Dubai to get 100-storey plus megatall tower

published Sunday, October 06, 2013

Dubai’s Meydan Group is set to launch an over 100-storey ‘megatall’ tower on Sheikh Zayed Road.

Named ‘Entisar Tower’, it will be 100+ storey on Sheikh Zayed Road and a landmark skyscraper, the developer said in a media invite.

Details of the tower will be announced on the opening day of three-day Cityscape Global, which opens on October 8.

‘Emirates 24|7’ had revealed about the project launch in May revealing that the tower would be 111-storey high — the second highest tallest tower in the UAE.

“We launch the tower in the next six weeks. It will be 111-storey high and will be the second tallest tower on Sheikh Zayed Road after Burj Khalifa,” Meydan Chairman Saeed Humaid Al Tayer had told this website.

The tower, market sources, said will be located close to Radisson Royal Hotel on Sheikh Zayed Road.

The Council on Tall Buildings and Urban Habitat (CTBUH) data reveals there are only 21 towers in the world (constructed/under construction/proposed) over 100-storey high. The UAE, it says, is ranked third among countries having most buildings taller than 200 metres.

UK-based EC Harris said last week that within the next decade, the trend of building ‘megatall’ towers – those which reach more than 600 metres high – is likely to increase, particularly in the Middle East.

In its 2012 review on tall buildings, the Council said: “Dubai continues to be a significant market for tall building construction, despite the much-publicised drop in development after 2008.”

The average height of the four of the tallest buildings completed in 2012 in Dubai were 385 metres, while the four buildings completed in Guangzhou province in China averaged 310 metres and five buildings completed in Makkah, Saudi Arabia averaged 319 metres.

In Dubai alone, there are 19 buildings taller than 200 metres and 18 of them are on Sheikh Zayed Road. Burj Khalifa, 828-metres high (160 storey), is the tallest tower in the world, while Princess Tower, 413-metres high (99 storey), is the tallest residential tower in the world.

Entisar Tower (Meydan Tower: the proposed name earlier) is the Meydan Group's first foray outside its iconic sporting, business and lifestyle destination Meydan City. The new property will offer residential, commercial and leisure options.

Last year, the developer said the Meydan Tower will have office and retail spaces, serviced residences and a boutique hotel in addition to a select number of residential units, all designed with a signature interior by a top fashion brand.

It was also disclosed that tower will have one of the largest spa and fitness centres in the region, featuring an indoor running track and tennis courts, while the community tower will house nine pools as well as private and community Sky Gardens. One of the other attractions would be the Club House, located on the top floor, home to a late-night Rooftop Nightclub.

The project was displayed at Cityscape 2013 just to gauge investor response only after which the company was to take the final decision on whether launching the project or not.

Meydan Releases 444 Serviced Apartments In Entisar Tower

The Meydan Group today released 444 serviced apartments for sale in the Entisar Tower on Sheikh Zayed Road, Dubai.

The serviced apartments, ranging from one to three bedrooms, cover a total area of 66,300 square metres across 37 floors of the 100-plus storey building, set to be one of the tallest in Dubai. Residents will benefit from views across the Arabian Gulf and Downtown Dubai, and have access to a premium range of amenities and services.

Announced at last year’s Cityscape Global event, new design details and specifications for Entisar Tower have now been revealed.

The building will be housed in a vertical community, featuring four floors of retail outlets, serviced apartments, a hotel and freehold residential units including apartments – Sky Villas and penthouses – featuring private sky gardens and balconies.

Community sky gardens and multiple outdoor swimming pools for dedicated use by residents are complemented by entertainment and leisure facilities including a gym with a suspended indoor running track, two tennis courts, and a conference and events centre.

The 112-key hotel, to be managed by Meydan Hospitality, will include elevator access up to a VIP club and dining near the top of the tower.

Meydan chairman Saeed Al Tayer said: “Entisar Tower will set new heights for community living in Dubai. Entisar, which means triumph, is not just another high rise; the underlying vision goes much deeper to create a true vertical community and lifestyle choice.

“Each of the facilities has been carefully considered and planned by the Meydan team, and the final result is a marriage of design, comfort and liveability.”

Real estate giant Meydan has taken centre stage on a 450-square metres stand at Cityscape Global this week to shine the spotlight on its current projects, which include Mohammed Bin Rashid City – District One, Meydan Business Park, Meydan Heights and Racecourse Villas.

UPDATE 1-Dubai Nakheel to restart scaled-back palm-shaped island

State-owned firm launches waterfront project at Palm Deira site

* Meydan opens sales for 520-meter tall tower at exhibition

* Dubai developer launch projects worth billions (Recasts with Nakheel chairman comments, more announcements)

By Praveen Menon and Matt Smith

DUBAI, Oct 8 (Reuters) - Dubai developer Nakheel will restart work on part of one of the three palm-shaped islands that came to symbolise the excesses of the emirate's boom years, the company chairman said, in a sign Dubai is bouncing back from its financial crisis.

Nakheel, which was taken over by the government as part of a $16 billion rescue plan completed in 2011, will change the manmade island group's name to Deira Island from Palm Deira, chairman Ali Rashid Lootah told reporters on the sidelines of Dubai's property exhibition show Cityscape.

Deira Island will have about 1,400 retail units and restaurants including a night market, plus a 250-room hotel, a 30,000 capacity amphitheatre and other attractions.

A company-supplied photo of the revamped project does not show any of the palm fronds that defined the original project's shape, indicating it will be significantly smaller than Palm Deira was envisaged.

Nakheel will develop the main area and invite outside companies to develop other parts. It will issue tenders (with)in six months.

Three industry sources told Reuters earlier on Tuesday that Nakheel would revamp and relaunch Palm Deira.

When asked if the new plan meant Nakheel had scrapped Palm Deira proper, Lootah said: "For the time being, we will be developing this project."

In the United Arab Emirates, developers rarely formally scrap projects - doing so could leave them facing compensation claims from buyers of unfinished developments.

"There will be four islands that we have reclaimed," Lootah said. "Our aim is to support the government's strategy promote tourism. So the focus will be on hotels and commercial units."

In May, Dubai's tourism chief said the emirate aimed to treble its annual income from tourism to 300 billion dirhams ($82 billion) by 2020.

Nakheel finished only one of its three palm-shaped islands off the emirate's coast - Palm Jumeirah - before the global financial crisis triggered a property market crash.

It indefinitely suspended work on the other two larger projects, Palm Jebel Ali and Palm Deira.

Lootah said Nakheel would seek to self-finance most of its projects and had no immediate plans to raise funds from the market.

On Monday, Emaar Properties and Dubai Holding, a conglomerate owned by the emirate's ruler, said they would join forces to restart work on The Lagoons, a 6 million square metre development that also floundered in the wake of the emirate's property crash and corporate debt crisis.

Real estate developers, many of them state-controlled, have also announced tens of billions of dollars worth of new projects in the past year as Dubai's economy revives on the back of growth in the trade and tourism sectors.

Meydan, which runs the opulent racecourse in Dubai that hosts the world's richest horse race, also opened sales for its new high-rise tower at the property show. Entisar Tower will be about 520 metres high - the second tallest in the emirate after Burj Khalifa that stands at about 830 metres.

The building will have more than 400 units along with an indoor jogging track and tennis courts.

Sales Begin for Advancing Entisar Tower Project

The Dubai-based Meydan Group today released 444 serviced apartments for sale in the 110-story Entisar Tower on Sheikh Zayed Road. The mixed-use supertall tower, at an estimated 520 meters (1,706 feet), is set to be one of the tallest in Dubai.

The supertall building will feature four floors of retail outlets, serviced apartments, a hotel and residences with private sky gardens and balconies.

Meydan bought the site in 2008 before the crisis, but waited until 2011 to develop the concept, which was officially launched this week at the 2013 Cityscape Global event.
