SAN FRANCISCO | 350 Mission St. | 139m | 455ft | 30 fl | T/O

Shovels Turned at Mission Street Tower Site

Quote:
SAN FRANCISCO—Mayor Edwin Lee joined executives from Kilroy Realty Corporation and salesforce.com yesterday in breaking ground on San Francisco’s first new LEED Platinum tower at 350 Mission Street. Kilroy Realty’s sleek glass and concrete office tower will be located at the corner of Mission and Fremont Streets, immediately across the street from the city’s new Transbay Transit Center and Millennium Tower.

The office tower, which has been 100% pre-leased to enterprise cloud-computing leader salesforce.com since the project was first announced last fall, represents another milestone in the revitalization of the Mission Street corridor—now a magnet for the city’s burgeoning technology and media businesses. During the groundbreaking ceremony for the new tower, Mayor Lee said, “The construction of 350 Mission Street affirms the investor confidence in our City, and I am pleased to partner with salesforce.com and Kilroy Realty on this exciting venture to help deliver on a vision for the Transbay district where people can live, work and play sustainably with rich access to regional transportation.” Salesforce.com COO George Hu followed the Mayor by saying, “The 350 Mission office tower will be an incredible addition to salesforce.com’s expanding downtown San Francisco campus. We are proud to have our global headquarters in San Francisco and we are committed to continuing to grow and add jobs in the City.”

The new office tower’s design incorporates many state-of-the-art sustainability practices, including use of recycled materials and leading edge energy efficiency technologies.

“It is very rare to have an opportunity to develop from scratch a cutting edge work environment in one of the nation’s most forward-looking cities for one of the most innovative companies in the world,” said KRC’s CEO John Kilroy, Jr. “We view this project as an important demonstration of what imaginative partners, focused on sustainable development, can accomplish.”

Yes--replaces a 2-floor building. This area is now being referred to as the "Financial District South" and it has the tallest zoning in the city. Actually, because under the new zoning this building could have been taller, the developer has applied to add 3 floors even as he began construction (I guess he figures the bureaucracy can move fast enough to make a decision by the time he gets to the 27th floor).

The developer has proposed increasing the height from 375ft/114m/27 fl to 453ft/138m/30 fl, which was supposed to have been approved last week by the planning commission. I haven't heard anything about what happened, but I'm expecting it was approved seeing as the site is zoned all the way up to 700 feet.

A tower crane just went up, so I guess this can be moved to the construction forum now:

And here's a webcam of the project: http://www.350mission.com/tour/webcam

Also, the official height of this tower is now 455'/139m/30 floors, as the planning commission approved the addition of 6 more floors to the tower:

http://commissions.sfplanning.org/cp...013.0276BX.pdf (pg. 33)

The height, according to planning:

Quote:
The Project would reach a height of up to approximately 424 feet to the roof (with a six story
addition), with rooftop mechanical structures and screening reaching a maximum height of
approximately 455 feet.
http://commissions.sfplanning.org/cp...013.0276BX.pdf

edit: just in case anyone's confused, the additional 6 floors are in reference to the old 24 floor design. The height was first raised to 27 floors, and then last week to 30 floors, for a total of 6+.

It's official: 455 ft.

Quote:
Salesforce Tower Supersized To 30 Stories

Having survived an appeal and then an appeal to re-hear the appeal, the paperwork has been signed to allow the office tower under construction at 350 Mission Street to reach a full 30 stories and 455 feet in height versus 375 feet as was originally approved.

The 420,000-square-foot building which will be fully occupied by Salesforce when finished includes retail and restaurant space on the ground floor and mezzanine and an open 10,000-square-foot lobby with 50-foot ceilings at the corner of Mission and Fremont.

lol

Well it is a tower in SF, so it must be gay, right? Just like every tower in LA is built by a Hollywood celebrity, and every tower in Canada is built by lumberjacks, hockey players, and moose!

It's only a gay tower if you sit on it. So let us know when you succeed at it. I'm sure it'll fit with room for Trans-America
