is designed to have a restaurant and a twelve-lane bowling centre on the roof, a shopping centre, a parking lot, and a kids centre.
“The people will not see the damaged vehicles on the plot anymore,” Eyessuswork said. “The board will decide on the fate of the insured cars in the future.”
The building will be a game changer for the area, he claimed.
“We want the company that does the structural work to take the finishing part as well, if possible,” he said.
Because significant investment can be a source of financial risk, insurance companies are allowed to invest only 10pc of their admitted assets. Admitted assets include any property, security, or item recorded in the financial statements of a company.




EPHA headquarters


The headquarters will also be used as a centre of excellence for public health education and training.
Addis Ababa, Ethiopia -Â A cornerstone for the construction of the Ethiopian Public Health Association (EPHA) house was laid On September 14, 2013 by H.E. Dr Kesetebirhan Admassu, Minister of FMoH and Chief Patron of the project and Dr Tewabech Bishaw, President of the Association, on the plot of land received from the municipality of Addis Ababa, located around Kebena area.
Estimated to cost 100 million Birr, the actual construction of the house will soon be commenced over a total of 885 m2 piece of land acquired through a competitive lease bid in June 2011.
The final architectural work, soil taste and issues related to permits of the construction have already been finalized; however a tender for the physical construction of a 2 basement and 7 storey complex building, as designed by MH Engineering is yet to be announced for potential competitors recently.
The EPHA House is expected to serve as a center of excellence for learning, research and development, training, and publications and an open place for public health professionals and sister organizations to network themselves, deliberate and exchange information and thoughts of having public health significance.
“EPHA is a proven long time partner to the FMoH. We have a lot of projects together. The project that stands out, among others, is the Field Epidemiology Training Program which is designed to strengthen the surveillance system in order to respond to public health emergencies in the country.The EPHA has been supporting our strategies in different ways, particularly in terms of developing the skills of health professionals. We will, thus, do everything possible, including financial support to construct the House ” Dr Kesetebirhan affirmed to the invited guests.
He underscored that the FMoH would like to support the construction of the EPHA House for three reasons: EPHA’s past credibility, the recent directive of the Ministry issued on continuing professional development program and the role EPHA is expected to continue to play in policy making in terms of identifying the strengths and weaknesses of government’s health sector strategies and programs.
Upon the conclusion of his speech, Dr Kesetebirhan has pledged that the FMoH will provide a substantial amount of resources for the construction of the EPHA House and will announce the specific figure after having consulted with his management team.

United Insurance Picks Zamra for the Construction of its HQ Structure


Expected to take 18 months, structural construction will cost 140 million birr.
Addis Ababa, Ethiopia -Â United Insurance Company SC (UNIC) has awarded Zamra Construction PLC a 140 million Br contract for the structural construction of its new headquarters, on Churchill Road, in Arada District.

The two parties signed the contract on Monday, April 1, 2013 at the company’s current headquarters, in Al Paulo Building located in Bekelo Bet, Sierra Leone Street.
The building, which has 12 storeys and three basement floors, was designed by Geretta Architects & Engineers, two years ago.
UNIC, established in 1994 by 87 shareholders, with a startup capital of eight million Br, is fully financing the construction of the building. It now has 334 shareholders with a paid up capital of 91 million Br. The company recorded a profit of 36.2 million Br, after taxes, last year; up by 37.6pc from the previous year’s profit of 26.3 million Br.
The construction will take place on a 2,000sqm plot that UNIC acquired 10 years ago from individuals, according to Mesfin Iyasu, the company’s public relations officer.
“The multipurpose complex will not only create an investment opportunity, but also a comfortable working environment for our employees and, when completed, will also build shareholders’ and customers’ confidence,” said Meseret Bezabih, Managing Director of UNIC.
The structural construction is expected to be completed in 18 months, whilst the total construction of the building will take up to 30 months.
The chosen construction company, Zamra Construction PLC, was established in 2000, as a Grade 6 contractor with two employees. Zamra has since has upgraded its status to Grade 1 and now has 250 employees.
“Unless the coming rainy season interrupts construction work severely, we are hoping to finish according to schedule,” Yonas Mekonen, project manager for Zamra Construction PLC told Fortune.
Zamra Construction PLC currently has 14 ongoing construction projects in numerous different parts of the country.

United Bank to build 32-Story Office Tower in Addis Ababa

The Addis Abeba City Roads Authority (AACRA) receives the finalised design of 12km Bus Rapid Transit (BRT) lines which connect Gofa Gebriel to Winget and create dedicated lanes that can enable city buses transport passengers quickly and efficiently to their destination while offering flexibility to meet transit demand.

The 12km BRT line is the first phase of the seven city wide lines the authority planned to construct. The the phase starts from Gofa Gebriel (Nifas Silk Lafto district) and goes through Kera, Teklehaymanot, Anwar mosque, Mercato (Addis Ketema District), Pasteur to General Winget School (Gullele District), connecting the three districts with 12km of total coverage and the design was planned to give relief for the expanding transportation problem in the city in congruence with the light rail road, according to Fekade Haile (Eng.), general manager of the the AACRA.

Construction of the roads, which will take two to three years will be financed by a loan gained from the government of France and it will be launched in the current fiscal year, said Fekade.The BRT model that AACRA is implementing in Addis Abeba is said to be adopted from Brazil. The design includes construction of new highways and upgrading of old roads to 25m to 40m width. The roads will have seven pedestrian overpasses and bus stops at every 500m to 700m difference.

The BRT lines will be constructed in between the normal two-sided roads constructed for other vehicles. The lines will have no traffic stoppages, while the buses will have a speed of 80kmphr. Only the larger Anbessa city buses and other new buses with similar capacity, which are expected to be introduced after the completion of the BRT roads, will use the BRT lines. Currently the city has 500 daily active and 300 reserve Anbessa city buses.

New Private Commuter Bus Service to Launch in Capital

Alliance Transport Services S.C will start providing public transportation services for commuters, as soon as the company receives its permit from the Addis Abeba Road & Transport Bureau.

The company, which was established in 2009 and has 2, 100 shareholders with 35 million Br in paid-up capital, bought 25 buses, at a cost of 36 million Br, before tax. Half of the cost was financed through a loan from Dashen Bank, according to Adil Abdela, chairperson of Alliance’s board of directors.

The Chinabased manufacturer, Xiamen King Long Automotive Industry, delivered the buses two months ago.

Alliancehas submitted a proposal to the city administration, mentioning the routes that it has identified for its services and its suggestions on transportation tariffs, Adil told Fortune.

“The Bureau is discussing the issues based on the company’s proposal,” said Feleke Haile, head of the Addis Abeba City Road & Transport Bureau.

“Alliance is the first and only private city bus to join the sector, so we want to give it due attention, in order to provide the necessary facilities and expertise,” Feleke told journalists at the press conference, held at the Addis Abeba Municipality, on Thursday, March 14, 2013.

The Alliance buses, which have a combined capacity of 2,500 passengers, are expected to deliver transportation services for five different routes in the city, after the city’s transport bureau identifies appropriate locations.

Once established in the sector,Alliance plans to construct modern parking lots in different parts of Addis Abeba, as part of its strategic plan. The buses will have a GPS online tracking system to increase efficiency, according to Adil.

The 25 buses, which have TV sets and air conditioning systems are currently situated in a compound, in Gulele District, until the proposed routes and tariffs are approved by the city administration.

An additional 25 buses will be delivered within a month, according to Adil.

Ethiopia: Bole International Airport to Install New Baggage Handling System

The Ethiopian Airports Enterprise (EAE) announced it is going to install a new baggage handling system (BHS) at the Bole International Airport. EAE said the new BHS is to be built at the cost of 92 Million Birr and the construction will commence on September 2014.

According to the Enterprise’s Public Relations and Communication Office Head, Wendim Teklu, the current BHS was installed 12 years ago and can only handle 1,500 bags per hour. Nevertheless, the proposed BHS can handle up to 6,000 bags per hour.

Wendim noted passengers that pass through Bole International Airport have increased from 900,000 to 6.5 Million. Tumber is estimated to reach 20 Million by the year 2017. The number of airplanes that are being accommodated have also rose to 45 airplanes from 19 airplanes in a single day.

The state of Peace is characterized as one of unity, harmony, freedom and mutual respect. The goal was to achieve a building design with a meaningful and lasting identity for the Peace and Security Building of the African Union. The main concept was derived from the notion of dialogue and transparency – both closely related to the idea of peace. As the dialogue between people is the precondition for peace, communication and human interaction became the central focus in the design process and the organisation of space. A central spine embodies the idea of a fluid collective space that promotes shared activities, informal dialogue between people and a seamless circulation across various programs. It is the unifying element between the more discrete, consolidated, highly flexible office spaces on the back and the individually articulated spaces for meetings and conferences on the front.

Addis to get connected to new Highway

Addis Ababa, 11 March 2014 (WIC) - The construction of two road projects covering 28.1km that link the Addis Ababa-Adama Highway with Addis Ababa in two directions has been launched, the Ethiopian Roads Authority (ERA) announced.

According to AddisFortune, the Akaki-IT Park/Goro/ and Akaki-Lebu roads are being undertaken at a cost of over 4.6 billion Br, ERA said.
The 14.5-kms Akaki-IT Park (Goro) project links the Addis Ababa-Adama Highway with the eastern and northeastern part of Addis Ababa, while the 13.6-kms Akaki- Lebu road will interconnect the road with western and northwestern Addis Ababa.

The construction of the roads, which will have six lanes, includes the construction of six big bridges, four interchanges and a railway crossing, among others.
Some 75 pc of the total cost for construction of the roads will be covered by the China EXIM Bank and the balance by the government.
The projects are scheduled to be completed within 33 months.
