Downtown development site fetches $171M

The property, including development rights, was purchased by San Francisco-based real estate firm Carmel Partners. The transaction comes less than two years after Lightstone reportedly paid $63 million for a number of sites along Fulton Street, along with hundreds of thousands of square feet in development rights from surrounding parcels.

Lightstone initially planned to build a 48-story tower on the site but instead, the Real Deal reported in June, it agreed to sell the site to Carmel. At the time the price tag was cited as $170 million, and the proposed tower at 59-stories, though those numbers appear to have increased slightly.

Based on the the sale price that recently surfaced in city records, Lightstone has netted a very handsome two-year gain, indeed.

Neither the Lightstone Group nor Carmel Partners could be reached for comment.

Well the thread header has 59 and 680... maybe now we're looking at 63 stories and 800 ft. It's going in the right direction and that's another reason for us tower lovers to squee!

I'd love to see this one go up well past 8 Spruce. There needs to be a concerted effort to avoid an 850 ft. plateau here!

Yeah, that's pretty dull, although I like the base. As with the Park Lane visualizations and that bizarre NoMad tower also on the AJSNY site, one has to wonder how final this is.

Rooftop terrace will have some great views, but that white box on the roof is pretty terrible.

Watch the video if you can, to get a better sense of it. The fuzziness in the screen grabs is all motion blur (the camera never stops moving).

Still, i'm wondering if the white lines in the cladding are supposed to be balconies, which would add more depth to the tower as per the original rendering.

It's certainly possible they're supposed to be balconies and just haven't been rendered in detail, but the roof terrace and base were given a pretty good amount of depth and detail in the video.

Even if the stripes are meant to be balconies though, the pattern is a little goofy isn't it?
