SAN FRANCISCO | Lumina - 201 Folsom St. | 122m | 107m | 400ft | 350ft | 43 fl | 38 fl | T/O

http://sf.curbed.com/archives/2012/0...commission.php

--------------------------------------------------------------------------------------

201 Folsom was originally designed by Heller-Manus, a local firm whom also did the first design of The Infinity. But nearly everyone considered the designs of both buildings uninspired (to put it kindly) and The Infinity was redesigned by Arquitectonica with such flair that that firm was also asked to have a go at 201 Folsom. The result is the rendering shown here which has resulted in the Planning Commissioners being "thrilled," "calling it all "very exciting" and "a good fit" with the Transbay Terminal project ( http://sf.curbed.com/archives/2012/0...commission.php ). However, because of the redesign, new building permits must be issued before it can be built. Given the enthusiasm, one assumes that will happen expeditiously.

Permits For Tishman's 201 Folsom Street Towers Project Issued

Curbed

Quote:
As we first reported last month, while Tishman Speyer was still waiting for final sign-off on the permits to start construction on their 201 Folsom Street Project, according to a plugged-in source, the timing was imminent.

Yesterday, building permits for the two towers, two 8-story midrises, and a podium building to rise on the site pictured above were approved and issued. While now waiting for sign-off on the permit to commence excavation and shoring, the building(s) should soon begin.

There are a lot of projects in SF right now, with at least a couple dozen highrises proposed/approved/under construction, including two new tallest towers for SF. Check out the San Francisco projects thread: http://www.skyscrapercity.com/showthread.php?t=1497437

201 Folsom Mega-Project Breaks Ground in Rincon Hill

Quote:
Bulldozers are out in force, demolishing the existing parking lot at 201 Folsom Street between Main and Beale to make way for up to 725 residential units. The Tishman Speyer project will consist of two mid-rise and two high-rise towers surrounding a central courtyard. The glassy towers will rise to 38 and 43 stories, and contain a mix of studio through 3-bedroom units. The Arquitectonica design is meant to complement the existing Infinity Towers, built in the last decade, which also features 2 towers with an abundance of glass, and breathtaking views.

South Beach Luxury Condo Development Named 'Lumina'

Quote:
With demolition already underway at 201 Folsom, the latest luxury condo project to grace the South of Market finally went public with its details and sexy new name. Make way for "Lumina"—the product of substantial Chinese investment from China Vanke Co. in partnership with Tishman Speyer—which will help fill out the Transbay skyline with two towers (350 ft and 400 ft) and two mid-rise buildings, housing 655 condos that range from studio to 3-BR, average 1275 square feet, and include at least 1 parking spot (and 24/7 valet) per unit. Two commercial spaces will anchor the ground floor with 9,500 square feet on Folsom Street for a restaurant or "upscale market" and a 1,000 sf corner spot at Folsom and Beale Streets.

Yes, but every city needs good filler for a decent skyline, and I'd say these are decent for that role.

Just for clarification, in the render which shows two very similar developments on two separate blocks--does the one on the left currently exist? If so, it's just plain weird that there'd be something so similar going up next to it.

Yeah, those towers next to it do exist, having been constructed around 2007-2008. I don't think it's weird for them to be next each other, though i can see how some people might feel that way seeing as they have identical heights and layouts, with dual towers and midrises positioned exactly the same. I think it's kind of cool/interesting actually, though I would be worried if every new development went the clone route like that

The developers on both projects are the same though (Tishman Speyer), so it's not surprising, and if I'm not mistaken they were always meant to be "sister" developments.

Tishman secures $372M loan for construction of new luxury tower

Quote:
10:17 am, July 3, 2013

HFF has arranged $371.7 million in non-recourse construction financing on behalf of Tishman Speyer for 201 Folsom, a two-tower, 655-unit, luxury condominium development in the heart of downtown San Francisco.

201 Folsom was designed by Arquitectonica and will encompass two high-rise towers and two mid-rise podiums arranged around a private courtyard. The project will also include 10,963 s/f of ground-floor retail and amenities such as concierge service, valet parking, a health club, swimming pool, private dining, rooftop space and a private screening room.

The 1.7-acre site is situated directly across from The Infinity, which was also developed by Tishman Speyer and is the largest residential condominium development ever built in San Francisco.

The first podium is due for completion in March 2015 and the final building is scheduled to be completed in January 2016.

You should have seen them before the "starchitect" firm Arquitectonica "tweaked" the earlier design by a local firm noted for "value engineered" garbage. All images of that seem to have been wiped from the web, though.

I agree. I think the alternative takes--one all greenish glass, the other more "metallic"--on what is essentially a twin project are fascinating. And, yes, they were always planned as twins. I think originally they were intended to be even more similar than they are going to be.

Lumina Excavation Progress:

Quote:
Currently: Excavation of the massive site covering over half a SoMa block is moving along. Support walls along the perimeter are up, clearing the way to excavate the remainder of the site and begin prep for foundation pouring, which will still be a while off. Don't expect to see this one rise above the ground until early-to-mid 2014, while the sales office will open in summer 2014.

This thing is now under construction. As you can see there's still some dirt to remove in one corner, but the hole has been dug to its maximum depth of 45', and they're working on the foundation now:

Shouldn't be too long until we see a crane or two go up (not sure if both towers will go up at the same time, or one after the other).
