MIAMI | Monarc at Met3 | 116m | 349ft | 32 fl | T/O

-----------------------------------------------------------------------------------------------------------------------------------------------------

Met3 has had a long and twisted road. originally envisioned as an 828ft, 76 story skyscraper
and the final, piece de resistance to the Metropolitan Miami megadevelopment:

It fell victim to the 2008 global financial crisis and property crash. First cancelled, then later revived as a
stubby Whole Foods supermarket and parking garage, the project has come nearly full circle now as a 32
story residential development. Site work began in December and is now in full swing with a second tower crane in place.

What happened with this project really makes me want to Another One Brickell CityCentre could have gone there.

They could have easily revived and sold out the original skyscraper. But units left off the table by one schlub increases the market for the next big tower!

yeah I agree guys nothing like the original design but the information we all have is still not up to date, they are going a little taller and I would think it will break the 500' ft mark with the new plans of adding 41 floors on top of the Whole Foods and Parking Garage as oppose to the 2nd plan of 32 floors, anyone know new height?

In this market, I think they could have too. DP, for nearly 30 years after the Southeast Financial Center topped out, I've wondered what would go there. For me, this is anti-climatic beyond belief.

ZOM Moves Forward With a Pair of New Developments in Miami

Quote:
Ft. Lauderdale, Fla.—Luxury multifamily developer ZOM announced that it has closed on a pair of separate transactions that have put the developer and its joint venture partners in positions to add more than 800 high-end rental apartments to the South Florida Market.

Montage at Met 3The first acquisition was in downtown Miami, where ZOM and joint venture partner—an investor account advised by the U.S. real estate business of UBS Global Asset Management—recently closed on a land and air rights parcel within the Met 3 mixed-use project. Construction began immediately.

The development, Montage at Met 3, is located at the northeast corner of SE 2nd Avenue and SE 3rd Street in downtown Miami. When completed the building is expected to rise 32 stories atop a ground-floor Whole Foods grocery store and will include 462 luxury apartments that will range in size from 680 to 1,450 square feet.

---

Suffolk Construction was tapped as the general contractor and ZRS Management LLC will handle the property management. Pre-leasing is expected to begin at Montage in the final quarter of 2015.

Downtown Miami's 36-story Met 3 Residential Tower Tops Off

Quote:
Met 3, a.k.a. Monarc at Met 3, a.k.a. that 32-story residential rental tower being built on top of the already-open Whole Foods Market in Downtown Miami, has topped off, according to its general contractor, Suffolk Construction. So, if a Downtown yuppie on her way to buy some fresh kale were to get squashed by some falling construction materials, at least the materials wouldn't be coming from any higher than right now. The higher the fall starts, the faster the velocity and the more the hurt when the young urban professional on the sidewalk goes splat. Just kidding, of course! Suffolk is probably putting lots of safety precautions in place, and this kind of construction probably happens all the time in New York. Plus it's pretty awesome. The 42,000 square foot Whole Foods is topped by an 11 story parking podium, then 462 residential units.
