Net Group hikes office space portfolio

MANILA, Philippines - The Net Group is increasing its office space portfolio in the sprawling Bonifacio Global City in Taguig in the next two years a company executive said.

The Net Group president and director Charlie Rufino in an interview, said the boutique office space provider is already looking for new landbank in and out of Fort Bonifacio.

“The newest office space, 62,000-square-meter (sqm.) Net Park will be completed in 2015,” he said.

Rufino said the company is optimistic with the office space takeup in the area given the completion of key landmarks like the Philippine Stock Exchange headquarters and the Shangri-La at The Fort.

So far, The Net Group provides a total of 145,000 sqm. of gross leasing area (GLA) in five projects that required P10 billion in investments: the Net One Center, Net Square, Net Cube, Net Quad and Net Plaza.

Its sixth development, the 28-storey Net Lima, will offer an additional 55,000 sqm. of GLA.

“We are bidding out time in terms of leasing,” Rufino said, adding that the company is not keen on getting commitments from companies at current rates.

“We’d rather follow the increasing trend particularly with the ratings upgrade for the Philippines,” Rufino said.

The Net Group targets tenants that will make the Net Park their corporate headquarter and also companies that are into back office service.

Given robust takeup of its existing projects, The Net Group is already looking for additional landbank.

“In Bonifacio Global City, we are in the market for land bank. But we are also looking for projects outside Fort Bonifacio that are mostly related to transport-oriented development,” Rufino said.

To date, the company offers office space in the Times Plaza along Taft Avenue and United Nations Avenue in Manila.

Rufino said The Net Group will stick to Metro Manila developments as demand comes from the area.

The Net Group is a joint venture of the Rufino and Dupasquier families whose first project Net One started operations in 2001.

Sana di pa rin nabago ang design unlike Ascott at kagaya parin ng Net Lima ang cladding .

kung 4 meters ang floor-to-ceiling nito, baka nasa 192 meters ito (w/out crown) siguro mga nasa 10 meters ang crown nito so 202 meters ito (approximation ko lang yun).

i think they're widening the 5th ave. on the other side of the street.

True, as well as 26th Street. They've been doing the project for 3 weeks now. The blue "BGC" marker has been removed as well as the trees along 5th Avenue.

The widening of fifth avenue is only between 32nd and 26th st.

Thank You for the update/info Dunamis! Wonder if the road widening at 5th Ave. if only between 26th and 32nd is really just to make enough space along 5th Ave for some sort of drop-off & pick-up point along Boni High Street and The Fort as not to impede traffic flow when dropping off and/or picking up passengers/patrons as oppose to actual extra traffic lane(s) in preparation for expected heavier traffic along this corridor as projects along 5th Ave come into fruition. Nuon pa kasi dapat they should have had the foresight to have put out more lanes along 5th Ave. Anyway guess better they're doing something than not really doing anything to improve traffic flow.

I think they are preparing 32nd, 5th, 26th and 11th for more bus stops as the office buildings start to open like Globe, NAC, Ecotower, TFT, Net Lima, SEDA Ascott , RCBC, Icon Plaza and F1. Really exciting as these offices and hotels really lend credence to BGC shifting to mostly residentials to mostly office buildings. It is the new coming out party of BGC as the new CBD of the Metro.

The next phase is even more exciting as we see Grand Hyatt, Shang at the Fort and PSE. I also see risk as the growth in offices means parking areas shrinking as the office buildings only offer limited parking spaces for executives. This is the reason why its important for the BGC monorail and BRT plans implemented soon because if not, we'll see congestion in every corner of this city. Some people observe that BGC is not yet built up but already see traffic in the rush hours.

Whatever happened to the BGC BRT plan linking it to Makati CBD. I expect thousands of cars and workers more in BGC once fit out is complete with these office buildings.

Traffic nightmare is obviously in the radar. Question is, what are the authorities doing about it? BGC is a model of modern metropolis. Nice efficient buildings and even green technology. Ideal place to live and work. Been here only twice last of which was two yrs ago and was very impressed with the area. Clean air, quiet and no congestion. Have decided to invest in this area but sad to learn about these issues starting to come up. It is not too late to engage experts to study and control situation. Better to be proactive than reactive. Hate to see this place turn out just like other CBD's. They better go back to the drawing board and address these challenges before they get out of control.

agree, BGC is a dense type city it cannot be expanded anymore because the outer lying of BGC is makati area and its mostly residential areas. How can they coup up the traffic and population density problem if all projects will be completed?
