This tower development has been kicking around for a while but is likely to be started sometime before their Major Special Use Permit expires in 2014.

Spanish Development Group To Buy 1080 Brickell Site

Rilea Group is about to sell the site of a proposed 328-unit condominium tower on Miami’s Brickell Avenue to a Spanish investment group for $17.37 million, according to a source familiar with the deal.

The price of the deal, expected to close this week, is a $7.87 million premium above the $9.5 million that Rilea Group’s 1080 Brickell LLC paid in 2006 for the parking garage on 1 acre. It was also enough to repay the $5 million mortgage on the property.

The parking garage, which serves the neighboring office building, would be replaced. It was recently rezoned for 328 units in 43 stories, with amenities such as a swimming pool, Jacuzzi, fitness center and spa. The new parking garage, which would have 647 spaces, must have extra spaces so it can continue serving the office building.

Rilea Group CEO Alan Ojeda could not immediately be reached for comment.

The buyer – and new developer – is MDR Toledo, which is managed by Madrid residents Manuel Moratiel Llarena and Maria Moratiel Del Pilar Entrena.

Construction could be tricky at this site:

The approval, known as a Major Use Special Permit, would allow MDR to build a 41-story high-rise with up to 315 residential units, 1,250 square feet of retail space, and a parking garage for 637 cars to serve residents and office workers from 1110 Brickell Ave. The approval is valid until 2014.

Now the site is home to a parking garage that serves the 1110 Brickell Ave office workers. Another challenge Rodriguez-Taseff and Lapides helped their client overcome was the limited space around the property to stage a construction site.

"The property has zero space, so from a construction standpoint it is going to be like building in Manhattan, with all the buildings adjacent to each other," Lapides said. "We had to come up with a plan."

Part of that plan was to find alternative parking for the construction and office workers during the construction period. "We had to give our client comfort knowing that these problems can and will be solved," he said. "We had to work with the mayor's office and the Miami Parking Authority on what we can do to alleviate all those construction issues."

^ That green space doesn't exist anymore since it is surrounded by highrises now. As the new developer said in the above article:

"The property has zero space, so from a construction standpoint it is going to be like building in Manhattan, with all the buildings adjacent to each other," Lapides said.

There is a lot of stuff you can see from this angle now that wasn't there when this rendering was created.

Plus developers hate including neighboring buildings in their renders. Some NYC developers isolate their building in the renders so much, you'd think it was going up in Death Valley!

Damn Girl, 44 Story 'The Bond' Going Up On Killer Brickell Site
