The Upper East Side may be crawling with glassy new condo towers, but The Charles has something The Lucida or Georgica or Isis does not: David Collins. The classy interior designer has tackled high-end hotels, restaurants and private residences, mostly in Europe—though he did The London Hotel in NYC—and this is his first "residential collection." Name brand designers don't come cheap, hence the $2 million starting price on these 1-4BR units, which come in at 983 to 3,209 square feet. The blockbuster, howevs, is the 6,700-square-foot triplex penthouse, with nearly 1,500sqft in terraces. Building amenities include a "Skylight Pool," gym, drawing room, library, children's play room, screening room, wine storage and gardens. The building has a limestone base, but this project is top heavy; it's those East River views that should have buyers singing "Take Me Home." Oops, wrong Collins.

Long-Stalled UES Condo The Charles Will Launch Sales May 1

Upper East Side condo The Charles has been stalled so long we'd given up hope of its reanimation—until last fall, when a tipster spotted signs of construction on the lot. Now, after an epic wait, the building is finally ready to sell. The offering plan was approved last week, which means The Charles can legally put units on the market, and it plans to do so on May 1, with a pop-up sales gallery somewhere in the neighborhood. And we've got a few early renderings to share! Above, a living room—interiors were designed by David Collins Studio in the firm's first residential commission.

Architect Ismael Leyva design the structure and the apartment layouts, but the design has evolved a bit since Leyva's first stab at the project.



The 31-story will have 29 units, including a duplex penthouse, and prices will range from $5 million to $15 million, with the penthouse obviously at the higher end. The units will be three- and four-bedrooms. There isn't much in the way of new luxury construction along that particular segment of First Avenue, so perhaps it will appeal to buyers hoping to profit from the Second Avenue subway

Units in The Charles Hit the Market Starting at $5.82 Million

(The triplex penthouse has yet to make an appearance, however.) Although the original word was that the building would consist of 45 full- and half-floor units, its Streeteasy page says that it has only 30 units, so it looks like every buyer will get an entire floor to him or herself.
