160 East 22nd Street Ushers in the Age of the Cantilever
http://ny.curbed.com/archives/2013/1...cantilever.php

Quote:
The Landmarks Preservation Commission's recent of approval of two projects involving cantilevers—COOKFOX's 39-41 West 23rd Street and, more significantly, Extell's 217 West 57th Street, which will loom over the neighboring individually landmarked American Fine Arts Society—had preservationists worrying that cantilevering shiny new towers over historic buildings could become the new norm for developers. And, right on cue, here's 160 East 22nd Street, a new project from Toll Brothers. New York Yimby snapped some photos of the currently-under-construction 81-unit building that hit the market back in April, the southern portion of which hangs over the neighboring two-story townhouse, extending 25 feet in the air. (Click the photo to make it big.)

The Age of the Cantilever is upon us.
Construction Update: 160 East 22nd Street
http://newyorkyimby.com/2013/11/160-...struction.html

Quote:
160 East 22nd Street is at the forefront of the cantilever craze that is now sweeping Manhattan; the southern portion of the tower sits above two adjacent townhomes, and marks one of the most impressive overhangs in New York City to date, at 25 feet. (read more in link)
I think the overhang in the Nordstrom is slated to be 25ft also.

I was thinking of that too. 25 is not so dramatic IMO.

The resident in these houses underneath the cantilever will loose a lot of light on their roof gardens though.

Question here - does investor is also the owner of that lot with small tenement over which the building hangs? Because if not that would might cause some conflicts in the future.

I don't think so, otherwise why wouldn't they demolish it?

Because they wanted to preserve old beauty of the city? I know, that is far fetched for US but I still have some hope in humanity...

But if it is how you say, if city municipalty had agreed on hanging part of the building over this property that would be totally crazy. If I were the owner I wouldn't allowed that even of i had no intention in replacing my building for a taller one.

That one was an 7/10 at best...okay but nothing outstanding and worth replacing. The two to the right are nicer.

This one is garbage, however. It's even missing one of its sunshades.

Again,

Anyway, that's not the point. Can someone give me an answer about those property regulations?

The developer paid for the right to cantilever over the two buildings. It's possible that the buildings are also landmarked making their purchase pointless and demolition impossible. But their owners did make money off that new tower anyway.
