This new downtown Miami tower is in the early stages of development.

The Planning & Zoning board recently approved setback variances for a proposed 36 story residential tower at 151 SE 1st Street, directly behind the Gusman Center. The building was designed by Sieger Suarez and will have 352 units, but that's basically all we know. Oh, and another plus is that it's actually downtown, a block away from Flagler street. Most of the hot development action these days is actually in neighboring Brickell or Park West, etc. leaving Miami's downtown downtown to feel so ten years ago.

Developer Harvey Hernandez plans downtown Miami condo

Developer Harvey Hernandez’s Newgard Development Group is planning to build a 36-story, 352-unit condominium tower at 151 SE First Street.

Hernandez, who already is building BrickellHouse at 1300 Brickell Bay Drive, said he has gotten city approval not to include the parking spaces normally required for residents.

Hernandez said he envisions “very small units, very cool lofts, with a really nice restaurant on the ground floor.’’

“We think it will be attractive to a number of people, because the price point will be very low,’’ the developer said, adding pricing for units is still under discussion. “We don’t have to build parking, so we can pass the savings on.’’

The project planned for the tiny 0.42-acre site next to the Gusman Center for the Performing Art also is getting some slack from the city on setback requirements.

Miami-based Related Group previously planned to build Loft 4 on the site, but cancelled plans during the real estate downturn.

Hernandez, who formed a new entity, NGD-Centro, LLC, for the project, argued eliminating parking at the new project was a viable plan, because it is near Metromover’s Knight Center station.

Miami's Garage-less Condo Tower, Centro, Is Getting The Yves Behar Treatment

A good project right in the heart of downtown Miami without a huge parking garage. This will appeal to young professionals & college students who will use public transit to get around. There are also public garages nearby where they can store their cars if need be. This is true urban living in the heart of Miami.

Not for private motor vehicles, anyway. The project breaks ground this fall.

The marketing materials for the building, which is half sold, according to the Miami Herald, lead with the tagline “Feel the Street. At Your Feet” and feature photos of happy young people biking and walking. Prices range from $220,000 to about $450,000. If you want a place to park your car, there’s a city-owned lot a block away, and it will cost you extra. “The Centro experience takes cosmopolitan city dwelling to street level,” promises the brochure.

The parking-garage-free tower was made possible by city zoning that allows no parking garages in buildings that are close to transit in densely developed areas. The Centro’s location is a quick walk from stations for Miami’s MetroMover and Metrorail. And there are plenty of other amenities within walking distance in the neighborhood, which has seen a revival of residential and commercial use that was slowed but not halted by the real estate crisis. A Whole Foods is under construction just a block from the building.

Love the concept. The south elevation probably took cues from a barcode. No big deal, great for downtown.

It's interesting how I found this vantage point. I went down to the Miami Tower to see if they would let me on the roof again the way the old management used to, but that was to no available.
