JOHOR BARU: The tallest residential tower in the country peaking at 304m above sea level will be constructed here in the next four years.

Each unit is expected to be valued at between RM2mil and RM8.45mil. Prices will start from RM900 per sq feet.

It will be built at the site of the current Hockey Stadium and Johor Baru Indoor Stadium.

The project, to be developed by Astaka Padu Sdn Bhd, will have a first phase of mixed development which includes two condominium towers, one with 70 floors and the other with 65 floors.

“The Astaka @ 1 Bukit Senyum will be the tallest residential building in the country,” its chief executive officer Datuk Zamani Kassim said at the signing ceremony for the construction of The Astaka between Astaka Padu and Penta Ocean Construction Co Ltd, a Japanese construction company.

The ceremony was witnessed by Johor Mentri Besar Datuk Seri Mohamed Khaled Nordin.

Zamani said the location of the whole development was “very convenient as it only takes about two minutes to get to the Bangunan Sultan Iskandar Customs, Immigration and Quarantine complex (CIQ).”

Residents would also be able to enjoy the various facilities in the town centre just five minutes away, he said.


The Astaka, he said, would be developed on a plot of freehold land covering 0.98ha with an average floor area of 1,803,452 sq ft.

“The towers will house 438 luxury suites including penthouse duplexes. The units will have a large built-up area ranging from 2,207 sq ft to 5,408 sq ft and each floor will house only four units.

“The good news is that we have managed to get buyers for about 60% of the towers and about 80% of them are Singaporeans,” he said, adding that the development was catered for a niche market targeting luxury residences.

Zamani said that residents would also have a view of the sea from each unit and the building would also be equipped with an infinity pool, a gym, personal spa rooms and a children’s swimming pool.

Penta Ocean Construction has been involved in various projects in the region including the building of the ION Orchard and the 56-storey Orchard Residences Tower in Singapore.

Zamani said that the construction of the towers would begin on July 31 and is targeted for completion in 2017.

“1 Bukit Senyum is our maiden development.

“It is also the most challenging one as we are going to build the tallest residential tower in the country.

“With such a great mission, we have decided to work with only the best architect and contractor in the region and both GDP Architects and Penta Ocean are known for their great skills, on-time delivery of projects and attention to quality,” he said.

JOHOR BARU: In just seven months, 50% of the Astaka @ 1 Bukit Senyum, the tallest high-end residential tower development project in the region, has been snapped up by buyers.

The project, which has a total of 438 units, commenced in early July this year and is expected to be ready by 2017.

Its developer Astaka Padu Sdn Bhd is selling each unit between RM2mil and RM8.45mil.

Astaka Padu chief executive officer Datuk Zamani Kassim said another 20% of the units have been booked while waiting for the sales and purchase agreements to be signed.

“The Astaka, which means ‘royal pavilion’ in English, is already on its way to becoming a new landmark here.


“Once completed, the Astaka, standing proudly at 304m above sea level, will be the tallest residential tower not only in the country but throughout the region,” he said during the official launch of the Astaka by Sultan of Johor Sultan Ibrahim Ibni Almarhum Sultan Iskandar here yesterday.

He said the Astaka is being developed on the site of the former Hockey Stadium and Johor Baru Indoor Stadium.

“The towers will house 438 luxury suites, including penthouse duplexes. The units will have a built-up area ranging from 2,207 sq ft to 5,408 sq ft. Each floor will house four units.

“The projected gross development value of The Astaka will be more than RM1bil and will be the forerunner in the Johor Baru city transformation plan,” he said.

The project will have a first phase of mixed development, which includes two condominium towers.

Zamani added that the contractor appointed, Penta Ocean Construction Company Ltd of Japan, is well-known in the construction industry, especially in Singapore, with projects including the ION Orchard, the Esplanade Theatre Bay and Marina Promenade.

Meanwhile in today's news reported by Reuters, Singapore's Hao Yuan revealed plan to erect new Malaysia's tallest tower in Danga Bay, Johor Bahru!

Not sure gonna be taller than Warisan Merdeka or not, but surpassing Petronas towers is already a big deal for Johor Bahru since it's only Malaysia's third largest urban conurbation in an already small country of 28 million . IWH and Hao Yuan appointed MCC Land Pte Ltd, a Fortune 500 company as project advisor.

All in all, this shows the big attraction Johor Bahru and Iskandar region present to foreign players. Already at the start of December, Guangzhou R&F Properties Co bought huge land plots in Johor Bahru from the sultan in a whopping US$ 1.5 billion deal (largest at that time but this new one is even bigger, all in a single month!), and even earlier Hong Kong-listed Country Garden, China's 7th largest property developer had also entered JB property scene.

Next to be watched is from Alabbar of Emaar, builder of Burj Khalifa who has just returned to Malaysia property scene (after quitting in 2005 to give full attention on mining activities in Africa). Report says that he's considering on doing something in Johor's Iskandar region, aside from a couple of sites in Kuala Lumpur. It was reported before that he is eyeing to build a megatall taller than Jeddah's Kingdom Tower in a yet to be selected city in Asia.
