The fate of 5Pointz, the iconic graffiti-covered warehouse in Long Island City, has been decided—it will undoubtedly meet the wrecking ball—but what exactly will replaced it has yet to be determined. As of right zoning would allow for a bulky, 600-unit residential building, but the owner, David Wolkoff, wants two towers and 1,000 units. And now, we have the first idea of what that could possibly look like. New York YIMBY unearthed the environmental review of the proposed project, which includes the above rendering. The image is only for illustrative purposes, so this isn't necessarily what will replace 5Pointz, but it's clear that nothing of the current colorful building will remain.

Wolkoff wants a larger tower of 47 stories (498 feet), plus a shorter 40-story tower (440 feet). When the proposal was presented to the community board last summer, there were no plans for any of the units to be affordable—and the environmental assessment reaffirms this—but we would't be surprised if that changes during the ULURP process. Since Wolkoff needs a change in zoning, he'll likely give concessions to the community, and often these concessions revolve around affordable housing.

Despite strong opposition to the destruction of 5Pointz, there are no plans to preserve any parts of the art-covered warehouse, but the new project will include 2,280 square feet of undefined artist space. Demolition of 5Pointz could begin as early as this fall (previous reports said the building would be gone by September). If that's the case, construction of the first tower would start next year, and the whole shebang would be operable sometime in 2017.

I would miss 5Pointz. It is not a architecturally interesting building, but artistically it is/ Maybe the solution is to allow some wall along some highway or whatever to be used to this. It is a true folk art here. Some is good and some is not but this is a living thing and I'd say we have to encourage this.

I wonder how much it would cost to transport some sections of the current building to a storage area. Its a shame to see all this art go but it doesnt have a place in this gentrifying neighborhood.

these towers would be nice indeed...but it would be a pity to destroy all the graffiti.

5 Pointz CB2 variance hearing coming up

The public will have its first opportunity to weigh in on the plans put forward by the owner of the 5 Pointz graffiti building—who wants to demolish it and replace it with two residential towers.

A public hearing has been scheduled for May 22, at 7pm at MoMA PS1, which is located at 22-25 Jackson Avenue. Testimony from that hearing will be taken into consideration by Community Board 2, when it decides whether to recommend the development proposal to the city planning commission.

The debate is not whether David Wolkoff, the owner of 5 Pointz, will be permitted to demolish the structure. He has the right to do that under the existing zoning law.

The primary reason for the public hearing deals with Wolkoff’s application for a special permit that would allow him to increase the scale of the two buildings above existing zoning code.

Wolkoff plans to erect two residential towers that would contain 1,000 market-rate rental units. One tower would be 47 stories high, while the other 41 stories. The base of the two buildings would include retail shops, artists’ galleries and a 250-car parking garage.

The two buildings would be 980,000 sqf. in total–more than 5 times the size of the lot (which is the limit). Therefore, he is seeking a permit that would allow him to build 8 times the lot area. For instance, Wolkoff is permitted to build 600-units under the existing zoning code; however, he needs a special permit to allow him to build 1,000 units.

As part of Wolkoff’s plan to get the permit, he is willing to provide about 30,000 sqf. in public space—well over the 20,000 sqf. that he is required by current zoning laws. Most of the space that Wolkoff is creating is for a public park at the rear of the site.

Just to be honest here. The building itself is pure crap - and this is a compliment to call it like this. But it is used by very talented people to paint. And I do like how it look with graffiti on it.
So maybe the solution to this predicament is for the city to designate some walls (along the highways for example) for this kind of artistic representation and get rid of the building itself.

It seems to me that no one will even notice this warehouse demise. it is the art and ability to make such art which is a truly interesting. Give these artists other places to paint and we will have 2 winners - city will enjoy this wonderful and revolutionary (in some instances) art. And developer will have his prize - building these towers.

Another Iconic building of Queens being destroyed...I loved seeing this building on the N or 7 train as I enter/leave Queens back to the city...

Whether or not 5Pointz gets a taller tower, it seems likely it'll get the wrecking ball as the owner is determined to build housing there.

As for the building itself, its nothing special but the art there speaks for itself. I'm not into graffiti, but its nice that theres actually a legit "art scene" in the area

Is it really a great idea to let go off that building.. i really think destroying that Graffiti is not worth it..they really look pretty nice.

The changes have made the project more palatable to Long Island City’s Community Board 2. “It’s a much better project now than when we first heard about it,” community board chairman Joseph Conley told the New York Times.

David Wolkoff, a principal at development firm G&M Realty and an owner of 5Pointz, told the newspaper that the project would continue to provide a haven for the artistic community that has thrived around 5Pointz. “The artwork is absolutely fabulous,” he said. “That’s why we’re asking them to come back to the new building.”

Councilman Jimmy Van Bramer, a Democrat from Queens who helped negotiate the changes to the project, told the Times that “the truth is there was not a way to save the building. The building is privately owned; the owners can knock that down and build a very large building.”
